Lukas is an excellent property manager. Extremely vigilant, customer centric, very responsive. I really appreciate his services.
It’s so important to have a great & effective property manager especially being an expat & paying high rent. He was so honest in turning around to highlight that I had paid extra rent. thank you cobblestone - you should ensure to keep Lukas retained in your organisation

I was renting one appartment.
I waited 3month for them to change my washing machine.
At the end of the contract, i left the place without dammage.
They anyway said that they have to paint the walls again to refresh the place.
I left the place the 15 of July and paid the rent for the whole month; so they have 2 weeks to paint. They should then send the deposit.
We are today the 12 of august and still no news of the deposit.
I sent them an email and the answer is that they dont know the cost of the renovation regarding the painting.
If you read this, do not rent any place with this company.
High rent, bad services.
Try to rent with a private owner.

My friend was renting a property in Himmelbyen, one of their properties. I was subletting a bedroom from my friend at the time. When she moved out she asked if I want to take over the contract, to which I said yes. The company made everyone move out for 2 weeks so that they can repair the damages in the house that were left from my friend. They told me that before they can offer me a contract, they will need to renovate and give me a perfect house without any damages. I paid them a new deposit and left for two weeks. Upon my move in, I received a house that was unfinished, and had almost all of the damages that were left from my friends time in the house. When I tried to do my move in report, the company ignored my emails and images that me and my new tenants took upon moving in. After battling for a few months regarding the damages they gave me with my new contract, they finally accepted the report. After I moved out, we agreed that I will pay a fraction of the damages as most were left by the previous person that was leasing the property. They invoiced me 99% of the deposit that I paid, covering the damages they were supposed to fix before I took over the contract. Believe me when I say that I am not the only individual that this company has scammed out of their deposit. As I am writing this, I am preparing to take the matter further. Save yourself the effort and choose another housing provider, as these thieves will steal your money.

Elevators in their buildings are left broken for days a time so if you are disabled or you want to carry heavy things, you're out of luck.

Cobblestone is maintaining the building we live in at the lowest cost. Many other companies can maintain facilities better than Cobblestone. Our elevator never works; it can take Cobblestone 1-2 days to fix it. Meanwhile, you are stuck on the 10th floor. Cobblestone is useless and the worst in the business. I hope they lose their license soon.

Predators. They will never answer any communications while you live in their property, and will not do any necessary work on the property. Upon move-out they will attempt to force you into staying longer than you are contractually obligated, and charge you many extra months of rent. This can be gotten around, obviously, as they are not within their rights to do this.
Once you do successfully move out, they will take literally all of your deposit, and when taken to court and ordered to pay back they will drag their feet for months and refuse to pay. On top of that, a full year after move-out they will send bills for supposed mistakes they made in calculations (despite being given an explicit opportunity to double-check their work at the time), asking for tens of thousands of kroner paid to them within just a number of days, otherwise threatening to send to collections. This has happened to a number of people I have spoken to. Around 12-20 thousand dkk seems to be standard.
Cobblestone has tried to have this review removed multiple times, FYI. And the verdict they claim to have followed they fought tooth and nail and delayed the payment of for as long as they possibly could.

Great concept, good management and helpful when in need towards its tenants.

Horrible is not enough to explain my experience.
I lived in the apartment for seven months.
They sent someone who could not say any word in English! how come these important issues that need really good communication, the person could not understand any English?
He could not find any sting or scratch on the walls or floor but because of some spots around the air conditioner, he decided to write that the whole wall needs to be painted.
I could not communicate with him, and also he could not explain the reasons for taking pictures, I did not sign the report.
He continuously mentioned to his watch that he had another appointment. They accused me of charging missing three chips of the entrance door which is nonsense since I gave them at the time and lots of other repairing and painting issues.
I was in contact with the new tenant and I know they did not do any painting because there was no need! it is just a scam!
And now after more than four months, I did not receive the final statement yet.
It is unbelievable that I had this kind of experience in Denmark!

The WORSE property management company ever. A bunch of careless, useless and incompetent individuals working there. AVOID if you can at all cost!!

Horrible experience with living in a cobblestone building! Fire alarms malfunction and go off every single day at insane times, 1am, 3am, 5am. They didn’t tell us about this issue when we signed the contracts and they haven’t done anything to fix it in a year. Mold in the basement, leaks through the building and the flats, they lied about when the shared rooms will be available and didn’t compensate us at all. Don’t recommend living in a cobblestone building if you value your mental health.

Very positive experience.
I rented the place for a short time and got all the deposit back with a minor cleaning job, as it was given back in the same condition.
Catarina was great and the guy that came for final settlement of the flat was very fair.
The telephone reception ladies are rude and unhelpful.
I would highly recommend renting through cobblestone.

Horrible!!! The worse experience in my life. I can't understand how such bad service can exist in Denmark. I live over 3 years in a property managed by cobblestone. We had few meetings with over 20 neighbors to try to get rid of cobblestone as our manager but the building is owned by investment company and they don't care about peoples life as long as rent is paid.
I could write tons of examples about bad service, no professionalism. To sum up if you have a problem in the house it takes around 1 and a half year to get it fixed within numerous emails and incompetent handy man who come to fix things without tool box and then leave and never come back for weeks.
Between neighbors it's a joke to even say a word cobblestone. Everyone knows how horrible it is to deal with them and Totally useless! I can't comprehend how they have clients.

I have been renting an apartment from cobblestone for 1,5 years and recently moved out. Initially, it was a poor experience with lack of communication and in general being difficult to deal with. Around 1 year ago, we got a new point of contact who has been great (Cathrine). She is fast to respond and incredibly helpful. I ended up receiving my full deposit back 3 weeks after moving (I did pay for a professional cleaner - Soles Clean Up). It seems the experience is very dependent on which employee is responsible for your building.

Please read carefully, I don't usually do this and I hate to do it but, I had to share my horrible experience which cost me tens of thousands of DKK, time, and money. Do not think for a second that cobblestone has any interest in the people (tenants), they might think that's what drives them but their behavior says otherwise.
Since we moved in, we have had nothing but bad experiences with cobblestone. Delays, un-answered emails, unfixed issues, disinterest, and overall poor, poor judgment. As we lived in one of their apartments, we quickly notice how the other tenants were complaining about the same things.
We have faced too many issues and inconsistencies for me to list here, but here is what forced us to write this review:
We live on the ground floor, with a big terrace exposed to the afternoon sun. This is the principal reason why we moved there. Unfortunately, 2 weeks after we moved in, we realized that the common room right next to our terrace ended up becoming a garbage room. The ventilation that takes the smelly air out of the said room, is less than one meter from our faces when we are on our terrace.
Needless to say that our terrace almost constantly smells like trash and if we keep the doors open, the stench goes inside, followed by flies.
We were not informed that would be such a room right next to us. After 1 year of many emails, phone calls, and confrontations, cobblestone did not manage to fix this simple issue. They showed extremely low effort, and honestly, a lack of logic.
Our request for partial compensation and lower rent or relocation got rejected. The issue is still here as I'm writing this.
Paraphrasing from their website: "We take pride in providing the most flexible, fast-responding, and proactive service in Denmark."
Which is the farthest thing from the truth we experienced.
Cobblestone, you might not be the one who originated the issue, but you quickly became a big part of it. You are lucky to exist in a market that allows you to operate in such heartless, cold and materialistic manners.
I feel a sense of justice in knowing that this review will serve as a warning for other people and convince them to steer away, but at the same time, I hope that you will start caring about the people who live In the properties you manage.

No customer obsession what so ever! Still haven't received rental deposit money after 10 weeks even though the things has been finalised and I have pushed for the money several times, I was told it would take 4-6 weeks. Hard to get in contact with the administrator. Also experienced to almost get kicked out of the apartment because one of the months of payments had PBS issues and the months after that had been payed.. No calling, heads or getting the building admin that lives in the building to drop by.. just a letter that I have been kicked out.
