On the face of it, Moda seems to have it all. Nicely furnished apartments, co-working facilities, a gym and resident lounges. Of course, it's not cheap at £1200 for a 1 bed apartment but it's easy to be dazzled when given a tour before you rent.

However, this is a warning about the shocking lack of management (and potential safety issues) after you become a resident.

There's no security - you would have thought that a 'high end' development such as Moda would have security working throughout the day and night. In reality, there's nobody to deter unwelcome visitors from wandering around the building.

Staff don't assist residents - noisy neighbours or litter in communal areas? There's no point informing staff as they say they can't help you. Simply direct you to lodge a complaint via the Moda app, which in turn gets ignored.

Faulty fire alarms? - I heard from another resident that they were alerted to a smoke filled corridor by a fireman knocking on all the doors. It seems the multitude of smoke alarms did not work for some reason.

Disruptive residents - Many of the residents are students and parties are common place. Loud talking in the corridors is standard at 3/4 am. Again staff are useless when informed of any issues.

In summary, if you are a working professional I'd highly recommend renting elsewhere.

Everywhere else I have lived in the city centre was better value for money and had some form of security, regular fire alarm checks, and a management team that actually managed.

Don't buy the Moda dream, you are likely to experience poor sleep, high bills, and a lingering feeling of being shafted at every opportunity.

Casa by Moda are an absolutely horrendous company or 'landlord' to deal with. They are part of the Casa Group and are in the build to rent sector. We rented a very overpriced home from these rogues for 8 months, and in that 8 months the utter contempt that we witnessed them having towards their tenants (including us) was horrendous. Their houses are okay, rooms are tiny, rents are astronomical for what they are, and instead of a garden, each house has its very own swamp! The majority of tenants in the estate - including ourselves - complained about how swampy and rubbish the gardens were and whilst Casa attempt to blame it on children/dogs/football/LEAVES (yes you read that right), an independent garden contractor advised that it's actually because they didn't put proper drainage in when building the houses (surprise surprise)! Casa are refusing to fix the issues, but still expect their inflated rent each month! They aren't interested when things break in the house - if the washing machine or cooker breaks you can bet they'll either ignore you or tell you just to phone Candy or Samsung and deal with it yourself! The quality of the build in the houses is rubbish, you can sneeze through the walls - you so much as look at the walls and they're dirty with paint chipping off. The finishes in the houses for what they're charging are below what you would expect - bang average at best. Their 'concierge' system is a joke, you can forget any sort of response when you log an issue with them as you will absolutely be ignored. For a simple fix you need to chase them at least 3 times over the course of weeks to even get a response, and when you do get a response, the attitude from their 'property managers' is a disgrace. You're made to feel like a hinderance. Don't even waste your time making a complaint about anything, because the reply you will get is 'if you don't like it you can hand your 28 days notice in'. And from what I can gather, we're not the only people to have had that response over our tenancy. They promise things that never materialise, they aren't interested in anything except collecting their monthly rent, there have been houses in the estate that have flooded through the ceilings and they've had to move out at their own expense until Casa decide to fix it (apparently water leaks aren't an emergency to these people)???? People have been left without working heating for weeks during the winter, left months without a cooker, the list goes on (and these are just some of the ones I know about)! The real kicker comes when you move out though....Casa will fraudulently make up things to charge you for - they tried to charge us over £400 for cleaning of orange paint from the driveway and the street - orange paint that was not there when we moved out (I took video and photographic evidence the day we moved out), we've never bought let alone used orange paint in our adult lives, when I challenged them and presented our evidence they sent it to an impartial adjudicator, who has found in our favour - owning to the fact that I spoke to their 'cleaning company' who confirmed that there was no orange paint and Casa had never been charged for it! I have the call recordings to prove this! And we're not the only people they've done this to, everyone I've spoke to who has moved out (and there are a lot of us), have had made up charges from Casa after leaving! It got to the point where I had to seek advice from a lawyer. The stress and hassle this 'landlord' has caused us over 2 months after we left their house trying to get fraudulent money from us is disgusting. We were paying over £1400 per month for a tiny 3 bedroom house to get treated with utter contempt and made to feel like a burden. This company are not fit to be landlord given that that's how they treat their tenants. They claim 'everyone is happy' in their estates (in a very chilling 1984 propaganda kind of way), when in actual fact this is garbage, the majority of people in the Vista Park Glasgow estate that I know are miserable, The estate has only been built around 2 years and loads of people have moved out already and it's because Casa are so horrible to deal with. Do yourself a favour and save your mental health and your bank balance, and don't rent from these people. Their customer service is atrocious and needs a complete overhaul. Maybe their directors could spend less time trying to cream as much money from folk as they can, and more time analysing why people keep moving out of their new development.
