Valuation very different from visiting agents

Very quick and easy to do, all valuations were within £10,000 of each other, clearly they use the same data. Visiting agents put around £50K on top of online valuation. Obviously not a guarantee on selling price but a lot of money different.

SmartVal was created to give you a more accurate assessment of valuation when compared to a digital valuation which is based purely on an algorithm and is often very inaccurate. We obtain more information than any digital valuation and we provide a lot of additional market data to the agent. You will recall that you choose the agent and therefore it is your decision who provides the valuation and who will contact you. The local knowledge of the agent and what is happening in the local market is often crucial to what price can be achieved for a property. SmartVal gives you access to that local expertise. Once you have had a SmartVal you can easily book the agent to come out to your property whereupon they will give you a more detailed on-site assessment.

So easy to use the valuation tool, just put in your house details no of bedrooms etc and your good to go.

Did not consider the extension of the house in your valuation. You can ask the seller if there are any modifications to the house before valuation. Also you can check the Satellite View of Google Maps for any changes .

I would trust a double glazing salesman more !

Very confident young man who did not have a clue ! If I decide to sell this will not be my choice. He had no knowledge of the area or the prices.
