Solicitor threatened to ‘sack’ her client

From my experience I strongly advise you, when looking for a smooth house purchase/sale, not to use Kayleigh - worst conveyancing solicitor I have experienced having bought and sold over ten properties. She was representing my vendor and, at one stage, refused to deal with them and told them to find another solicitor holding up the transaction significantly and leaving me homeless. Only after the intervention of a senior partner did the transaction proceed.

BLB TrowbridgeReview

The advice given by BLB Trowbridge recently when I wished to update my will was very professional. It was an easy, stress free experience. I have used this firm of solicitors for many years and I would be happy to recommend their services.

Solicitor didn't help with annulment but pushed for divorce saying it is cheaper and quicker

I paid for a session with their family lawyer named Catherine Smith. She time watched the entire session and was more interested in finishing early and getting her money. She offered no advice, I had to do my own research and come with my own legal solutions. When I asked her any question she responded with annoyance and was very brief with no explanation and thought of the sensitive matter I was going through.

Most importantly she gave me incorrect advice. I was in an abusive relationship and manipulated into marriage. I was then raped. I wanted to get an annulment but she told me I cannot do anything about that as it would be considered consummation of the marriage! Her incorrect advice ruined my life.

I would not recommend this place. She makes my worst lawyer list. She will forever have the consequence of her lack of helping and incorrect advice to answer to.

If you are in a bad situation and you are seeking legal help, I would recommend finding anyone else but her.

Lacking communication

Lacking communication. They are acting on behalf of our buyer. We have tried to answer their enquiries in a timely manner and in as much detail as possible. The last replies were sent by our solicitors during week ending 13th December 2024. Despite reminders from our solicitors and estate agent the silence has been deafening. Even a short note saying "answers received, too busy to do anything with them" although frustrating would be better than silence. How can we know what, if anything, we are doing wrong if they won't communicate. UPDATE. As at 27th January. Two weeks ago they said enquiries comolete. Since then total silence.

Awful conveyancing experience

We employed BLB Trowbridge as the conveyancer for the sale of our house. I was skeptical because they were massively more expensive than other services out there and the other services are more transparent but it has been agreed with my ex-husband so we proceeded. We received no communication from our solicitor regarding where we were or how things were going, this made it very stressful and unclear. The one time I reached out to ask I received a very curt response which stated that there was a generic timeframe. The only time the solicitor got in touch was to pass on the questions from the buyers. The only person who kept in touch with everyone and kept us in the loop about what was happening was our estate agent. Our conveyancer went ahead and wrote up the contracts and had us all sign them. As far as we were concerned we were waiting for a date to exchange and complete. However, the estate agent called us at this point to say a survey had been paid for and not completed. This was done late and an issue was found and our buyers pulled out. This was extremely distressing and I couldn't get my head around how this had been allowed to happen. I was in the process of buying a house and my purchase conveyancer sent their sincere condolences and closed my case without charge. BLB sent an enormous bill and payment terms. It was awful. They progressed the sale through, skipping earlier steps and then charged us massively for it. I emailed and asked how this had been allowed to happen and why earlier steps such as the survey hadn't been checked. I received an email from a manager saying that it wasn't their responsibility to check on surveys and they wanted their money. We trusted them with this process, we had no idea what stage we were at, what had and hadn't been done and they treated us awfully.
I got far more communication and personalized service from an online conveyancer who had a platform that made everything clear and transparent. Would never recommend this firm

You pay for a service and get nothing….

You instruct a firm and ask for them to act promptly for you and they then procrastinate and do basically absolutely nothing. Do not use this firm in Trowbridge as they are completely unresponsive to multiple requests for them to send 1 email which in the end will probably cost me a lot of money due to the delay they have caused….

Useless reception team!!!

Useless reception team!!!
Took several phone calls with reception and ask for an call back but never got a response back after 5 days. At the 3 call reception told me they never spoke to me but then telling that they have my number.

A professional team delivering prompt service

We received very professional support from Victoria Cranwell and the team at the Bath office in the recent conveyancing process for our house sale. Communications were clear and timely. As in any sale, there were unexpected issues which arose and Victoria was extremely good at explaining these and laying out our options. Victoria was very reasonable in listening our any concerns we had with no hesitation to push back on our behalf on the occasional demand from the other party which we felt was not justified or needed. We completed our sale in good time with minimal challenges and at a very reasonable rate. We have no hesitation in recommending the BLB team to others.

Always approachable

Always approachable, professional and friendly, BLB staff Swindon, Jodie Robinson, Tara and the team have given excellent service. Particularly during a long drawn out property sale when personal circumstances required urgent attention. Much appreciated. Would recommend.

Prompt, proactive, responsive and knowledgable.

I have used lawyers extensively throughout my business and private life, and apart from one who helped sell my company, many have performed well below expectations. Oliver Thorp of BLB Solicitors on the other hand was a breath of fresh air. He dealt with my Professional Negligence claim personally with no ‘paralegalling’ and if that isn’t a proper word, it certainly should be. He immediately understood the details of my claim, which although relatively simple had a few twists and turns, and distilled them down to the bare bones most professionally. Amazingly he got a well drafted LBA out in just two weeks from appointment, during which time he was proactive, responsive, knowledgeable and in short, everything you would wish for from a competent, client focussed lawyer. We are not through the protocol yet, but I am confident that with the support of Oliver we are likely to secure a successful outcome.

I would definitely NOT recommend this…

I would definitely NOT recommend this company for conveyancing. Started out okay, filled in all the forms and returned them. Then got an eemail telling me I had forgotten to sign one of the forms, so could I print out the last page, sign, scan and return. Which I did. Then I got another emial asking me to do the whole document (so why ask for last page only?) As this would have meant filling in the whole thing again, I asked if I could just drop by the office and sign the original. No reply, so a few days later I drove into the town centre in my lunch break, parked and went to their office, only to see a note on the door to say they had moved! They didnt even bother to tell me.

Had to drive to find the new place, where I could not see any obvious parking. Rang the bell, no-one answered. Luckily, someone from another company was returning and let me in. The solicitor was quite arrogant and rude, telling me that she couldn't contact me because they had problems with the emails, and problems with the phone. Really? Doesn't bode well for doing business then does it? Apparently, she sent me an email after I had left to attend her office, but that was days later. Surely a good company would advise all their clients of a change of address? A piece of paper on the door, so unprofessional!

She said the relationship had broken down, and suggested I go elsewhere, which I will. There was zero empathy for my wasted time and money, the client is definitely king with these people.

Jill cade was amazing throughout!

Jill cade was amazing throughout! My purchase seemed to take forever but Jill was prompt with all documentation and came back to me on every email almost immediately, I didn't have to chase her for anything.
I would highly recommend her and the teams services to anyone...

Jill Cade was amazing

Jill Cade was amazing, we were referred by the developer and because they were more expensive by £200 than other quotes I was hesitant, I’m glad I overcame that, I had a very difficult purchaser and Jill took all the stress from my shoulders whilst keeping me informed.
House purchase is stressful but Jill took most of the pain out of the process and I cannot be more pleased with the service, it was worth the extra money and tbh I would’ve paid more! The accounts department were extremely efficient so when an error was made it was quite clear it was the bank and not BLB. I had surplus funds from sale and purchase within minutes of completion. the bank admitted liability for the error and covered the additional costs I incurred.
