Great Experience from the West Kirby…

Great Experience from the West Kirby Team -from putting our house on the market to the sale going through! They worked as a team to help us secure our dream home and we were kept well informed all the way through. Definitely recommend them!

NO service at all!!!

We were buying a leasehold property from this agent and they only contacted us once in the whole 4 month process. When they did call, it was after I’d gone in and asked for an update and to enquire why it was still on Rightmove, for sale. The young lady who called had totally incorrect information! I then rang and was told they had the lease agreement and would ensure it was with me within a week. That was early October. Said document arrived at the 11th hour via our solicitor just before Christmas, close to completion. Due to its terms ( including not owning the loft space which we’d asked to see on a 2nd viewing and had not been told we would not own it) we withdrew from buying it. No call was made by the agents! I feel sorry for the sellers as I wonder if they realise how little was done to get a sale, or were the agents withholding getting us the lease deliberately? I hope the next potential buyer of this property is treated with a little more respect!!

Not going back

I am trying to sell my house. Popped in to the West Kirby office to arrange a valuation. Would only do valuations between 10:00 and 16:00 which is not great when you work full time. In the end I had another estate agent who would value the property sooner, so went with them because I wanted to get my house straight on the market and I'm happy to accept the higher fee. Called BF&L to cancel to valuation. Had an incredibly rude and unprofessional call back from someone in the sales team, raised voice, saying how they tried to get me in as soon as possible and 'it's only one week difference' (which is a lot when you're trying to get things done quickly, for reasons they did not wish to explore). Couldn't get a word in, was made to feel like I'd offended them somehow. It's just business- you're not going to get every house to sell in the area. Not going back even if I need another agent to help with my listing.

Poor service, suggest you avoid

Initial selling of the service was very good, but then you fall into the B team that are poor, which is a shame as they are the ones actually selling your house. John was especially poor in the WK office, offering no zero constructive advice at one critical time, I eventually worked it out for him.

In summary, chance somewhere else other than BFL

I would leave a 0 but scoring is 1 to 5. I called about viewing a property and was told somebody would call me back with an appointment. Days later had received no call so viewed the property online and it was now STC. I called the office just to ask if the offer was a solid offer and if it was still possible to view the property. I was greeted by an extremely RUDE and UNHELPFUL person on the phone. It was also mentioned that they don’t encourage gazumping but most properties now always say offers over a certain asking price so surely that IS encouraging gazumping !!!! If I was selling my property I certainly wouldn’t sell with them. Surely the 57% of bad reviews shows you how awful this estate agents and their staff are !!

No help, no information, no updates!

They took on the sale of my bungalow several weeks ago since day one I’ve heard nothing from this estate agent. They had promised to change some of the photographs but never did.
My house should have been removed from Rightmove site yesterday and they still haven’t removed it!
My advice - Stay clear of this agent if you want to sell a house!

Not worth the money

I have had interactions with BF&L as both a seller and a purchaser and I don’t really understand what you’re paying for.

As a a seller. The communications are not good. They pride themselves on ‘local knowledge’ but even online estate agents now have local estate agents which charge a fraction of the price. The biggest part I noticed was missing was the personal service that you would expect from a high-street estate agent.

As a purchaser, I have viewed multiple properties with this estate agent and the people they send round don’t know anything about the property. They have ‘key holders’ to just simply let you in. If you ask them any basic questions such as ‘how long has it been on the market’ they don’t know. It made me think about my sale given the experience I had as a purchaser. They are also quite blunt about how they know nothing and in the few viewings I had they would even tell you as they are unlocking the front door. As a purchaser you don’t get any personable service that you used to or would expect for the money you’re paying. The ‘negotiators’ don’t know much more are only marginally more helpful but I’ve found my interactions with them to be somewhat unhelpful due to the abrasive attitudes of some of them, and I must stress only ‘some’ of them.

I think there is a real need for BF&L to review its service levels, especially for the price they charge. Rivals such as Yopa, Strike, Purplebricks are charging a fraction of the cost, offering local knowledge and experienced estate agents conducting viewings. I sold my property with an online estate agent in the end and it was much better than BF&L.

Amazing Prenton Office

I am truly grateful for Emily at the prenton office! She kept me updated throughout my complicated sale (timelines with a new build) and she kept me calm, explaining everything to me. She also communicated with me in a friendly manner that made it feel like talking to a friend which was wonderful! Amy advertised my property lovely and got an offer within less 2 weeks which was amazing! Thankyou so much xx

Great service & team

Unfortunately you don't get to choose your estate agent when purchasing a home but luckily we had Mark from Bradshaw Farnham & Lea who was excellent. Getting an offer accepted for his client on the house is only 10% of the job and Mark was brilliant at managing the whole transaction which had a few complications to deal with. These were dealt with quickly and we were kept well informed throughout the process. Overall Mark was very diligent as were the rest of the team when we had to deal with them. Thanks again!

Poor Professionalism

Appalling Service, stay away from this place it’s literally run by monkeys that have no professionalism; I was 2 weeks into buying my home that has been “taken off the market” all solicitor fee’s paid and mortgage agreed, next minute estate agent Callum calls to inform me someone has “gone above my offer after viewing the property and the seller chose to go with them” why on earth would they be showing other buyers round the property when they said they will take it off the market after agreeing with my offer!! Horrific experience, every time you call them to check something they act like they have an issue.

I had to also change mortgage advisors to another company due to the one at BFL not corresponding with me efficiently for over a week and acting like they had a issue each time I asked something about the mortgage. this company smells of utter racism and discrimination , (Jones&Chapman later dealt with my mortgage which sorted everything in 2 days amazing service 5/5)

Recently sold a property under difficult circumstances and the branch (Heswall) couldn’t have been more accommodating. Dan, our sales progressor, joined the branch after the house went on the market, but he still pushed and advocated for both parties

Writing as a private renter Avoid avoid avoid

Writing as a private renter. Avoid avoid avoid and do not trust the incompetent (anyone willing off the street will do) staff. Only ever engaged with this outfit due to them having the landlord of a property we wanted on their books.

As soon as extortionate upfront fees were paid (pre 2019 fees), they were not interested whatsoever unless their useless staff or computer system decided (wrongly, two days early - every month) that we were overdue with the rent.

For years, they acknowledged then ignored every issue we raised be it damp, poor condition of house, thermostat/boiler, doors, updating tenancy agreement, and more.

I’m guessing the management fee paying property owner knew nothing of these problems.

After paying ~32k of rent, not a payment missed. They/landlord decided to give us a 2 months no fault section 21, slimy Bradshaw F & L staff told lies (and were found out) about letters being served when they were not, then had the audacity to say we didn’t deserve all of our deposit back because the entire property needed professionally cleaning (it did not).
