I've been using Zone Lettings for over 15 years for managing my properties and finding tenants. I have found them professional in all aspects and the tenants have been extremely well selected. They are very responsive to queries both from tenants and landlords. I would look no further than Zone in future and recommend them highly.

I had the privilege of working with…

I had the privilege of working with Alex he was very helpful in assisting me choose the right property. He took valuable time to check the rental projections and guided me accordingly and offered me invaluable advise on what areas to avoid. He was very instrumental in helping me and a great asset to his organisation.

Pending resolution

Still waiting for my deposit return after moving out on 15th July. Emails ignored and no updates since the inspection. I’ve now escalated to SafeDeposits Scotland. I’ll update this review once resolved — but so far, the experience has been rude, aggressive, and extremely stressful.

STAFFED BY THE NARCISSISTS....Never, so far, came across such a ignorant letting agency, spotted a flat for rent, made a viewing inquiry and got an email back asking for further info about myself, which I provided, THEN NOTHING, sent 2 further viewing requests but still nothing, who does that ? a truely ignorant company staffed by nasty nasty fellow humans with no respect for anyone.

Had way too many issues during a 1 year…

Had way too many issues during a 1 year stay in a rental property with Zone lettings, ( can't even recall how many engineer visits we had but still nothing got really fixed )

Flat was advertised as double glazing and fully furnished which later turned out to be wrong, when pointed out they said it was a human mistake.
A few weeks after moving in the boiler broke down, only to find out the position of it in the house was basically illegal as it was impossible to access.

Now left in a single glazing home in the winter with no heating, there was absolutely no urgency in getting it fixed and it took more than 6 weeks to do so.

Changed it to an electric boiler which made our bills skyrocket, paying stupid amounts of money to still freeze in this place.

Hot water broke twice and took months to fix on both occasions, almost every appliance broke one at a time, somehow were prompt ish when fixing those ?!

Generally just bad condition flats with no care for your basic needs as a tenant.

If you don't want stress in your life do not go to Zone lettings.

sewage leak

I had a frustrating and unprofessional experience with this letting agency. I dealt with a serious issue where sewage was coming through my ceiling, and despite the urgency, it took them over a month to fix it. Throughout this time, they continuously promised it would be resolved soon, but nothing was done. My room was uninhabitable, and I had to chase them repeatedly for updates.

Both Ross and Bryan, whom I was dealing with, were rude on the phone, showing little empathy for the situation. While their emails were more professional, they were full of empty promises and no updates unless I asked.

The reason I have given two stars instead of one is after much back and forth, they eventually agreed to reimburse me for part of the rent. However, the process of dealing with them was unprofessional and entirely avoidable if they had acted with the urgency the situation required. They also refused to put me in contact with the landlord and assured me the landlord was being kept up to date, which I doubt was true.

I would not recommend using Edinburgh Zone Letting.

Terrible experience

At the end of my 6-year tenancy, Zone letting charged me £300 for a full-flat clean despite the apartment being left in much better condition than what they gave me the keys to.
At the beginning of my tenancy, I found the flat in a terrible state and, over the phone, was told I should clean it myself. The apartment was advertised as half-furnished (was fully furnished at the time of viewing) when really all I found when I moved in were an old broken tv, a broken wardrobe, an office archive, and a few other things in terrible condition. I soon understood that it'd take so long to arrange things with their maintenance department (they once left me three weeks with no heating in the Scottish winter) that I'd be better off repairing stuff myself. I repaired furniture, substitured what was broken, installed shelves and overall, left the place ten times better than what I found. Still, they kept part of my deposit and were rude throughout the whole process.

Poor service; Poor ethics.

Moved in for a year rental and the service from start to finish was appalling. The house was in a poor state when we moved in and any issues raised with the house took significantly longer to be dealt with, if at all. When we moved out, the house was much cleaner than we left, yet they had the audacity to claim excessive cleaning fees and others onto the deposit. Has taken nearly 3 months to recover the deposit with deductions due to their lack of empathy and drive to assist their customers. A really poor experience with them. As a landlord myself, I would never use this company and as a renter, I will not use this company either.

Says a lot about a company when the majority of reviews on this are negative.

Avoid Zone letting

From start to finish during our year long tendency we had nothing but problems with zone letting. They took over 6 months to replace our faulty fire alarm (which is against the law) and did nothing with our bathroom Lino that was covered in mould and got progressively worse as the tenancy went on. We had multiple people come out to look at it with absolutely nothing done, and showed them the pictures to prove it was there when we moved in.
Kira from zone letting in Glasgow dealt with us and was utterly rude and unprofessional, we felt so uncomfortable every time we had to go into office. When we signed to get our keys she had her AirPods in the whole time and spoke to us as if we were stupid. They took over a month to get our deposit back to us after charging us for cleaning when we left it in better condition than when we moved in, with next to no communication. I understand things happen and I would never be one to write a negative review without merit, but as a warning to anyone looking into moving into one of their properties - don’t do it. The hassle is not worth it and the people there are completely incompetent.

A letting agent who will ask you to…

A letting agent who will ask you to transfer full deposit to secure a property before you sign a tenancy agreement which against the law in Scotland. The staff are very rude, unprofessional and arguing on the phone to keep your deposit until up to 28 days. I dealt with couples of letting agent in Scotland and none of them asked full deposit to secure a property. Their lack of communication is mental after transferring that full deposit to secure the property. Such a dodgy practice and pls avoid them at all costs.

Top class service

We have been letting our flat through Zone for the last 15 years and they have have been fabulous throughout that whole period. From a landlord's point of view, we couldn't have asked for more - the gaps between tenancies have been minimal (days rather than weeks/months) and they are right on top of the rental rates that the market will bear; we are delighted with the levels they have achieved. From a tenant's point of view, they notify us immediately of any work which is required and then send in the appropriate trades to remedy any issues. They always respond promptly to queries and we are 100% happy to leave the management of our property in their capable hands.

The worst agency I’ve ever encountered

The worst agency I’ve ever encountered. The manager and administrator are incredibly mean and rude. They asked for my company accounts for no reason. Firstly, I am not buying the property; I am letting it. Secondly, they should only ask for my self-assessment, not my company accounts. Especially David, he is an unprofessional and rude person. Please stay away from them. If you let the property from them, you will lose your money and your peace. I wish I could give them zero stars.

The Worst Letting Agency

Upon moving out, I repeatedly contacted them to release my deposit. Unfortunately, even after a month has passed, my deposit remains unreleased. Following persistent follow-ups, they informed me that they had hired a "sparkle clean" service and would be sending me an invoice for the cleaning expenses. Ironically, I had already hired a professional cleaner to ensure the property was left in impeccable condition before my departure. The house was in a cleaner state than when I first moved in. It is disheartening to note that despite my efforts and the clear state of the property, they continue to withhold my deposit.

Their reluctance to return the deposit, coupled with their evasive actions, strongly suggests unethical practices. They are absolute scammers, and I strongly advise others to avoid engaging with them at any cost.

Well handled cancellation experience

I cannot comment on renting from Zone Lettings but wanted to write a review as our experience of dealing with the company to arrange a viewing, sort out references and deposit etc was positive.

When we had to pull out of the rental at 48hrs notice because our sale fell through it only took one phone call to a very sympathetic member of staff to cancel - and we had our deposit back within the hour.

I would happily reengage with Zone Lettings when we are ready to seek another rental.

Criminals & Scammers

The worst renting company I've been through by a long stretch. Calling them awful would be far from reality: the agents, especially one named Ross, have no communication whatsoever with the landlords and get easily & unnecessarily angry regarding contract cancellations for let properties. The property we rented had sewage (human waste right under our bedroom windows), humidity & pest infestation problems which we uncovered after moving in. Avoid like the plague! Good riddance to these thieves and liars.

Highly Recommend
