The Accounts reveal a deficit of £10,862 which represents 15% of the annual service charge. This deficit has been apportioned to each unit in accordance with its percentage of the total service charge. The deficit has
occurred in several areas but primarily in the headings set out below.
Landscape maintenance: Due to taking handover of further areas part way through the year.
Directors and officers insurance: Not budgeted for.
Company secretary fee: Not budgeted for.
Imagine having the cheek to up service charge due to miscalculated accounts, for typical recurring business costs like insurance and secretary fees. Such a poorly ran business and the sooner the government have more regulation in place for estate management cowboys like these, the better.

Reported burst pipe in HRU to Trinity Estate out of hours service . Engineer came and turned off water supply, electric, and left bucket to catch water. And told me they are unable to fix the problem and had only been asked by Trinity to isolate the HRU. However more water leaking than before after engineer has been and flooded my flat damaging carpet throughout. I have two cats what are distress by the water an inch high and they a scared to walk through being cats and basically been in one spot frozen like a leaf while shaking with fear because as we know cats are afraid of water.
A day had passed and I contacted Trinity again to explain I have no heating, water and engineer switched off electric due to water flowing from HRU into electric sockets and health & safety risks And I just kept being told the matter is with thier team. I explained the water has flooded my home and needs to stop. All I am told is matter with team even despite the pipe has burst for two days and my home has become unliveable To make matters even worse. I emailed the property manager few times stressing urgency of the problem and got no reply. Left to live in flooded flat with no heating, water, electric. Absolutely disgusting.

I have just received a pdf informing me of a change to Trinity's bank account. To avoid possible finger problems, I went to copy the text, as I have many times in the past, for Trinity (I've verified this from earlier messages) and other companies.
I could not copy it, as it was presented as images rather than text, so I have to retype the details. I reported this to customer.accounts and received a reply that they aim to respond within ten days - is this the 21st century or the 20th?

I have tried to have a conversation with the estate manager. I have owned my property for many years. I have tried for several weeks to speak to Mr Gilmore the estate manager. Left messages on the oortal, messages with customer service. I have even emailed and adressed to the CEO. Had no response. What a disgraceful way to deal with customers.
I am busy now but in January I will visit every property and carry out a survey and collate information to use to create a private takeover to manage this site. It’s not hard just time consuming but they have insulted me by ignoring me. I love a challenge.

I’ve had nothing but disappointment dealing with this company. They are rude, unhelpful and seem to have no problem adding unexpected extra charges to cover their own “underbudgeting.”
We’re being charged around £140 a month for what exactly? Someone comes once a week to spray air freshener and run a hoover through tiny communal areas. The grass outside is cut occasionally, and the windows get a half-hearted clean every couple of months at best. I raise concerns and is told it is not their problem.
Now I’ve been told I need to pay to repair my own front door following a so-called “fire door inspection.” Strangely enough, I was told almost two years ago that an inspection was due — I even took time off work to be there as residents are required to attend — yet nobody ever turned up. So how exactly have they decided my door needs replacing? Has someone entered my flat without my knowledge?
I genuinely don’t understand what we’re paying for. The lack of transparency, poor communication, and questionable charges make this company a complete disgrace — and we’re all being taken advantage of and exploited.
