Horrid service

Horrid service. Do not get anything from them. They ignore your emails and keep emailing you with out finding a solution. They harrass and threaten you instead of helping out. I got the service because I am a single mom without help and needed funds. Got this and now truly regret it. Stay away from them as they are the only company that has no help no matter how much you ask them for it.

My experience with Cody Yu at TheLender…

My experience with Cody Yu at TheLender was unfortunately quite disappointing. From the beginning, his communication style felt dismissive and lacked the level of professionalism I would normally expect from a recruiter.

There was a noticeable tone of arrogance in our interaction, and at times his responses came across as impatient and lacking basic courtesy. As a candidate, I value clear, respectful communication, and that standard was not met in this case.

A recruiter often serves as the first impression of a company, so this experience raised concerns about the overall professionalism and candidate experience at TheLender. I hope they take steps to improve this moving forward.

I have used this company a few times…

I have used this company a few times and never had issues with my payments. Unfortunately I had some personal situation and it became really rough! I began to communicate with them regarding my situation and was always answering emails and trying to work with them. 1st they have an employee named “Norah” who threatens me in text and emails and speaking with me inappropriately. She was behaving as if I ignored and was some deadbeat!
I explained that my account in negative and I have no money so please do not process a payment which set up the wrong the date in error- I even sent a picture of my - account balance and all- for 3 days this employee instead to help- refused and caused severe stress and I am in shock that a company who knows their is no money- will still process a payment in the account and then they charge NSF fee.

This company is terrible- do not use them- they mae so much money but when I ran into issues one time- they treat worse than a loan shark! They caused me sleepless nights since Monday- trying to make sure not to process a payment tha doesn’t exist!

Scammers! Don’t use them lots of other great companies- lots! Who work with clients not treat the like shit even when things are tough!

Even the bank told me to let them know so they don’t process payment- what kind of company processes payment when they know it won’t go through!

I HAVE RECIEVED AN EMAIL NOW THAT THIS AGENT REPORTED ME TO ALL CREDIT BUREUS BECAUSE I POSTED THIS AS I LET HER KNOW! And she refuses to give me a managers contact info!

This company is not professional, harassing and unreal!

You will absolutely lose everything…

You will lose everything working with The Lender

If you value your clients, your time, or your reputation, stay away from this company. I currently have an ongoing deal with The Lender, and from the look of things, it is headed straight for collapse. This is my first transaction with them and it will absolutely be my last.

Communication is a complete disaster. Underwriting, processing, and funding seem to operate in separate silos with zero coordination. Every step feels like a guessing game and no one takes ownership when mistakes are made. You will be told things are cleared or approved only to find out later that nothing has been handled correctly.

They make promises they cannot keep, timelines they do not honor, and excuses they repeat. The lack of transparency and professionalism has not only cost valuable time but has also put my client’s trust and deal at serious risk.

I would not wish this experience on any borrower or broker trying to close a clean file.

Consider this your warning not to do business with this company.

Ethan Castano: he will lie through his teeth and will never take accountability. Don't trust this man, 2 years with this company and he has no clue what he is doing. Definitely great at faking it.

Rudy Castillo: Equally terrible

Sarah Davis: if she is handling your files, your loan may never close.

I had a very disappointing experience…

I had a very disappointing experience with The Lender. The process was disorganized from the start—communication was poor, timelines were constantly pushed back, and I often had to follow up multiple times just to get basic updates. What was promised at the beginning of the process didn’t match the reality, and it ended up costing me a lot of time and stress.

I would not recommend this company if you’re looking for reliability, transparency, or a smooth lending experience. There are plenty of other lenders who are more professional and straightforward.

Not recommended, Lack of transparency and urgency

After submitting a file, be ready to ask the LORD for help with any issues that may arise because the AE will be unable or unwilling to do much other than help submit file initially and lock a loan. DO NOT USE IF NEED closed soon as rushes do not exist no matter what the AE tells you initially. Not your typical Non-QM lender that goes out of their way to figure out a solution. Guess there may be worse out there but I yet to come across them.

TheLender has completely failed my…

TheLender has completely failed my company, my clients, and my trust.

After repeated instances of blatant mismanagement, I’ve made the decision to sever all ties and pull the four active loans we had with this lender. The damage done by this team is inexcusable. They have repeatedly misled my staff, falsely claimed loans were locked when they were not, and lied about files being clear-to-close when they were nowhere near ready. In some cases, disclosures were sent late or not at all causing irreparable delays and confusion for my borrowers. Rudy Castillo manager here does not take ownership for his AE or AM nor stands by his word lying to myself and my staff regarding the status of files. You would hope that a mortgage broker with 15 years experience along with solid borrowers being submitted worth millions of dollars in loans would be worth something but it appears that they do not care about service or relationships.

The level of disorganization, lack of communication, and zero accountability from their operations staff is staggering. This lender’s negligence has not only cost me client relationships, but has put long-standing realtor partnerships at serious risk. I’ve had to personally escalate issues all the way to the CEO Cory who doesn’t answer calls or return them only to get late emails back then complete silence speaks volumes...

This is not just about bad service. It’s about a lender who undermines the reputation and integrity of every mortgage professional who puts their trust in them. I will never send another deal to theLender again and I strongly urge other professionals to proceed with extreme caution.

Been in the mortgage business for 20…

Been in the mortgage business for 20 plus years and never had a worse experience... Told them upfront what the deal was and the rep and manger said no problem, not an issue, then one thing after another... jumped through hoops, even got the employer to provide a guarantee letter for income. I don't have an issue with a lender not doing a loan but don't say you can do it then drag people through the ringer and then come back after all conditions are meet and tell them you can't. I would tell every broker to stay far away from this lender and i will certainly pass this along to the 500 plus loan officers in my company to not send them any business. Should be called "the worst" not "the lender". as they clearly aren't.

I would give 0 stars

I would give 0 stars. Rather than deferring my payment I had asked to make a partial payment as I was off work sick. They wanted my banking information.. I couldn’t understand why. Again I said I could make a payment but the whole amount will NSF they then told me that I will have to deal with collections. Very professional 🙄

If I could give 0 stars I would, the most fraudulent company I have ever dealt with.
Accepted a debt management proposal and then continued to debit my bank account illegally. Don't ever borrow from this company!!!

My experience with TheLender has been…

My experience with TheLender has been very well. I have been able to cultivate a relationship with my Account Executive Andrew L. on several technical loans. Other lenders on the same arena continue to offer similar mortgage loan programs but cannot seem to either keep their word or make their program work to close a loan. The communication and work ethic of the executives at TheLender I have worked with have made it very comfortable for me and my clients. I would like to thank Linda M. and Anitza D. for their countless efforts and going all the way to make my clients feel good and making my experience great. I will always continue to send loans to them because I know my loans will close.

I am approved for a loan up to 1500 so I only want to take out 300 then they tell me that my loan was denied one of the worst places ever I think they just want my bank account information why say I’m approved for 1500 so I only want 300 and tell me I’m denied

Cameron LeClair of the Lender is a hard…

Cameron LeClair of the Lender is a hard working knowledge wholesale mortgage account representative who always goes above and beyond. He always returns calls within minutes of me leaving him a message. He deserves the highest utmost respect for always going above and beyond for his loan officer clients and make each borrower special. Kudos to Cameron LeClair of The Lender.

The Lender is the WORST lender I have…

The Lender is the WORST lender I have ever dealt with professionally. As a mortgage broker, I deal with tons of lenders and The Lender is leaps and bounds worse than any other. If you care about your company and/or your clients DO NOT DO BUSINESS with this company. Their lack of urgency and care will cause you to lose clients.

The worst most unprofessional company I…

The worst most unprofessional company I have ever dealt with. Nothing in writing, will not lock a rate, dragged on for 5 months with little to no communication. They sub out their underwriting and I never could get it done. The conditions looked like they were making it up on the spot to delay it while rates were rising. In 5 mo went up 1.05% plus 2 pts.

Predatory lending at it’s finest

Predatory lending ay its finest! If there was a zero star I would’ve pressed that. I just got off the phone with “The Lender” representative Mike Dooley. He told me and I quote “it’s getting nasty out there” referring to the 3.875 interest rate that they are now wanting to close my $550,000refi with cash out mortgage instead of the 2.875 we started out with in September of 2021. It’s now January 2022, and yes, the interest rates have gone up, but not by that much! But listen here, Mike is a smooth talker, and so he dangled the carrot. He said he had fought for me with management and offered me 3.5% and told me that he had to “bid down the loan” to get it to that rate like he was doing me a favor... ...Right...

Long story short, this company is like a bad dream. They procrastinate terribly, with the excuse that they are “reorganizing”, make you submit documents multiple times, and string you along until you’re desperate to close the loan, then spring a higher rate on you at the last minute. My credit rating is high, my FICO score is near 800, the mountain of documents are uploaded. The appraisal is done (on my dime of course)...and now this...But “whew” lesson learned, and at least there is a light at the end of the tunnel in the form of another (hopefully scrupulous) lender. I’m finally done with them and their dishonesty. Please don’t be like me. And lest you think that I’m just an aggrieved person who was turned down by them, I assure the reader that the main reason I’m writing this review is not because I’m mad at them “although yes, I’m pretty steamed”, but because I want to warn other unsuspecting people away from these unethical people.

Of course, you’re going to do what’s right for you. But don’t say you weren’t forewarned. As the old saying goes: “Let the buyer beware”.

One of the worst experiences I've had…

One of the worst experiences I've had with a lender and I've worked with a lot including conventional, investor and commercial. They ask for documents multiple times, commit to closing then, oops we need another document, then they have "technical issues" 2 hours before closing and we still have yet to close. We are so close to closing we can't decide if we should go ahead with the 3rd schedule date or just cut our losses. If they are this bad now, what will loan servicing be like?
