I was looking to buy my first investment property and came across a company called Stef & Philips. I arranged a meeting with the business development who ran me through some of their amazing schemes. They went through every detail and explained everything. I was then toured around their offices showing me all departments and how they all run together in collaboration to fulfil all the landlords needs. I then met with the chairman who welcomed me into their landlord program. The Stef & Philips team guided me through the legal process and mortgage process putting me in contact with great companies who I will use in the future. On completion the team went and secured the property on my behalf and completed the works. Once the works were completed I visited the property and was very happy with the added value. I was paid on the day for my rent and I can not be happier and I will be looking forward to working with Stef and Philip’s in the near future. Thank you.

I cannot overstate how disruptive the property Stef & Phillips has been for residents. The estate agent seems to prioritise housing tenants quickly like emergency accommodation for homeless people without proper oversight, resulting in repeated noise nuisance, parties, and anti-social behaviour.
The HMOs at this property i'm neighbours with in Enfield, London have caused ongoing distress: loud music late into the night, disruptive guests, drug use, and constant trash and hoarding, including industrial bins and items obstructing fire exits. Elderly and disabled neighbours struggle with basic access to bins and safety.
Despite repeated complaints to the managing agents and council, little has been done to enforce HMO rules or protect surrounding residents. The combination of neglected property, loud tenants, and poorly managed HMOs is creating a nightmare for anyone trying to live peacefully nearby.

I am tired of being a guinea pig for stef and phillips. I now live in their new temporary accommodation in Enfield town “Nouveau House” a refurbished office building now mostly housing schizophrenics. Disrepair through the roof, tenants concerns of antisocial behaviour constantly ignored. I am begging you to get me out of here. 2 years Westminster council has housed me with them across different boroughs. I’m no longer scared of these people. Yes Westminster council are sending their disabled tenants here.
The first time the lift broke here, they left it for two weeks not doing anything. No updates. They had lied to me they had ordered a part in they provided proof of ordering. There was no part, they later told me it was a software issue. It could’ve been done in a day. The fact they let me wait for two weeks without any updates like a dog in a cage has messed me up so much. These people are sadistic. I can’t trust anyone anymore I cry constantly. I was trapped in my room for two weeks. I can’t keep doing this. I need stability and step free accsess. I was trapped in my last stef and Phillips accommodation for much longer too. The staff there were threatening when you report repairs. I complained about this during a panel with Westminster council on how to help homeless people, a panel I was then kicked out off as a result. They also ignored the fact I have hypermobility for two years. They never even installed a hand rail for me. A HAND RAIL. Now I’ve needed to use a crutch for half a year Even with a crutch use of the stairs is no longer safe. I’m terrified of dislocating my knee again. It can happen so suddenly.
This was wholly preventable. I’ve come to the conclusion the sadism must be part of the process. I need step free accsess. There is no way around this. You need to understand that nouveau house in Enfield is not acceptable for disabled people to heal. You’ve created a slum. You shouldn’t be allowing Westminster council to house us here like this. The walls are paper thin yet they don’t do anything about anti social behaviour. The lift installed is from the 70s it’s actually a joke. A JOKE.

I am a in a shared house managed by Philips (Perivale, London). I have been experiencing a strong and persistent sewage smell in my room. Despite reporting this issue multiple times, no effective action has been taken to resolve it.
A representative came to inspect the property but denied any smell, even though it is very noticeable and has affected my health. This situation has caused difficulty sleeping, coughing, sore throat, and general psychological stress.
Communication with the landlord/company has been slow and unhelpful. I have had to deal with ongoing health and hygiene issues without proper support or resolution.
I would advise potential tenants to be cautious, thoroughly inspect the property, and ensure any housing issues are addressed before moving in.

This is my second stay with Stef & Phillips, but this review centers on my first experience with the company—and a lingering, haunting question: Why did the London Borough of Westminster ever place me in Chingford's Peartree House? To grasp the profound failures at play, I have to introduce Damien, a dedicated former teacher who shared a Stef & Phillips property with me back then, at Winchcombe Road in Charleston, Surrey. The stark question from that era was this: Did one particular tenant's unchecked actions shorten Damien's life? Fast-forward to my recent nightmare at Peartree House—capped by a brutal assault and illegal eviction on Monday, November 3, 2025—and I am now laying out the unvarnished case: Yes, Damien's life was prematurely cut short by that tenant's toxic behavior, and Stef & Phillips systematically buried the evidence to shield their bottom line at the expense of vulnerable residents like us.
I'm utterly disgusted with the lack of service from Stef & Philips. After sending them an email with a serious concern, I was met with complete and utter silence. They haven't even had the courtesy to send an acknowledgement.
This demonstrates a total lack of accountability and proves they simply do not care about their clients or the issues they raise. They do not listen to any complaints whatsoever. It's clear that once they have what they want, you cease to exist.
Now, watch as they likely respond to this public review with a generic, copy-pasted message. They'll probably say something like, "We take all complaints seriously, please contact us at customerservice et stefphilips dot com".
Don't be fooled. I've already done that, and it's a black hole. It's a useless gesture to make them look accountable in public, but the reality is they don't answer. If you want a company that listens and takes responsibility, look elsewhere. Avoid at all costs.

Absolutely the worst experience imaginable. Items were missing, and my TV was left completely broken and severely damaged after leaving my belongings with them.
Worse, the maintenance team explicitly denies any responsibility for these losses and damages. I'm left out of pocket with no recourse for their clear negligence.
This company is utterly unprofessional, unaccountable, and should be avoided at all costs.

No * Trustpilot what is your definition of defamatory comment? What did i say in my comment was defamatory? You say about honesty but this isnt the case at all on trustpilot. I am telling you about my experience with this company,and you keep taking it down. It's my experience from hell i had with this company. I am allowed to express it.
What do you want me say everything was good with this company when it wasn't ?!' I no the truth like so many others Stef&Philips no the truth. People need to take accountability for their actions and how they treat others. I was one of their best tenants and I have been told this by the housing officers,so treat me like it.
