I can tell you one important thing bait and Switch

I can tell you one important thing. I went in last week and found they were running a special interest rate. Spent hours with the agent, employee of Smith Douglas, who went over every aspect of three different homes under this “umbrella”. I decided on the home I wanted to buy and the agent started the process. I also had my agent with me. Communication started earlier in the week regarding a contingency on one of the homes. It was agreed upon. I was sent to the mortgage company to expedite the process to lock in the rate and secure the home.By the next morning, I had my preapproval and was ready to place my earnest money. Everything was good. Late that afternoon my agent called and told me we were denied the special rate because of a timeline. another agent said it had to be within a 60 day from the closing. Today is July 26 and the closing would be September 30. That is over 60 days. I would assume that someone employed by this company would know these stipulations before directing you through the approval process. They will not in good faith honor the agreement that they were selling me the house under. But now they have offered up a solution to this problem. Of course it’s a high interest rate, a bait and switch from what was offered. I don’t find this company, honorable or professional at all. The houses are the same quality as another builder that is in the area with another bad name. I did check their reviews and Smith Douglas comes out at a 2.6. I think I dodged a bullet due to their unethical practice.

Smith-Douglas homes are not good

We purchased our home in Sanford, NC, at the end of October 2023, and in just a few months, we’ve encountered multiple serious issues. Our water has gone out, the HVAC system never blew air throughout he entire house and is now malfunctioning—blowing cool air when it should be heating—and countless other problems have arisen. This is our second new home, and by far the worst experience we've had. We lived in our previous new home for 17 years without ever needing major replacements, yet here, we’re facing constant repairs almost immediately.

What’s even more concerning is that our neighbors seem to be experiencing similar issues—I regularly see appliance repair trucks at their homes. If we had purchased a budget-friendly home, I might understand the use of lower-quality materials. But we paid a premium price and expected premium quality. Instead, we received subpar craftsmanship and cheap materials.

For example, we had to replace the washer and dryer faucets due to leaks. The plumber informed us that the builder had installed flimsy, plastic faucets typically found in mobile homes.

Smith-Douglas Homes is cutting corners and overcharging buyers. If you're considering purchasing one, think twice—you may regret it.

Worst Home Builders

First, I would warn anyone who is thinking of purchasing a home with Smith Douglas Builders to STOP right there. Last month I was interested in a new construction with Smith Douglas. To show that I was interested in the property, they asked me to pay the earnest money. I paid a total of $2499 as I was serious in purchasing the property. Now, I needed to apply for a mortgage and as you know, it can take a few days and even weeks for the loan to be approved. The problem with Smith Douglas contracts is that they do know that, and they and they have put a very short timeline for refund if in case your loan is not approved. 9 out of 10 times loan approval will take longer than what they have in their contract. So, my loan was not approved and when I demanded my earnest money, they told me that they will not give it back. These Builder is strategically very unethical and taking advantage of people by literary robbing them of their money. I am in the process of filling a law suite. Before you think of Smith Douglas builders, look at their reviews first. This is not the only issue! Most of the builders will refund your earnest money!

I urge anyone considering purchasing a home from Smith Douglas Builders to pause and reconsider. In fact, I would advise STOP! Recently, I expressed interest in one of their new constructions and was asked to demonstrate my commitment by paying earnest money, totaling $2,499. This is a common practice in real estate, meant to show the buyer's serious intent.

However, the process became problematic when I applied for a mortgage. As many of you might know, mortgage approval can be a lengthy process, often extending beyond a few days or weeks. The issue with Smith Douglas is that their contract terms do not accommodate this reality. They set an unreasonably short deadline for the refund of earnest money if financing falls through. Given that most loan approvals exceed this timeframe, I found myself in a bind when my loan was not approved.

When I requested the refund of my earnest money, Smith Douglas refused, citing their contractual timeline. This approach feels not only unethical but also exploitative, as it seems designed to unfairly retain buyers' earnest money.

I am currently pursuing legal action to address this matter. For anyone considering a buying a home/property with Smith Douglas Builders, I strongly recommend that you go with another builder. Most builders will refund you your earnest money…NOT SMITH DOUGLAS.
THEY ARE UNETHICAL, HAS VERY BAD CUSTOMER CONCERNS AND ARE UNPREDICTABLE. Check reviews online before considering this builder!
