this place is horrible,asked them a few questions about the local properties and they couldn’t give me straightforward answers, as if they were uneducated about the properties they have ,not to mention I’ve visited there office and I must say there was a lack of diversity which sort of shocked me as it made me feel really uncomfortable.

The have managed my property in Hendon for 29 years.. .. always there friendly.. and helpful.. nothing is a problem

Diabolical, paid over the odds for late payment well within time, ccj has been issued well before 14 day allowance stated on letter, and has negative impact on credit score and future mortgage, seeking legal advice and surely illegal

Found me a very nice tenant at the asking price, and extremely quickly. The service throughout the process was excellent and helpful.
They gave me a lot of advice as it was my first rental.
Very happy with them.

They rented us the apartment with a series of problems to solve, like a worksite, and then
they want to enter when they want without respecting the tenant's right to choose priorities and to enjoy the apartment peacefully. Clearly the priorities are decided by them, specifically they made us stay all winter with old windows to suffer from the cold and changed them only when we threatened to call the council, when winter was over. Now suddenly they want to repair the intercom because someone else pays, now that it was broken they didn't tell us at the time of signing the contract as well as all the other problems, so since it is our right to refuse to enter without consent, they keep bothering us that we have to do it by treating ourselves as if we have no rights. A real nightmare

I have used S H Properties to rent my properties for many years. I have always found Stephen Harris and his team to be always professional and always ready to help. I would recommend them to landlords and tenants.

Highly misleading company. We were told that the flat had been recently renovated, but it was not true. Broken drawers, leaking toilet, shower not working and mouldy and draughty windows. Don't expect any help from them when problems arise! Clearly they are too busy writing fake good reviews online!
Apparently it's not their duty to check the conditions of the property before renting, because they are not experts...the manager himself said! They know the property was in poor condition, but still decide to rent (and not for cheap).
Also watch out for unpaid bills. They don't bother paying for the council tax and they leave you alone to deal with it.

I have been employing SH Properties for many years to manage my rental property. They have always succeeded in finding tenants for me, some of them long term, and the property has hardly been empty in between tenancies. Stephen is always on call to respond to any property issues or emergencies which may arise from time to time. Stephen is always there at the end of the phone to offer advice, and his experience in the rental business has been invaluable to me.

Do not be fooled by their smiling faces. (like me!)
I had to give them 1-5. They are zero.
I rented a flat through this agency and signed a contract in May 2019, and paid all their dues that year.
In 2020, they issued me a £408 admin fee invoice to renew the contract and forced me to sign all documents ASAP. I signed and told them that charging as an admin fee after 2019 is illegal. So I ignored that matter, and they left for the time being.
They sent me that invoice again in Dec 2021 and threatened to sue me.
I asked them why I should pay an admin fee for renewing a contract in 2020 when it's illegal since 2019. They said because the first contract was executed in May 2019!!!
I asked them: In that case, I must pay an admin fee every single year if I stayed in that bloody flat while charging the admin fee is illegal since June 2019!!! They said NO!!! Just this time.
There is no logic in their speech.
I paid that amount because I don't have time for court and stuff, and I could not access Citizen Advice or a legal lawyer.
Believe me! Wherever you were and see the name of this agency, just RUN away immediately so may you ain't have my experience in any other way.

Easily the best Agent I have ever used! They are always on the end of the phone quick efficient and found a tenant very quickly.

Rarely write reviews but Stephen's support over the sale of my mother’s property - which became a complicated long affair for reasons beyond our control - was impeccable and personal. He was recommended to me by my cousin and definitely went the extra mile. Five stars from me.

I am a landlord and have been with SH Properties for the best part of two decades. I have always found that they provide an excellent service taking care of any problems that arise. Mr Harris's advice on letting properties is always valuable.
