What the hell is the company trying to…

What the hell is this company trying to do to us in the solihull? We own our property and they are trying to get service charge payments from me! You don't do anything for me i have no service from you now you took me to a delt collection company. How many letters do I have to send before you get the message i am not your tenant. Just send someone out as requested instead of ignoring my letters im furious

We have had such a terrible experience

We have had such a terrible experience. On going problems with hot water and mould. They took really long to fix it and is not working again. Today our engineer did not appear and when we called they gave us an appointment for next week. Impossible to talk to managers as they are the ones that contact you and obviously they don’t do it.

Repairs…

Have not been able to use garage that we have been paying rent for the last 4 months, it has gone to stage 2 so far, they were supposed to come out initially and were ment t9 send surveyor then got call from operative who was running late, when asked if he had the parts to repair, he replied that he wasn't a garage door specialist. So told him not to bother attending. Since then nothing. They tried offering £200. Told them no tha k you, i want my garage fixed as can't get into it now. Shg, absolute shambles

An absolute circus of a landlord

An absolute circus of a landlord-from repairs to unreasonable increases every year even if you haven't even lived there for a year. No one sounds like they want to work there when they answer the calls. No matter what department it is. And then they say that they can help if you can't afford the increase etc. But when you call, you get told "I don't know what to suggest." They changed repairs from UL to in-house... it's still the same pathetic waiting game. They are a circus. They don't care about people struggling to afford rent, because they rather kick their loyal tenants out so that they can up the rent for the next person. I'm going on 3 years of paying my rent faithfully despite all the crap I get, but what do they care? As long as they are getting their 'over priced for council property' rent. Never rent with SH. Try another place like Vivid or anyone else.

Absolutely joke

Absolutely joke, we have been waiting for our lift to get fixed over 3 weeks now with no update, my wife is in a medical condition and they just ignore this. Very unprofessional customer service they don't care

Awful landlords

My stopcock is broken, water pouring out, tap won't budge, gone all under the laminate flooring they fitted a couple of years ago ( obviously not fit for kitchen) spent 4hrs 30mins in a queue over 2 phone calls trying to get someone out only to cut off both times when I was 2nd in queue. Fuming is putting mildly.

Stole my deposit

Don’t want with my deposit because after living there 10 years there some marks on the walls their surveyor told me not to worry about. These are the same walls that were covered in mould because of the leaking pipes they refused to fix. It was so bad to the point the flooring was leaking. Terrible. I spent months calling and they never fixed it and then have the nerve to withhold my money. I have pictures for evidence and will take it further.

So Unhappy.....

Honestly not surprised at all the negativity regarding Southern Housing. I have lived in my property over 20 years under L&Q Housing & never had a single issue. Unfortunately L&Q moved our property over to SH & i've had nothing but problems with the rent & service charges since. They manage to mess up every payment & direct debit & now apparently I owe them more money.
I despise this company & wish i could move back to L&Q. The "Customer Service" is appauling, lack of service is a joke. The thought of having to live with this company long term is really scary, i don't want them having anything to do with my home!

Running River under bedroom floor, Two dead Neighbours and Two Shootings!!!

If i could put no stars that would be the case however one it is...

So What went wrong is a case of historic disrepair complaints, gang shootings at innocent people with children in the home, and two dead bodies in 20 years, and finally the finding of what can be described as a river under my bedroom floor, with no comprehensive support from Southern whatsoever and the proof to this is that im still in the same property...

1. When i first moved into my home i Found a neighbour dead In his home about a year after I moved into my home. Recieved no support at all from Southern and still I remained

2. Complained of draft and cold from as soon as I moved in and in 20 years have not had my windows or backdoor changed yet mold and damp have began to get worse and worse over the years destroying all manner of clothing and furniture. They have change two windows in 29 years while I am the lo gest standing tenant at the 5 flat property I live in, they have changed other tenants windows completely both in my property and the next home down that is also managed by Southern. Why have I not been given new windows and doors that are fit for purpose and can keep me and my children warm and outside sounds outside?

3. I was shot at due to gang activity in the building by other neighbours. My life was and is at risk because I was standing outside my home with my eldest child and my friends due to having a motorbike accident the day before and so my friends came to see me and check out how i was doing mentally and physically when out if the blue a character came around the corner and I could see the surprise in his deamnoer under his balaclava by him meeting people outside the property and he asked for the neighbours by name, and then he just started shooting, my friend was hit and luckily my children were not. Southern refused to provide me.with support stating that because I had said what I heard and it didn't involve me that I basically was not at risk. Blatent neglect and even bordering misconduct

4. I Witnessed the murder of my neighbour. A few years after the situation mentioned above. Yes this is all true, after finding a dead body, complaining of damp and mold, and being shot at, I have now witnessed the murder of my neighbour, someone who i had grown to get to know and my children also knew, and was not the neighbour the assailant who shot at me was seeking.
This all has it own implications lime us having to come home and walk over the place where he took his last breath every day is a harrowing experience and my children asking question about whether we are going to be shot if we stay here or "is daddy going to get shot too" and no support was provided by Southern housing to me, my children nor any of the other neighbours. Still I live at the property and have not had any support even though I was a witness and potentially am at risk due to those factors too.

6. I Have complained of damp and mold for years and even took legal action against Southern, which result in them actually admitting liability due to the evidence I submitted, and then they withdrew the email they sent confirming their liability. This matter then went into serious negligence and on behalf of Southern as they continually refused to properly assess the problem and do the appropriate repairs based on a thorough assessment of the issue. I could also hear running water water which I complained of during the time I had been complaining and draft and during the time our pre-action protocol was live. Thames Water rocks up to my door one day and say you have a leak and it is your housings responsibility to fix it and what do you think Southern do now??? They try to act like the reason they are contacting me now after dropping my case like a hot potato is because they can see the pre Action Protocol was not settled and they need to carry out an assessment of the damage and works to restore the property. On this visit by a member of the surveyor team and her manager, they could hear the running water in bedroom and confirmed that they have to send a plumber due to Thames contacting them about the leak (so in truth they are acting now because Thames has contacted them, not due to my historic complaint, actions and requests for clarity and completion), anyway, a plumber attended my property only to find what could only be described as a river or even a sea of water under my bedroom floor. Decanted to a hotel with my three boys and no knowledge of when we will be able to go back home. In the meantime I have no knowledge of what is happening, timeframes, next steps nothing and it leaves me with a full vote of no confidence in Southern Housing...

I had another point yet not enough space to write to completion so I leave the review as is...

One star is generous, but as no stars are an option it’ll have to do! Completed a move almost three years ago, wasn’t allowed to sign tenancy for the property in the house, no pre checks for safety or structure were undertaken. The property was absolutely filthy, holes in the walls, broken windows, no door handles, broken guttering, tiles falling off the bathroom wall, holes in the stairs. I am currently sat in waiting for a ULPS engineer, should have been an all day two man appointment, of course still no show at 14:30. My neighbour seems to get a quick response, maybe they need persistent threats of legal action to do anything.

Absolutely terrible

Absolutely terrible. Complaints department are doing nothing to help me get my repairs sorted. I am being spoken to like I'm not important and that the issues in my home are just something on their to do list - I have to live here they don't. I have had my shower break down 4 times in 4 months. They are okay with this. They promised to pay compensation and haven't - Southern housing and United Living are a bunch of liars! If you have the choice DO NOT sign a tenancy with them! They tell you when you have to be in for repairs to be done or else you're the one being unreasonable and they have missed over 10 appointments and or not got everything done because 'they run out of time' and they are still okay with leaving me like this. Toilet wont flush properly.
5 appointments missed for tiling. In United living very few know or choose to do their jobs correctly and they make an absolute pleasure of lying to me! Absolutely disgusting don't trust any of them and don't speak to any of them over the phone as they will twist what they've actually said and you will have NO RECORD of that phone call. They should email tenants and stop ignoring tenants like me! Sort my property out - the way you've treated me is down right disgusting! You owe me £600 compensation and still haven't paid it! You have my bank details - what are you waiting for, Christmas?

They are complicit in drug dealing

They will allow drug dealing, urinating in communal areas, stealing of peoples property, vandalism, ASBO behaviour on all levels, excessive noise disruption between the hours of 10pm and 7am, y days a week for literally years, but, do some diy between the hours of 815am and 4.30pm, Monday to Friday, and they will be on your back, make complaints about their managers and you'll get threats of eviction.
If your a cancer patient in desperate need of resolution, then good luck, if you've been driven to self harming, then stuff you, they don't give a damn and will do everything possible to avoid your pleas and complaints.
I even managed to get £250 compensation out of them after years of neglect and clear targeted campaign, to which even then they avoided even addressing it, but, I supplied my bank details on the 1st November as required and as they told me that it would be paid, I bought the last gas bottle for a calor gas heater that was available in the area as I was due more chemotherapy, but, they did not pay, which left me short, so I had to take out a loan in order to get food and electric, I continued chasing the payment, over and over, then received a reply, but only when I complained about the Area Manager who was in charge of it all, Elllie Melham, and after countless voicemails and emails ignored. She stated on the 8th December that it was going to be processed the next day and would appear in my account the following Friday,plus an extra payment for the delay would be made, but, it never, so I was playing catch up with loans, so each time I received my sickness money, it was swallowed up by loans and interest. Then I begged for it to be paid before Xmas, but, it never got paid, so on Xmas day I had no electric and could only eat cold beans.
Countless phone calls, always me chasing, the initial payment was not made until 5th January, but that was completely eaten up by the interest in incurred from the loans, but, they failed to pay the extra money that I was due to be paid and now, the 3rd Ferruary, and it is still not paid and no one has attempted to make contact with me or make an effort over it.
Most of all of this stems from the Services manager Kate Ackland, a very despicable character, with a huge chip on her shoulder and bag full of spite who should never be allowed in any position of control, after complaining about her, it has been a non stop campaign to drive me into the ground, with her lack of any action over things that are backed up with evidence, like all the troubles next door which is now into the 5th year, allowing tenants with dogs to bark non stop, 7 days a week between 10pm and 7am and not do anything about it, then threatened me with eviction over the dog I complained about. Everything possible has been done to target me, even my bouts of chemotherapy and I was still being targeted, even when I was self harming, I was still targeted. During my bouts of chemotherapy, the door intercom system has not worked at all, I have pleaded that it is fixed as I live on the top floor and require it to work for a nurse to visit to check up on me and for food deliveries, I lodged for it to be repaired back in October 2022. We are now February 2024, I am now on my 4th course of chemotherapy and still, it has not been fixed, which has resulted in me having to cancel all appointments with the nurse visits due to no access as well as major issues with any food deliveries, which I cant do, so have to reply upon others for small amounts of food or risk going out late at night with no immune system to get food myself, zero effort made, zero cares given.
Avoid this Group as best you can, there is a culture if lies, deceit and power hungry toxic behaviour within all management within SHG and they gatekeep all complaints in order to stop people progressing to the Housing Ombudsman, at the same time as actually not resolving a single thing, there is no level they will not stoop to in order to target tenants who rightfully complain.
I have as well had it confirmed to me, that Kate Ackland, the former Home Services Manager lied too, for her own nefarious purposes, this is a common thing that runs deep within SHG!
