Some time ago, I suffered an aortic dissection and a stroke. This has had a lasting impact on my eyesight, hearing and co-ordination, and it has made it extremely difficult for me to access, read and process information online. Previously, I was able to rely on trusted assistance with personal and financial matters, but unfortunately that person has also recently developed severe eyesight problems and is no longer able to assist me.
Rendall & Rittner manage the block in which I reside. Over a year ago, I wrote to them explaining my health circumstances and accessibility needs. At that time, they provided the information in the hard copy format I required and undertook to continue doing so. This was not a preference or a matter of convenience; it was a necessary adjustment to allow me to understand important financial and property-related information.
Recently, the annual accounts for the Residents’ Association were published. Before residents are expected to make payments for service charges and the sinking fund, they are given the opportunity to review the accounts and understand the basis for the charges being made. However, these documents were provided online, despite Rendall & Rittner already being aware that I have significant difficulty accessing information in that format.
Since 21 December, I have written to Rendall & Rittner on six separate occasions — including 20 January 2026, 24 January 2026, 17 February 2026, 2 March 2026 and 19 April 2026 — requesting and reminding them that I require the relevant information in hard copy format so that I can properly review it before making payment.
Although I have received various acknowledgements and responses stating that the matter would be addressed, Rendall & Rittner have still failed to provide the information in the format requested. No adequate explanation has been given for this failure.
Then, on 30 May, Rendall & Rittner sent me a payment reminder and added an administrative charge for late payment. This is despite the fact that I had made repeated, reasonable and documented attempts to obtain the information I needed in order to understand the charges before paying them.
I find this completely unacceptable. I should not be penalised for non-payment when the managing agent has failed to provide me with accessible information that I have repeatedly requested and that they had previously agreed to provide.
This raises serious concerns about Rendall & Rittner’s approach to residents with health conditions or disabilities, and about whether they are properly equipped to manage even basic communication and accessibility issues. If something as straightforward as providing hard copy documents cannot be dealt with after repeated requests over several months, it naturally raises questions about how more complex property management matters are being handled.
There is also a serious health and safety issue relating to my front door and required fire safety action. Again, Rendall & Rittner have failed to provide me with a hard copy of the relevant report so that I can review and understand it. This is not a minor administrative matter; it concerns fire safety and the ability of a resident with known health difficulties to access important information about their own home.
In my experience, Rendall & Rittner have failed to provide reasonable, accessible communication, failed to follow through on assurances previously given, failed to respond properly to repeated requests, and then added charges in circumstances where their own lack of action has contributed directly to the delay.
This has caused unnecessary stress and has left me feeling ignored, disadvantaged and treated unfairly. Based on my experience, I cannot possibly recommend Rendall & Rittner. This post was written on my behalf from a dictated exercise.
UPDATE: Since posting this review, I received a message to say that Rendell and Rittner had requested more information from me. I want to be clear, this is all they have said. Neither by email or any other form of communication have they asked for any more information from me or given the slightest indication as to what more information they need. , despite me, as a courtesy, emailing them a copy of my review. Let us see what they come up with next.

As leaseholders paying £4,000 per year in service charges, our experience with Rendall & Rittner has been extremely disappointing.
Residents repeatedly raise concerns regarding waste management, fly tipping, communication failures, and general estate upkeep, only to receive defensive responses about matters “being worked on” or “under review”. Very little appears to meaningfully change unless residents constantly chase and escalate issues themselves.
The latest example involved the bin store locks being changed without the updated access arrangements being properly coordinated or communicated. Residents were left relying on informal WhatsApp groups for information, while even R&R’s own waste contractors attended site without the correct access code and interrupted residents during the working day seeking assistance.
It increasingly feels as though R&R are happy to collect substantial service charges without providing the level of management, communication, visibility, or accountability residents are paying for.
If you are a private tenant, you may not notice these issues to the same extent. However, as leaseholders, we would strongly advise caution before purchasing on an estate managed by Rendall & Rittner.

My daughter recently approached the new building manager of 21 Young Street, Dilnoza, seeking a meter reading. Unfortunately, the concierge was unavailable, and Dilnoza dismissed her request without assistance, instructing her to return later when the concierge was present. I find this level of service shocking, especially coming from the building manager, whose role is to support residents.
Moreover, I've learned from other residents that Dilnoza maintains a "closed door" policy, requiring prior notification through the concierge before speaking with her (this was not necessary with the previous building manager). Since starting in January 2026, she has been rarely present in the building, often working from home. This situation is unacceptable and has led me to decide against continuing my residency at 21 Young Street due to the declining service standards.

I had an interview early this morning and urgently needed to print an important document, but all the printing shops were still closed. I decided to ask the front desk for help, and the night concierge team kindly helped me print everything I needed without hesitation. They truly saved my morning and helped me so much.
I especially want to thank Abdi and Georgiana. They are always so friendly and welcoming every day when I see them, and they have even helped me open doors when I was struggling with heavy luggage. Their kindness and professionalism really made me feel at home and cared for in the building.
I was genuinely touched by their help this morning, and I really appreciate everything they did for me. Thank you both for your warmth and outstanding service!

I am very disappointed with Rendall & Rittner’s management of Kidbrooke Village.
Residents at Kidbrooke Village are facing high and increasing service charges, but often struggle to get clear explanations, supporting invoices, procurement evidence or proper justification for the costs being charged. For a development of this size, leaseholders should not have to chase repeatedly for basic transparency over how their money is being spent.
The concerns include value for money, staffing costs, reserve fund contributions, utilities, Building Safety Act related costs, contract management and general estate expenditure. When residents raise reasonable questions, the responses often feel slow, defensive or incomplete.
A managing agent should be actively challenging suppliers, benchmarking costs, retendering contracts where appropriate and looking for savings. Instead, many costs appear to be passed on to leaseholders without enough evidence that they have been properly scrutinised.
Resident engagement at Kidbrooke Village also needs to improve. Rendall & Rittner could significantly improve matters by being more transparent and by working constructively with the Residents’ Association or wider resident group. At present, engagement with residents feels fragmented, and the landlord, Berkeley Homes, appears to be blocking or resisting proper recognition and engagement with the wider Residents’ Association. This makes it harder for residents to raise concerns collectively and obtain meaningful answers.
Smaller forums or selective meetings are not a substitute for proper engagement with the wider leaseholder body, especially where large shared costs affect residents across the estate.
Anyone considering their services should speak to people who actually live in developments managed by them, or look at resident discussions in local Facebook groups and community forums. The day-to-day resident experience can feel very different from the impression given by an overall star rating.
Overall, my experience is that Rendall & Rittner need to significantly improve transparency, communication, accountability and cost discipline at Kidbrooke Village. Leaseholders deserve clearer answers, better value for money and a more constructive approach.
For these reasons, I find Rendall & Rittner’s high Trustpilot rating very difficult to reconcile with the experience of many residents at Kidbrooke Village.

I am currently a resident at Panoramic Tower (Poplar) where the property manager is Maisie Liddell and the experience so far has been terrible, if you're planning on buying or renting a property, I would look elsewhere because of the mismanagement
Firstly, our building doesn't get hot water at least twice a month for more than a few days because works on the central boiler was not done properly. FYI we have changed builders more than 3 times now in the last 2 years..
Secondly, property management are incredibly incompetent and unapologetic about their mistakes..it took more than a year for them to fix the access to the rooftop balcony. When asked why it took so long at the resident's meeting, they simply replied 'Oh we just needed more time to review the proposals..'. FYI this slow response extends to the time the lift broke down and also when there were leaks in the lobby..it always takes ages to fix.
The only good part of living in this building are the nice concierge people (who I sometimes pity as they have to deal with frustrated residents due to the hot water)

In my time living in a building managed by r&r, I have experienced repeated hot water outages over several years. Every week or every few weeks this issue again. Despite numerous engineer visits and updates, the same issue continues to return.
There are also other maintenance concerns that remain unresolved for long periods. Leaks and broken items often stay unattended, and the lobby ceiling has been left open for months while works are supposedly ongoing.
Communication is polite, they politely send emails saying they understand, but they don't. But the underlying problems are not resolved. Residents pay full service charges, but nothing gets fixed. This has been extremely disappointing.
This review reflects my personal experience.

Once again their ghastly receptionist has been holding my parcel without and against my consent and is refusing to return my property to me. Had to file a police report for theft as these dodgy practices have been going on for years despite numerous verbal and written complaints to rend and dirt offices over the years. Had to also report them to the ICO for gross incompetence and mismanagement of my personal data leading to theft. Attn the AI robot who will respond on here: don’t bother asking for more info. Check your emails over the years and get on with it.
