Terrible experience

The window was leaking during the rain. The kitchen was a mess. The wifi and electricity sometimes shut off for no reason. One small washing machine for six people is not great. You can only dry your clothes outside on a dirty line. The other people in the apartment were not always within the age range promised (creepy experience with one of them). Still has not gotten deposit back and communication has been fully cut off.

The worst company!

The worst company, it is a scam, stay away from them.
They are rude in their communication. Even though we made ALL payments on time, they threatened us with calling the police and changing the locks!!! (still don´t understand why). We are still waiting to receive the deposit almost two months after leaving the room in good order.
The room was overpriced, the place was dirty, the doors got stuck. It has been a nightmare and we are still waiting to get the deposit.
You just need to read the reviews. I am not the only one that had such a horrible experience.

Modoramo (Quarto e Quartos) is the worst rental company

Modoramo (Quarto e Quartos) is currently withholding my €700 deposit in violation of Art. 1043º of the Civil Code. They are ignoring formal legal notices regarding fraudulent mattress charges. I have initiated a complaint with ASAE (Livro de Reclamações) and I am moving to Julgados de Paz.
Avoid this company if you value your deposit. They are the worst rental company ever.

Modoramo aka quarto e quartos is a clan of robbers

I've rented a room in Lissabon. It had no window. Only a bed and some furniture in a very small room.
They refused to show the room before signing the contract.
I hardly used the room because there was no fresh air and the room could not be ventilated.
When checking out, I took special attention that everything was clean.
Although they refused to return the deposit, claiming that the wall had some stains, what was a lie.
I confronted them with a video that I took when leaving the room.
They refuse to check the room in your presence.
The communication started that I had to pay to clean the bed sheets before they would return the deposit.
I've paid for the bedsheets, but they didn't return the deposit: they always find a reason to not return, and they know the tenant will not start a procedure.
They are gangsters, you can not reach them, they don't have an office and police or justice don't give a damn.
Don't rent to them.
They should be imprisoned …

Fraudulent agency

This agency makes money from people's desperation to find a house in this housing crisis we are living in.
It's crazy how they are still in business.
When I arrived, my room was DEVASTATED by the rain, completely different from the pictures. They never replied to my emails. I rent the room via Uniplaces, which also turned out to be completely unhelpful.
After my many complaints and reports, Quarto e Quartos finally replied to my request of refund with a "Sure, wish you the best with your future. This is the last email we will send you." And proceeded to disappear. I lost €1200+ because of them. Please be careful, and don't trust them.

I am currently living in one of the…

I am currently living in one of the accommodations managed by Quarto e Quartos in Lisbon, and my experience has been very bad. I have seen many people come and go from this accommodation, and most of them leave with negative experiences.

Recently, I personally witnessed a French student arrive at night. He paid part of the rent and tried to pay the remaining amount using his bank card, but the card did not work. It was a weekend and the bank was closed. He asked Quarto e Quartos to give him the room key and allow him to pay later, but they refused. After he requested many times, they only allowed him to stay in the living room, not in a proper room. He had to sleep in the living room for two days.

My own room is very small, and I felt sorry for him, so I gave him an extra bedsheet and pillow to help him. Quarto e Quartos did nothing to support him.

I have also seen Indian and Korean tenants leave because of bad room conditions and problems with refunds. Quarto e Quartos did not refund their money and later claimed the room was “not clean” as an excuse. The next day, new tenants moved into the same room, which shows their excuse was not honest.

They do not have a proper office that you can visit in person. I tried to visit their office, but it was not possible. They often try to take extra money and do not treat tenants fairly.

Based on my experience and what I have seen with my own eyes, I strongly recommend that students and foreigners avoid Quarto e Quartos. There are many better and more honest accommodation options in Lisbon.

Good enough

Easy booking through Uniplaces, the rooms correspond to their pictures and they SOMETIMES have a somewhat good price.
Although there is constant and timely communication with the company, it's sometimes good but sometimes sour because of unnecessary and unexpected rudeness.
Adaptation will take a while because of some weird rules like no kitchen bin for trash and crazy penalties (and some fun eviction threats) but I understand some of this is due to them wanting to keep places clean and avoid repetition of past bad experiences.
All in all, my time there was fine and I got the deposit back (but it seems not all of my old flatmates did). Great locations and good seasonal prices.
Cleaning was good and overall, good house conditions.

I have read other reviews and it seems I wasn't unlucky.

Really not bad

Honestly did not have a bad experience with this company. I got scared by the reviews but it was really fine. I could tell that the company is trying their best to rebuild their reputation and even though the bad stories are probably true, it does not reflect the whole picture. I feel like most people only write a review when their experience was bad and they have something to complain or warn others about. I stayed in Leão II. The house was a bit old; cracks in the walls etc., but for the price and location not bad. When there was a problem it was fixed. The cleaning staff is very good and nice and my contact with the company was always nice and professional. They have some weird rules, like no trashcan in the kitchen, but overtime I learned to just live with that and also understood why they are there. Sometimes the utility bills did get higher than expected but it was fine. I also got my deposit back at the end of my stay.

Worst renting decision ever made

Worst renting decision ever made. Please avoid at all costs. My partner and I booked this through spotahome so we weren’t aware of QeQs reputation. I wish I had read these reviews before going through with the booking because they are all accurate. When we first moved in there was a cockroach infestation in the common areas. We weren’t able to cook food once it got dark because all of the roaches would come out and swarm the kitchen. We emailed Quartos several times about this over a duration of months and pleaded for professional intervention which they would not provide. They tried to play down the situation even after countless photo and video evidence were provided to them. There only help was some pesticide treatments that they performed them selves, which was not sufficient in resolving the issue. We told them several times it was a health and safety concern and that we were worried the roaches would begin to spread to our rooms. They were very unhelpful and as expected the roaches began showing up in our rooms. We had to buy duct tape to cover all the holes and cracks in our rooms to try and keep them out. It was an awful experience and we would’ve moved out immediately if we had an alternative place to go. Many of the tenants in our apartment lasted one or two days and then moved out as the conditions were unlivable. They also have random people coming in and out of the house at all times so you have no real privacy or safety within the apartment as multiple people have keys and the code to the door and no warning or explanation is given for why these people are even in the house. It really wasn’t worth the mental distress and I would strongly advise to look elsewhere.

I wish I could give 0 stars. If you have any respect for yourself don’t even consider staying with this rental company. Cockroach infestations, mould and horrible staff. They’ll try find a way to blame you for anything and everything. Horrible, misterable scammers. It’s clear from reading these reviews I’m not the only one to have felt this way. DONT DO IT!!!

Denied, even after someone was covered in bites. Instead of action, they tried to evict us for reporting these hazards. This isn’t just negligence—it’s a blatant disregard for human health. Avoid them at all costs. On top of each one that had this experience go to : livroreclamacoes.

The goverment has to take action the more complaints are made on this website.

Incompetent and rude staff. Don't book with them.

Dirty common parts with cockroaches and mould. I paid €500 for 5 months. A room without a window. In addition, I'm having problems with the €500 deposit. I asked by email when I will receive the deposit and they answered me calling me stupid and answering me with memes.

If you had any experience with Quarto e Quartos / Modoramo Lda, please contact me on Facebook (Victoria Viot). I will help you get your deposit back, just as I was able to get mine back.

I was illegally threatened and evicted by this agency in Lisbon due to a bank issue. They entered my room without permission, threatened my flatmate, and sent extremely aggressive and illegal messages. I have all the evidence.

This company has been behaving like this for years, and hundreds of foreign students report similar abuse.

What makes it worse is that platforms like Uniplaces, Inlife, HousingAnywhere and Spacest keep promoting them with high ratings, even though their behaviour is well-known and documented. Students trust these platforms, and end up completely unprotected.

The good news is that thanks to my intervention Spotahome is gradually removing them from its platform, so please contact me so that the same happens on other platforms as well.

I am preparing action at a European level because Portugal don’t want to protect Erasmus student.
If you are also a victim or have information, please reach out to me. No student should go through this.

HORRIBLE, avoid this company !!

If i could give 0 stars I would. Had an horrible experience with this company since the day I moved in. Between the moldy room, asking for payement upfront and threats for eviction while THEY are breaking contract agreements, I don’t know where to start. I left my accommodation today because even though I’m a international student I don’t have more patience for disrespect. Hopefully I get my €550 deposit back.

Não devolveram o caução sem motivo e não respondem a tentativa de contato (did not return the deposit and do not reply to emails)

É um absurdo o que está a acontecer. Deixei o quarto como acordado no dia 31/08/2025, nas mesmas condições que encontrei quando entrei, em Abril deste ano.
Uma funcionária inclusive atestou que estava tudo em order com o quarto, me disse pessoalmente que estava tudo OK, quando realizou uma inspeção poucos dias antes de minha saída. Ela inclusive me deu um formulário assinado, que ainda tenho comigo, atestando que não houve nenhum dano ao quarto.
A empresa disse que ia proceder com a devolução do caução em no máximo 20 dias, mas cá estamos um mês e meio após minha saída e nada de devolverem.
E o pior, nem respondem os sucessivos emails que enviei. Não devolveram o dinheiro e nem ao menos explicaram a razão.
Vou entrar com uma ação contra esta empresa, se alguém também se interessar ou tiver informações relevantes, por favor, me comunique para eu passar para o meu advogado.

What's happening is absurd. I left the room as agreed on August 31, 2025, in the same condition I found when I checked in in April of this year.
A staff member even attested that everything was in order with the room. She personally told me that everything was fine when she inspected it a few days before my departure. She even gave me a signed form, which I still have, attesting that there was no damage to the room.
The company said they would refund the deposit within 20 days, but here we are, a month and a half after my departure, and they haven't returned it.
And worst of all, they haven't even responded to the successive emails I sent. They haven't refunded the money and haven't even explained why.
I'm going to file a lawsuit against this company. If anyone else is interested or has relevant information, please let me know so I can pass it on to my lawyer.

Horrible experience

Horrible experience. They charge you for every tiny little mistake, the place is dirty and the cleaning ladies never did a good job. There's mold under the sinks and behind cupboards, the pictures are from years ago. You have to buy every single cooking utensil for yourself, they did not mention that beforehand. You have to pay like 75 euros for a visitor for one night.
The first month, I wasn't sure when to pay rent and how, because it was my first week in the country, let alone the apartment and they responded with this: "This has to be some sort of a Joke, it has to be for sure. Today is the 5th and you are now asking how to pay rent, today?

Well, our details are attached and do not forget to pay the 75€ fine as noted in your rental contract.

Understandable, but rude and unprofessional as hell. It took them 5 months to return my deposit.
The list goes on, it was not a good experience whatsoever.

Stay away from them

Probably the worst experience you can possibly have under a rental contract. They come into your place without any notice, neither hesitation. Furthermore, they get into your room whenever they want, so you don't have any privacy.
They also act in a very aggresive manner ALWAYS, bordeline bullying, doesn't matter the topic.
Seems like they do that to all of their guests. I have many stories from my stay with them, but in conclusion, DO NOT EVER THINK ABOUT RENTING A ROOM WITH THEM. Yeah and by the way, they still owe me 50 euros from the fee that I have not been given back.
