When ever I need advice or a service Property Cafe are extremely helpful. Damien in the lettings department has many years experience. If you are a landlord or tenant he will be there for you.

Helpful, cheerful, stress-free property management!

I attended an arranged viewing of a property by Property Cafe. Flossy was very professional and had great knowledge of the property. I was quite pleased with the honesty and detailed information provided for me. I also had the opportunity to ask questions, and I was reassured about any concerns I had. Great job!

Seemed helpful when I made an enquiry about renting a property, said they would call me to arrange a viewing. Never bothered calling back.

Everything from the viewing to the finalizing was staright forward and simple all the thanks to the awesome you lady that is Hope Baxter!

If it was possible to leave zero stars, I would.

It has been necessary to leave a low but accurate review due to the current living situation we, and all the other occupants of our building are enduring. Apparently, the badly leaking windows, rotting windowpanes and puddles of water are "minimal"!

Despite our tenancy agreement being with Property Cafe, they accept no responsibility for the barrage of issues suffered by all the tenants in our block of flats. The landlord is an unknown entity and ignores tenants so the only contact we have is Property Cafe.

Property Cafe are fully aware of the ongoing issues, but choose to market properties in our building as being 'immaculate'! This is a lie and they know it!! Although, in a recent listing they seemed to describe it as "immaturely"?! Accuracy and attention to detail is not their strong point.

There are serious structural issues with pillars needed to be added to prevent a partial building collapse, cladding falling off, severe water leaks through the windows and underground carpark, plus plumbing and electrical issues.

At the viewing we were advised that works to the leaking windows had been remedied from the outside and internal works would be completed as part of an insurance claim. All of the flats in the building are experiencing varying degrees of leaking during extreme winds and rain. This situation has been going on for nearly a decade. All attempts have failed to fix the leaks.

We were promised a thorough, deep clean of our new home. This was definitely not the case at all with many things missed or only lightly cleaned.

The inventory checking and signing process was very stressful and is not fit for purpose. In total it took an entire working day to accurately document and then email the many missed and poorly recorded details to ensure we are not held accountable for them when we vacate. Property Cafe choose to use this system but take no responsibility for how poor it is, despite openly admitting they realise it's prone to errors!

Their referencing company, Goodlord and Vouch are pushy and don't take no for an answer as we received numerous unsolicited marketing calls from them regarding contents insurance which we clarified we already had and did not wish to change. Again, Property Cafe accepted no responsibility for them as they are "external"!

Despite initially giving Property Cafe the benefit of the doubt as the information they relayed to us is apparently from the landlord (who owns the entire building) and the contractor, we now know that they have been aware how bad things are all along.

We have been repeatedly fobbed off by Property Cafe (we're told "it's with the landlord") as they have failed to ensure that what they are allegedly being told by the landlord and contractors is, in fact, the case. They fail to follow up works and provide updates, and fail to honour reasonable early exit requests - blaming the landlord at every step. If Property Cafe were decent, reputable letting agents they would put the health, safety and wellbeing of tenants first. We are the ones paying the over inflated rentals!

The assurances we received, despite declaring that we have been significantly lied to by previous letting and estate agents, was one of our biggest concerns. Yet we have been lied to again. As tenants we are all told what we want to hear.

Property Cafe start off okay, until you're tied in. Then their bias towards the landlord and no one else quickly becomes evident and the poor suffering tenants no longer matter.

Things can go wrong so taking responsibility and ensuring that matters are addressed when necessary is crucial. In my initial review I had stated I hoped our relationship with Property Cafe would be amicable, helpful and positive. This has definitely proven NOT to be the case. They are no different to other poorly managed letting agents!

We are desperately trying to get out and have reported Property Cafe to the Property Ombudsman.

Go through Open Rent, deal with landlords directly and avoid the middlemen.

I would just like to send a special thanks to Ashley, he has gone above and beyond to help me with the problems I’ve faced having to re let a property I’m currently in. It has been a really stressful time and even with my anxiety and needing back and forth reassurance, he has been very patient. Thank you Ashley.

This has been an excruciating sale due to unforeseen circumstances but she has been a total rock to me.

I had a couple of maintenance issues. I contacted the maintenance team and Lisa dealt with the issues so promptly I was so impressed. She was friendly and kept me in the loop throughout.

An excellent agent, always available to help with questions, we recently bought a flat for my 83 year old mum and they could not have been more attentive and helpful throughout the whole buying process, I highly recumbent the Property Cafe.
