Life Buildings 3 hulme. Have been a resident for 5 years. The parking company they use have given me 12 tickets because premier estates failed to give me a permit renewal on time.
Every time I call im hold and cant reach someone. Emails unanswered and still have no permit, confirmation previous tickets waived despite promised and still receiving new tickets.
Very close to escalating to the property ombudsman the level of service is shocking.
Update: solved by Amy Bould who displayed excellent customer service.

I would like to express my sincere appreciation for the outstanding service provided by Premier Estates, and in particular, Development Manager Helen Ankrah at Queenshurst Square.
Helen has been exceptionally professional, responsive, and supportive throughout the entire process. She efficiently oversaw and signed off the remedial works at Flat 168 to an impeccable standard, and when urgent compliance documents were required for our transaction, she retrieved the necessary electrical and safety certificates without hesitation. Her proactive communication, problem-solving mindset, and dedication truly made a tremendous difference.
It is rare to see such high-quality property management.
Thank you, Helen and the Premier Estates team, for your exceptional commitment!

Our experience with Premier Estates has been appalling, particularly because of the length of time we have had to live with serious and recurring problems at the development.
The most unacceptable issue has been a recurring maggot infestation associated with the bin/waste areas. This has not been a one-off incident. It has happened repeatedly over an extended period, despite the issue being raised and despite residents making clear how unpleasant and distressing the situation was.
Residents should not have to live in a development where maggots repeatedly appear in communal areas because waste-management problems have not been properly resolved. Aside from how revolting this is, it raises obvious concerns about hygiene, sanitation and the general standard of management of the development.
What has made the situation even more frustrating is that this has continued for approximately three years. We have repeatedly raised concerns, provided information and tried to get meaningful action taken. In our experience, the responses have too often focused on dealing with the immediate complaint rather than properly addressing why the problem keeps recurring and what needs to be done to prevent it happening again.
After such a prolonged period, Premier Estates has acknowledged fault in relation to a number of the issues we have complained about. However, we remain extremely dissatisfied with the proposed resolution and, in particular, the lack of a clear explanation as to how the proposed compensation has been calculated.
For example, we were offered a refund equivalent to one year of management fees. We specifically asked why one year was considered proportionate when the problems we have been complaining about have been ongoing for around three years. We have not received a satisfactory explanation.
We were also offered a £175 goodwill payment, but despite asking for a detailed review, we have not been given a meaningful explanation of how that figure was arrived at, what specific failures it is intended to compensate for, or why Premier Estates believes that amount is proportionate to what residents have had to endure.
This is one of the most frustrating aspects of the entire process. We have not simply asked for money. We have repeatedly asked for proper answers, accountability and a detailed explanation of the decisions being made. In our view, those questions have still not been adequately answered.
The recurring infestation is only part of the wider concern about how the development has been managed. After years of correspondence, it is exhausting to still be having to challenge the same fundamental issues and to push for proper explanations.
It is also important to say that these concerns are not limited to us. We have spoken to other residents within our block and elsewhere in the wider complex who have expressed their own frustrations with the management of the development.
We are now compiling the full history of what has happened, including photographs, correspondence, complaints, responses and the admissions of fault that have been made, so that we can obtain legal advice regarding the matter. We also intend to contact Environmental Health regarding the recurring infestation and the associated conditions.
For a company being paid management fees by residents, we expected basic issues involving waste, hygiene and communal areas to be managed effectively and, when something went wrong, for it to be resolved properly and transparently.
Instead, after approximately three years, we are still having to fight for clear answers and what we consider to be a proportionate resolution.
Living with repeated maggot infestations in a residential development should never become normal, and residents should certainly not have to spend years repeatedly raising the same problem before meaningful accountability is achieved.
Based on our experience, I would strongly recommend that anyone considering buying or renting a property managed by Premier Estates speaks to existing residents, looks carefully at how the development is being managed, asks detailed questions about waste management and communal maintenance, and reviews the service charges and management arrangements before making a decision.

It has taken over a month of emailing, attempting get a satisfactory response to a number of points, and the wait continues...
Substandard maintenance of our estate has been an ongoing issue, yet the charges have continued to rise and requests for extra funds have been made to residents. Requests for transparency of accounting, through the sharing of invoices, have been batted back, with subsequent requests left unanswered. Emails do not provide relevant answers to questions asked, and responses usually require chasing. I could go on! We are no further forward from our initial correspondence.

Premier/Pinnacle whatever they call themselves these days, trying to outrun their awful reputation. £28k a year we pay theses idiots to maintain a leasehold garden on our freehold estate, for a guy to turn up with a leaf blower and lawn mower four times a year. They ignore your emails and when you finally get a site visit, they are rude and unprofessional and refuse the answer any questions. Thank god fleece hold is on the decline and freeholders have more rights thanks to the reform act 2024, because the residents where I live will be taking full advantage that! Breach of obligations left, right and centre! One star is way too generous!

As a former owner-occupier who resided in a property managed by Premier Estates for two years, I am writing to strongly warn prospective buyers against using their services. My experience with this company was characterized by severe negligence, exorbitant fees for virtually non-existent services, and fundamentally unethical practices.
During my tenure, I paid £161 per month in service charges—totaling thousands of pounds—yet the only visible maintenance carried out over two years was a single gate lock replacement. Grounds maintenance was entirely abandoned, leading to severe issues with accumulated refuse and pest infestations (including rats), all of which I have meticulously documented with photographic evidence. Furthermore, despite repeated formal requests for an itemized breakdown of service charges—which they were obligated to provide monthly—I received only a single statement containing blatantly falsified details.
Their operational approach is aggressive, impersonal, and predatory. On one occasion, Premier Estates attempted to levy an arbitrary £70 penalty charge on all residents (a complex of over 50 units) simply because an internal communal radiator had been turned on during winter.
Even after successfully selling and vacating the property over a month ago, I continue to be subjected to hostile harassment and unfounded demands for payment. The staff are unfailingly rude, entirely lacking in basic empathy, and operate with a singular focus on financial extraction while completely neglecting their contractual duty of care.
Premier Estates has caused immense, unnecessary distress. I strongly advise anyone considering purchasing a property managed by this firm to reconsider—regardless of how appealing the property itself may be. The severe mismanagement, lack of transparency, and hostile customer service make them utterly unfit to manage residential properties.

This is a review for the amazing ALEXIA!
Alexia has been absolutely amazing throughout what has been a really stressful situation with multiple parking fines in our residents' car park.
From the moment she picked up my email, she was understanding, empathetic and genuinely wanted to help. She kept me updated, responded quickly, and even contacted the parking company on my behalf to push for the charges to be cancelled. Although the decision ultimately lies with the third-party parking company, Alexia has gone above and beyond to support us.
It's rare to come across someone who is so kind, proactive and willing to fight your corner. Her professionalism and compassion have made a huge difference during a very stressful experience.
Thank you so much, Alexia, your help has been truly appreciated, and you're a real credit to Premier Estates.

One star is too good for this shockingly run management company!
Year on year extortionate management fee increases. No clarity with exactly where our money is being spent. This development has gone downhill over the past 6 years. It looks unkempt and various repairs have been left undone. They lied about a repair that had been carried out when it clearly hadn’t. The accounts are severely delayed they say due to an energy company discrepency. When I bought my flat the management pack stated they were due to decorate the internals, 6 years later still no decorating. Increased service charges each year there’s always something major they need to complete but no clarity. 0ver 6 years charges have gone from 160 per month to £242 no lifts, no gym, no concierge and only 3 stories high. I have dropped 10k off the asking price for my flat and it can’t sell as the service charges are above the 1% lenders allow. I’ve asked them when the charges will level out after the substantial works they say need doing. My email met with the usual silence! I may get a reply in 3 or 4 weeks time as that’s the norm. Or it may get completely overlooked as this has also happened. This is apparently due to unexpected increase in annual leave. They seem to be constantly on annual leave. DONT TOUCH WITH A BARGEPOLE… unless you enjoy being ignored and having copious amounts of money taken from you each month.

I waited over six months for the latch on the door to be fixed, I called the out of hours team and they said to contact the management team of premiere estates and I did, it took six months for them to repair the door. I’ve tried to make payments using their online portal and it did not work, so I tried to contact their payments team and I think one week later I got a call back. I tried calling the management of premiere estates about a concern I had about a potential fire hazard in my apartment and left a message on the phone number on their portal, nobody phoned me back and apparently the telephone number on the portal was wrong for the person I was calling, is this the way you run a business because if it is, it’s a poor business. I have received apologies etc, but this does not explain the level of service that I’m receiving. The Clarence Gardens Estate, Erdington, Birmingham.

Co-ordinator Abigail went out of her way to ensure that we were paid overdue invoices after a block we provided services at changed managing agents.
Often, contractors are pushed to the bottom of the pile and forgotten about but Abigail understood the challenges we faced and worked hard to ensure a fair outcome.

The price you pay monthly and what you receive really do not add up, we have a block of council flats behind us and it's in so much better condition than ours, all I see really is a cleaner in hallway and windows cleaned and I certainly wouldn't be paying nearly £200 a month for that if I arranged that myself, I like living here but paying half of what my mortgage is a month to these people is quite irking in my opinion they don't deserve any of it and would be quite happy if they let someone else or even the residents manage the building. Only downside of living in a block of flats I guess I might as well be burning the money I give to these a month on top of all the already really expensive bills I have.
