Poor experience.
As a relatively new director of a company, there was a lot of the process of buying a house through a Ltd company I didn’t have full understanding off which from the start I made aware to the solicitors.
How ever this wasn’t taken into consideration. Parts of the process was delayed where I had to have alternate solicitor advice for help due to communication with PLS being poor. I was never able to directly contact my solicitor as every time I contacted them it was someone different dealing with the case.
The app they use isn’t workable via an IPhone with the amount of documents you have to read. With my job being very remote and working away I didn’t have access to a laptop when needed. They rely on the app to much rather than sending emails directly to yourself for updates.
Individuals of the companies were rude to me on the phone when I would call to try and ask for help as they wrote the majority of emails in a way where if you wasn’t a solicitor they were hard to understand.
The communication between PLS and the estate agents were also very poor. To a point where I had to ring the solicitors, ask for certain documents to be sent to my self & then I would have to forward to the estate agents.
Forms where I had to sign were half filled out where the solicitors didn’t fill out simple information for example my name, address of the property purchase, etc etc. an extra burden I didn’t need especially with the amount of money your paying the solicitors.
Would not recommend to small businesses. Or individuals buying their own homes.

Sumayyah did an excellently job.
Sumayyah did an excellently job taking care of us when purchasing our first property. The process can be slow at times and feel like there’s no progress, but when it came time to get things over the line and completed Sumayyah diligence eased any nerves we had. She answered all of our questions promptly and made sure knew at what stage of the process we were at. Overall, we had a pleasant experience using PLS.

Beware hidden costs
Was advised to use PLS by the housing association I bought a shared ownership property from as they had acted for a number of purchasers. I did this as I expected to be told of anything which was likely to come up.
The week of completion I get a bill for an extra £900 which when I queried, simply got told they were costs from the sellers solicitors. When I asked why I wasn’t told this was going to be a cost to me because they’d done many of the exact same transactions before, I was simply told ‘oh it was all in the contract you signed’. When I pointed out that they were my solicitor and supposed to draw my attention to these things, they simply said ‘well it was in the contract’.
They also hadn’t included the mortgage cashback in my completion statement which I had to chase them about two days prior to completion.
If you instruct these solicitors don’t expect prompt communication, explanations or any kind of guidance beyond the forms they stick on their website.
I’m also concerned about their relationship with the Housing Association that means purchasers are steered towards using them. Will be complaining to the Ombudsman.
Do not recommend.

In relation to the additional costs, these were third-party fees rather than charges made by PLS. The relevant apportionments were set out in the Key Information document provided to you before exchange of contracts, which you were asked to review and sign. The developer also provided the contract documentation to you for review and confirmation before it was sent to us. We appreciate, however, that receiving these costs so close to completion was frustrating, and we’re sorry that you feel they were not sufficiently explained to you during the process.
Regarding the mortgage cashback, this can be received in a number of different ways and the timing of the payment can vary between lenders. As it was not clear from the mortgage offer when the cashback would be received, the team did not include it in the completion statement to ensure that there were sufficient funds available for completion. Including the cashback before it had been received could have resulted in a shortfall and potentially delayed completion.
Following completion, once the file was reviewed and the funds received, any balance due would then be returned to you. We hope this helps to provide some context around the points you have raised.
We’re genuinely sorry that you came away from the experience feeling that you had not received the communication and guidance you expected from us. We appreciate that conveyancing can be a complex process, particularly when unexpected costs arise, and we regret that we did not leave you feeling more supported and informed throughout.

Great experience with PLS
This is the second time I have used PLS, and I would certainly use them again in the future.
My case handler, Catherine, has been absolutely brilliant throughout the entire sale. She has always been incredibly efficient, ensuring everything was completed in a timely manner, and has always kept me updated throughout the process.

Extremely efficient, the desired result achieved quickly.
The conveyancing process is complex and sometimes difficult to understand, however once we fully engaged in the process with Craig Pollitt at PLS it was both informative and efficient. Non existent communication
Used PLS solicitors as advised by Bovis homes when purchasing a new build back in February. Home was completed in March, everything was pretty straight forward up to that point.
However, after moving in the new build developers informed me that they had in fact given me the wrong home address due to revised site plans and therefore needed to change my address on everything.. bit of a pain! They informed PLS of this and asked them to support me with changing relevant legal documentation. That was in March. We are now in August, and this hasn’t been completed.
I have chased Emma Su’s team weekly both via phone and email, yet she will not respond to me. I’ve changed most things myself, but am unable to change the address on my mortgage with Barclays without supporting documentation from PLS. The communication has been absolutely shocking, and to this day I am still trying to get in touch with them. I have filed 2 formal complaints and they haven’t even acknowledged these!
Do not use this company. Absolute joke. I will be taking my complaints further.

Buying a house and going through the conveyancing process is quite stressful, however I felt in very safe and competent hands with PLS. My caseworker, Louis Blanchard, was absolutely phenomenal - always responding fast and helping me through the process. Louis always made clear what was required, and made the experience as smooth and hassle free as possible.
The only negative is that the portal provided just did not work with my email address, which was rather irritating - hence 4 stars rather than 5.

Waste of time
Rang to get a new quote on buying a new build and selling my own property.
Email and name were spelt wrong.. no worries.. called to get this amended. Statexld it was fixed. It wasn't.
Rang again to get this fixed and was transferred 5 times untill I reached the department I began in. Told it would be "sent to head office" and wait 24 hours. Again this wasn't fixed.
Finally got email address corrected after yet another phonecall and forms sent through to get things going.
Upon signing in my Surname still had spelling issues despite multiple calls with this being clearly stated phonetically.
This took place over a week and a half. I Can't tell you what they are for the rest of the process but the onboarding was really really poor. Had to call to cancel and find an alternative.
Avoid.
