James Kerman conducted a Level 2 Survey and Valuation Report on behalf of Pinnacle for me for a buy to let in March and I was most impressed by the level of information and detail provided. James then phoned me afterwards to explain in depth the information and recommendations in the report which was most helpful.
I was able to obtain specialist reports and estimates based on his report which then allowed me to negotiate a reduction in price and has just led to a successful completion. Money well spent and excellent service. I will recommend James to others.

Pinnacle conducted a survey recently on our property on behalf of the buyer’s lenders. The surveyor (who had only three years experience) downgraded the value of our property by a massive £60000! I was informed by our very knowledgeable and experienced agents that this was unprecedented and it was the largest down valuation they had ever known. Our very attractive property in a desirable location was sold within four days of going on the market for the full asking price. Furthermore we cancelled further viewings from other potential buyers following the offer we received. The fact that the property sold for the full asking price almost as soon as it went on the market confirms that the agent’s valuation was correct.
I was informed by our agents that as the survey was conducted on behalf of the buyer’s lenders we wouldn’t even be given the opportunity to challenge the surveyor’s decision. This apparently would have to be done by the buyers but which buyer in their right mind would challenge such a decision? As a result of all this we have been forced to accept a much lower offer on our property and our future plans have been ruined.
It is shocking that a surveyor with limited experience is making decisions that result in sellers losing out financially. No doubt Pinnacle will be along soon to explain how the company uses certain criteria to determine values but just ignore all that. It should be the market that decides the value of a property. If you are told you must have a survey conducted on your property my advice would be to offer to pay for the survey yourself and choose a local company with a decent reputation and a knowledge of the local market. While there will be an upfront cost, it could end up being the best decision you ever made and ultimately save you a fortune. If I was able to, I would give Pinnacle a zero rating.

Extremely upset with my experience of Pinnacle. I had 3 local estate agents value my property and I received an asking price offer (priced in the middle of the valuations). Pinnacle came to survey/value my property and down valued by a massive £20,000!!! This is less than the 'Zoopla valuation', which I believe is just a rough estimation, and doesn't take into account my new fitted kitchen, newly decorated rooms, or garage conversion which has added a bedroom to the property! I am in a very difficult position now with my onward purchase (which may not even happen), thanks to Pinnacle. I would NOT recommend using this company.

Very professional, very knowledgeable (I asked him lots of questions), very courteous and pleasant to deal with. Survey was done according to our requirements. However the surveyor missed one point, said there was no electricity in the garage when in fact it had 4 3pin sockets. Overall it was satisfactory and we got a follow up call a few days later.

Good value for money. Survey completed and report delivered in a week followed by a phone consultation so we could discuss any questions we had. Sur ever also made a follow up call to the vendors to ensure report was accurate and reported conversation. Would highly recommend.

The men was verry rude and he didn't answer my question.
On the end of the day I have payd him to come and survey the property he spend 2min and he was gone didn't answer any of my questions and when he noticed I'm not English he was even more rude never have your company survey any of my property's.
