Josh was an excellent negotiator, and found me great tenants. However, Viktoria scores 100 out of 10 for the input she had with the rental, she is super efficient & knowledgable in every way.

Landlords beware

We have had a saga as first time landlords that has proved very, very costly for us long after we sacked this agency. We had a property for which we needed a managing agency to quickly find suitable tenants with references, credit checks etc as we weren't in London and didn't feel we could do this ourselves long distance and had never been landlords. We wanted good tenants who would hopefully stay a while.
OliversTown - who charge a very hefty mgt fee- claimed they verified all tenants which was a weight off our shoulders. In hindsight we should have asked more questions but this was a sudden change in circumstances where a family member was needing care, couldn't live there anymore but the mortgage needed paying.
We ended up with several different sets of tenants and a series of failures that has ended up following us long after we dismissed OliversTown as the letting agency . We spent so much time trying to track down and speak with the property mgrs who initially had plausible reasons as to what was going wrong and then empty reassurances and then radio silence.
Despite the hefty mgt fee some tenants weren't reference or credit checked at all. Several didn't have a legal right to rent as it turned out.
Some then sublet the living room and bedrooms so instead of the 2/ 3 persons living there suddenly there were 8 or so. When we took the property back the bedrooms had bunk beds in indicating subletting continued.
Because we knew the community so well we had near constant telephone calls night and day about antisocial behaviour upsetting all the neighbours, inc several police/ immigration raids. Because multiple ppl had been living there unchecked it was retrospectively classed as an unlicensed HMO by the council for which we had no licence as we didn't know and OliversTown should have given they claimed - and charged us for - property inspections.
They then claimed they knew nothing about the antisocial behaviour. Or about the front door lock changes. Or that there were a lot of reported repairs never attended to when the legal tenants were renting. It was a mess of a situation.
The rent was supposedly paid late or missed but long after we took the property back we learnt that it had been withheld because repairs weren't done and we were just never told. Olivers were meant to manage these.
We didn't learn about legal cases brought against us by former tenants which they must have known about because the court papers have emails to them asking for our contact details. Now, in addition the council is looking at action against us which is a total shock this long after the event .Turns out the courtd have a long backlog so we have only found out over the last year. The property was sold and we had hoped that terrible chapter of life was over.
We don't know if they just took advantage of us as novice landlords or if this is the norm for them but as landlords we had to get directly involved to sort out the mess and the experience is still a huge worry and weight on our shoulders.
We have spent a fortune on legal advice and fees and we have no idea if there is more to come. The whole experience has caused so much stress and many sleepless nights.
Would use very choice words about them if the site allowed.
To other landlords we say learn from our mistakes, don't let your trusting nature blur the boundaries and be prepared to have to deal with the consequences of letting through this agency for years after.

Thank God not their tenants any longer

We are also (thank God) former renters who have had to wait to post this because we were intimidated by the antics of the so called team that manage properties here. Repairs issues were very serious in our case - water leaks so bad one bedroom was unusable and with black mould over ceiling and wall .Told this was condensation and to open the window in the freezing weather as if it was a kitchen. Then to wash with a very strong bleach chemical. Bathroom had same issues. No one ever checked where the leaks came from and we presume when we moved out they just washed down and redecorated for the next mugs.
This went on for years and years. We had electricity blow so frequently we never knew if we could run the pathetic shower ( not a power shower as told), washing machine or see at night when old electrics probably didn't want to mix with water leaking. They never once sent an actual qualified electrician to inspect just general tradesmen after weeks at a time of emails going nowhere who then got really aggressive when we asked if they was qualified ( wasn't ofc). Our smoke alarms were never inspected when we reasonably asked about fire risk. Staggered if as according to a review here the maintenance is so good that the owner himself attends at 2am . OliversTown rents out a lot of flats. What they don't tell you is just how bad they have made relationships with neighbours by not doing repairs and damaged other people's homes so we got a rude but understandable awakening from several neighbours who expected us to know all the problems. Suggestion: once you viewed go ask the neighbours if there have been any property issues and stay clear if yes because this will only get worse we promise you.
Like another post here said there is a team at the council that advises private tenants on rights. They identified who the landlord was so we could take legal action against them which we did once we left and it was a pain but worth it but keep a diary and evidence. Like others we were served with an eviction notice just so could re-let a higher rent and like others we had part of our deposit withheld . Expecting the standard cut and paste response from them saying 'we don't recognise you'. Tenants and landlords steer clear is the best advice we can give. We rent now from an agency where at least there is a semblence of professionalism.

Very poor

Really horrible experience when our landlord wanted us out supposedly to sell but really to get other tenants in and charge more rent. Law says a section 21 notice giving us time to find another place and go through proper legal channels and courts has to be served but instead of doing this OliversTown decided to apply pressure to get us to go. So no repairs to heating for weeks on end we had no working boiler. Blocked toilet.Other repairs covered in the tenancy agreement that all added up to making our lives as miserable as possible. Camden Law Centre advised us this is intimidation and harrassment, we decided to sit it out until we found somewhere better and safer. Because as others here say male property managers there are aggressive and intimidate. Even when they are told to their faces so no, as female renters we didn't feel safe. They told us they could enter the property with no notice and tried to when this is straight up illegal. Sure enough once we left the property was re let at higher rent to the next people who will face the same problems we did. When they respond on here claiming they don't recognise our case it is because there are so many like ours.
There are other estate agents and we found one that is so much more professional who don't act like this.
Renters beware !

If there was a minus scale would give - 10/10.
We rent from here, we paid a lot of money up front, we all share. So many problems from day one with keys/ locks - something you would assume would have been checked before letting. We wish we had read the renters reviews before signing but they pile on the pressure to sign quickly because of the housing crisis, told us other people would pay more , we didn't want to be gazumped.
Property has water coming in from blocked gutters and other leaks from poor plumbing into 2 neighbours, after years of poor management ( according to them). Electrics are a very big safety worry and an independent electrician friend said not wired correctly, and no electricty certificate comes with the letting, and we are not convinced they are legal as they wont show it.
Court ordered bailiffs come regularly and harrass us to the point we can't answer the door because the landlord hasn't paid debts like council tax in the past and other landlord responsibilities that surely is OliversTown job to manage. These aren't our debts, they are in the landlords name, we forwarded to OliversTown.
Neighbours say this too has gone on for all the years OliversTown has managed this property and they get harrassed as well.
Communication is dire. No response to emails. 2 arranged inspection visits didn't happen. Refuse to tell us where the landlord is so we can rediect the bailiffs.
There are other letting agencies in Camden so go there.
We are getting legal advice from a law centre and will leavevas soon as we can

Super helpful!

Such a helpful estate agents! Refreshing to find an agents with such a friendly and genuine team.

Joshua has been a great help from start to finish, super on top of getting everything secured and ready for our move in. His communication with us is fantastic and was ready is answer all questions we needed and chase the necessary requirements to get the ball rolling in time.

Costa was a fantastic help on the first day of our tenancy, giving us time to talk though the whole property and get everything top notch for us! He helped us feel so at ease.

The team is friendly, smiley and is eager to help - a hard find in London at the moment!

A worse agency simply cannot exist

A worse agency simply cannot exist. These people left me homeless and stranded on what was to be my move-in day as had been let-agreed more than a month earlier & meticulously planned for. Instead of owning up to any of their incomprehensible mistakes they told me the owners were the issue, and told the owners I was the issue, pitting us against each other in a way that baffled and caused enormous stress for both parties. They also attempted extortion, demanding I pay more than was agreed in order to get my keys (in hopes of hiding their mistakes from the owners ie their clients). I had to physically find & contact the owners myself - while having nowhere to live/stay - who were horrified to find out the truth and stepped in immediately to facilitate me moving in to their property. Upon doing so I quickly discovered that - on top of everything else already endured -the agents had blatantly lied about the features of the property in writing, in their listing, and verbally in person - claiming the property had triple glazing throughout making it particularly quiet (knowing I required this for my job and otherwise was a dealbreaker). Turned out there was single glazing - which they knew but lied about - and it was entirely unsuitable for me/my work to be able to live there at all. So after weeks of the pure hell of being left stranded on what was to be my original move in day, finally getting that resolved and the cost and stress of moving in, I had to immediately find somewhere else to live and move out yet again. All of this cost me literally thousands and thousands of pounds, on top of more than a month of not being able to properly work (self-employed via a home studio) due to the displacement they caused, and unimaginable stress, chaos and damages. The agents were obviously sacked by the owners, and still have never owned up to any of their entirely incomprehensible, incompetent (and unlawful) behaviour, and they have completely ignored our requests for reimbursement & appropriate compensation. Cannot caution enough to avoid at all costs. (Based on looking thru their reviews I expect their response here to be they have no record of me even existing and no idea what I'm talking about, as gaslighting anyone who honestly reports their horrendous experience seems to be their MO. But to - you know - 'give them a call'. Just appalling).

Awful landlords/ agents

Should be a zero star rating for these agents.
We rented from them for some years and each year got worse and virtually no repairs were ever done and when we left the fight to get back our deposit back confirmed everything we'd come to expect. Not unrealistic to expect working heating and hot water, electrics that were safe, furnishings that didn't break under normal wear and tear. They ignored all emails and we never got a single call back like others said on here, they caused so many problems, it was clear they wanted to drive us out as the owner wanted to sell without having to go down the legal route. They made our lives hell and we wouldn't recommend them unless maybe you're as ruthless as they are . What others have said here about the 2 named male staff who like to intimidate is also what we faced. On the one time they visited before we left we wouldn't agree a time and date unless there was more than one of us present - which they complained about-and we videod.
Suggest every single other person does the same if they're a tenant now.
For everyone else do your research first and then stay clear.

We met Kevin this morning and even thought the two viewings we had, won’t work for us, he was very nice and professional. When you can't report a repair for fear of eviction

I have read some of these reviews and there's quite a pattern and it is alarming.Not happy at all with the arrogance and aggressive belligerence of the property managers who my daughter and her friends were forced to deal with. My daughter is currently one of several female renters who feel intimidated and held over a barrel by Oliver Town. They have reported problems from day one, tried patiently to raise repairs, got ignored then when complained got told they were lucky to have the place.
You don't have to be a brain surgeon to work out the threat is 'report repairs and we will issue eviction proceedings'.
Whilst that may be illegal she and her friends are individuals without the means to lawyers. She's a hard working NHS worker just needing good quality accommodation near enough to work. The greed of landlords in London is one thing but appointing agents like these takes it to a whole other level.
