Absolute fraudsters!
Thankfully we managed to get rid of them.
Avoid them like a plague!
Our new management company provide way better service and the amount also decreased considerably. They are genuinely a joke!

They are desperate to use their contractors (obviously for getting a business from them contractor would not mind to say good things, money talks) to improve their ratings but make no mistake, they are dishonest, unprofessional thieves that only care about the money and nothing else. Their service is appalling. There are not many (sadly) other reliable and honest management companies out there, work with them. Stay well away from love your block as they turn it to hate your block!

I am a grounds maintenance contractor for Love your Block and have been for many years. I have worked for many management companies over the years and it’s so refreshing to work for one that really cares so much about its leaseholders. My main contacts have been Property Manager Steph and Company Director Paul. Steph is simply amazing, she is always at the end of a phone to deal with any problems that arise during a visit to sites and does it with a smile and a giggle. She sorts all the paperwork out and is efficient in sending out work orders to complete. They are happy to take recommendations from us contractors so we can enhance the overall look of the development. As a contractor, the one main sticking point with management companies is the speed of payment from an invoice, LYB pays so quickly that I know it will hit my account within a very short period. If you are looking for a well organised, caring and responsive management company then I can’t recommend LYB enough.

One year in and LYB have turned around our account that was seriously mismanaged from day one to a functioning account. There is still a lot of work to do, but Vanessa and Steph work hard to bring the account up to standard. The fees are reasonable for the service we get.

I thoroughly recommend Love Your Block who have managed our freehold property for at least the last 6 years and done an impeccable job. Having lived in many leasehold properties where managing agents are cutthroat and slow to respond it has been such a relief having LYB on our side - looking after the endless upkeep and managing solicitors and paperwork efficiently.

For the works they do and service they provide, the costs that they demand are nothing short of DAYLIGHT ROBBERY. The staff are rude and they seem to struggle using a mind of their own and simply read off their script like robots. It is quite clear they are pushing their own company debts onto us flat owners. They have tried to hide this through inflated quotes on their annual budget. They have left us flat owners with our hands tied and we are being bullied to pay. Avoid at all costs.

A review to thank LYB for help during the sale of our flat, and for doing a good job of maintaining the water tower development.

On our flat sale, Steph did a sterling job going above and beyond to respond quickly to the many clarifications from the buyers solicitor. Our solicitors recognised Steph's help specifically. Paul got our lease variation signatures sorted very quickly to an urgent deadline - thank you both v. much.

The Water Tower development is a smart, well maintained development. Whilst there are always some challenging areas for development maintenance, Love Your Block do a good job for a reasonable charge.

I've worked with many property management companies as a contractor for grounds maintenance on private estates for years now and Love Your Block has been the only one that has delivered on absolutely everything that they have said they would. Most the companies I've worked for before have been all about the money and will talk a good game but never follow through. I worked on a certain estate for 3 years and in that time there were so many property managers I couldn't keep up. None of them had a hand over from the previous one, and from the start I asked to do extra work to reduce maintenance and make the the place look alot better. 3 years later and 10 quotes for the same job meant nothing was done. Love Your Block took over and instantly contacted me they had no hand over from the previous company and I had more contact in 3 months with them than I did in 3 years with the previous. They worked constantly communicated with myself and the residents to rectify all the issues on site that had been issues since I started work and had not been addressed. Through the work they did the estate now looks a million times better its not perfect just yet but they have everything in place for work to start and to move forward positively. I can't give enough credit to the employees at love your block and the level of professionalism that I have seen within just a few months. If you're having issues with your property management company and are looking to go else where please just try them out! They definitely do love your block!

Steph and Vanessa have been so patient with dealing with a plethora of queries from various prospective buyer for our flat over the last 18 months. But we finally got there with their help.

Steph at Love Your Block has always responded promptly when I have contacted their office, and she has tried her best each time to ensure action is taken where required. Always very pleasant and polite.

Special mention to Steph for all the help and guidance provided. It is greatly appreciated. Love Your Block are very rare in my experience in that they are a management company that actually help residents! Keep up the good work

Shout out to Charlie from Love Your Block who has been utterly awesome in helping us in our block. We had a lot of work that needed doing with S20 Notices in a situation where not all leasholders agreed. Charlie's diplomatic and communication skills, plus her attention to detail were amazing and frankly we wouldn't be where we are without her.

Vanessa and LYB team are a fantastic asset to our management company. They came in taking over from what was a total disaster left behind by the previous managing agent and helped identify and take appropriate plans of action on outstanding tasks. Their knowledge and experience has helped bring the properties up to date in regards to regulations and allows the focus to slowly shift from mandatory maintenance to areas which will add improvement to the properties. Vanessa and team are very responsive in their communications and deliver a great service. The team are very co-operative and enjoyable to work with. Thank you for your hard work so far and look forward to continued success of the service.

I live on maplin park Langley we been charged 1200 per flat for new fire doors and all we are getting are new hinges I'm a builder myself but I need to get into changing hinges for 2400 that's what the 2 flats have paid to get new hinges on a door its a joke

LYB took over the management of our block approximately three years' ago, after years of neglect by the previous regime. Regular billing was not in place, and several lease-holders were in the habit of not paying anything.....and as a consequence the block itself was degrading badly. I have been incredibly impressed by the efficiency with which, step by step, Paul, Christine and team have gradually pulled things around, supported by a new and helpful free-holder. It has not been an easy 'journey', and getting the Section 20 works finalised was time-consuming and frustrating at times....but eventually we got there. A wonderful boost for the lease-holders, and now we have a block which actually looks cared for. Occasionally, phone calls are not returned, and there has been some staff turnover, but in the main I have nothing but praise for LYB. Most recently, Charlie has proved to be a very diligent and persevering Property Manager, and she has helped to resolve an historic and complicated and difficult problem with the electrical supply to the block....again, I have nothing but praise here.
