Bad letting agent

I had a very upsetting experience with this letting agent. I was given only two months’ notice to leave because I was told the landlord intended to sell the property. As a single mother who always paid rent on time and kept the home clean, this caused serious stress and disruption. We were settled there my son’s school and my workplace were nearby and we were forced to move quickly into a place I did not want.

What makes this worse is that I later saw the same property advertised for rent at a higher price. Before leaving, I had even asked whether the landlord wanted to increase the rent, but I was told the property was being sold.
On top of that, half of my deposit was withheld for trivial reasons despite leaving the property in good condition.
I feel misled and unfairly treated despite being a responsible tenant. Based on my experience, I would urge others to be cautious.

I have lived in the property for over 20 months

I have lived in the property for over 20 years, and throughout that time my experience with Jayne Beard has been very positive. Kirsty was by far the best property manager I dealt with , professional, approachable, and very responsive.

Any issues in the property were handled quickly and efficiently whenever they arose. At the end of the tenancy, a small amount was deducted from the deposit, which was completely reasonable and understandable for general maintenance.

Overall, everything was managed well and I had no major issues at all. I would happily recommend this agency to anyone looking for a reliable and professional property management service

Poor landlord service experienced

Dealing with a tenant’s eviction from my property was very stressful and made even more so by Property Manager Kirsty Smith’s obstructive behaviour in producing the key documentation required for a successful eviction, to the extent that I frequently wondered if this particular tenant was a personal friend of Kirsty’s, given the way in which she seemed determined to frustrate the eviction process. From the off, she served an incorrect Section 21 notice (this is her job, right?), which meant my solicitor had to re-serve it - and kept me out of my property for at least 2 months longer than necessary. Over the 4 years she managed this property for me, I thought her sly and evasive, which frequently meant I had to keep emailing for clearer or fuller explanations; her passive-aggressive manner in telephone and email correspondence left me gritting my teeth every time I heard from her. I eventually had to ask her manager to allocate a different Property Manager. At the end of the day a landlord is paying for a service: I received very poor service in this instance.

Extremely disappointed with Jayne Beard…

Extremely disappointed with Jayne Beard after over 30 years of loyalty as both a tenant and a landlord.

I recently enquired about letting my property and was quoted fees that had risen sharply since our last engagement. When the terms and conditions arrived, the charges were even higher than what I’d been told on the phone.

Their own website listed the same service at less than half the price I’d been quoted. When I raised this with the lettings manager, she dismissed it, saying the website hadn’t been updated, and refused to honour or even discuss the lower advertised rate.

This experience left me feeling that transparency, fairness, and customer loyalty are no longer valued
at Jayne beard!

Unhelpful staff

Unhelpful staff who were always difficult to deal with and particularly poor with communication.

We rented through Jayne Beard for just under a year. I agreed to meet Kirsty to do check-out at 9am at the end of our tenancy. I contacted her to say I was running 5-10 minutes late due to car troubles and she left the property by 9.07- even driving past me. I called both the office, as well as her phone immediately after and was told she was on annual leave so would not be returning. I am heavily pregnant and waited outside the property for another 30 minutes in the hope she would be decent enough to come back. I’ve since received very defensive messages about why she left but was ultimately not given the opportunity to be present for the formal check out process and received a list of items they wish to take money out of our deposit for.

I’ve requested information on the steps involved in disputing the deposit deductions and have been told they ‘don’t know how the system works on your end’. This indicates that they really do not support tenants. I will definitely not recommend them and really hope never to have to deal with them again.

AVOID AVOID AVOID. If I could award 0/5 stars I would. Find someone else to rent through.
We rented with Jayne Beard for 3 years and the way they have handled themselves throughout this tenancy has been the worst experience. We have never once missed a payment, and rented a property that we were promised would be improved/repaired upon us signing contracts at the start of tenancy - this never happened. Upon moving out in August, we have ultimately been victimised for the moving out repairs for this gross mis-management.
We've just finished a 3 month battle over the return of our tenancy deposit through the DPS protection scheme, in which we were awarded a significant majority back after Jayne Beard roguely attempted to claim £850 of a £1030 deposit to cover the costs of their poor property management, zero maintainence and lack of investment into their property(ies) from the start. It's not the tenants job to do this, it's theirs!
They act exclusively on behalf of their landlords and give absolutely minimal tenancy care, support, consideration, upkeep, property maintenance and general support (unless they're legally obliged to maintain elements of a property).
I wouldn't wish our experience on any one else, and I would strongly advise others to read extemely similar reviews like this before looking to rent with them - it's clearly a way this company operates and isn't the first (nor the last!) time either.

Don't do it

Poor communication, and determined to hold on to your money as long as they can. I have received rude and abrupt emails, and despite multiple requests from me there was no clarity or openness about why they are refusing to return my deposit until they finally sent an email at the end of the day on a Friday so I was unable to respond until the Monday.

Following on from a previous review…

Following on from a previous review we’ve now been with them over 2 years and they are still awful to deal with. Our new property manager has zero customer service skills, is rude, defensive and argumentative. I’m betting the landlords and potential tenants don’t see this side of them. We avoid as much contact with them as possible as their attitude causes us stress and sleepless nights.

We were tenants through Jayne Beard they were a waste of time

We were tenants through Jayne Beard if I treated customers like they did I would have been shown the door in minutes.

The landlord was not interested in repairing the property and the so-called property managers were a joke.

When it came time to leave as we had brought out own property, they treated us horribly, claiming we had not cleaned the rented property when we had cleaned it from top to bottom and got professional cleaners for parts of it. Turns out Jayne Beard were trying to make sure they gave no deposit back, using anyway possible.

Basically Jayne Beard are nothing more than a bunch of stuck up grifters do not touch them with a barge pole.

Most Terrible Experience

I had the most terrible experience with this letting agency. They did a reference check and noticed my contract was expiring a month to the tenancy agreement date and sent a failed reference because of that despite my entreaties that my contract was going to be renewed. Heck.i wasn't planning on being out of job for goodness sake but they refused.i even offered to provide a guarantor but no they refused again because they Intended to keep my deposit. As if that was not enough they quickly went to reenlist the property back online without even notifying me formarly.Kirsty Smith is not fit for her job. No desire to help or solve customer's problems.I wonder how these guys are still in business! Please avoid them at all cost.

Awful

If, as a tenant, you want to be treated as a second class citizen this is the lettings agency for you. We were given a Section 21 by the landlords - Bedford School Trust - after we asked for numerous repairs to be carried out. Those repairs were carried out - well sort of - even the contractors moaned about how difficult Jayne Beard were to deal with and Bedford School.

We dealt with different agencies looking for another place, nearly all said Jayne Beard were known for short cuts and money grabbing (they charged us a £35 check out fee, even though they wouldn't let us attend, even though C19 restrictions allowed for that, they managed to get the oven cleaner man in when we had left).

It's a bunch of young kids, I assume on low money and probation (one admitted this) who aren't built for real life, never mind showing care and understanding to their clients.

We had a realy bad experience with the…

We had a realy bad experience with the agency. They said we passed our check, but refused to rent us property because of the references they were given by our landlady. Our landlady said to us that she gave us good references and she is willing to give them in writting if they have problem with them. She was called again by rent4sure company and she explained that was some kind of misunderstanding of mixing up. It was passed to the agency, but they refused to doublecheck that and refused to pay back our holding deposit back. Now we starting the battle with them over that. They even didn't bothered to call me to tell about their decision and when I ask them to explain situation very rude lady said that she even doesn't have to talk with you. It was shocking experience and the only reason for the way they treated us, that I could think of is that they trying to take holding deposit from as mamy poor souls they could. They have tenants still living in the house, so they have time...
Avoid dealing with them at all costs, if you don't like to pay for being treated without any respect. Be warned.
