Our history

Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.

Newport Court

This company and its staff are doing an excellent job of caring for the residents here at Newport Court in Canterbury. It is a safe environment where regular checks on our wellbeing are made. The activities and gatherings bring together all the different characters and personalities in a warm, friendly, inviting way. Who says we oldies are boring old farts! haha

Housing21 Experience

Very welcoming and friendly crew. I was extremely well looked after by everyone and helped when needed to make my homecoming as smooth as possible. I would recommend housing 21 to anyone.

Ebbage Court

I have just passed 6 months at Ebbage Court and it has been a great experience for me as I enter a new chapter of my life. The manager Doyin has been very helpful with me, answering my questions and also giving very good advice. All the tenants that I have met have been friendly, giving me tips and chatting with me when they find out that my accent is from Trinidad & Tobago.

Lovely block, poor communication

We are so grateful that Housing 21 exists, but the process has been quite confused and we feel that communication is not brilliant.
The building is fantastic and very clean.

Prospect Place

H21's office staff do not seem to be able to control the environment properly. Residents seem to be at each other all of the time. Eggs thrown at Residents doors, glued locks to flats and other things. Some Residents moan that they don't always feel safe and the security doors have been known to be broken, so anyone can come in.
People in this building are vulnerable and should be looked after properly

AVOID PROSPECT PLACE AND HOUSING 21

PROSPECT PLACE AND HOUSING 21 HAS A MEETING ONCE EVERY SIX WEEKS TO DISCUSS THE ANTI SOCIAL BEHAVURE THAT IS GOING ON BUT NOTHING EVER GETS SORTED THIS PLACE IS NOT A PLACE TO LIVE AVOID ANY HOUSING 21 COMPLEX.
YOU CAN READ OTHER COMPLAINTS THAT SAT DO NOT LIVE AT HOUSING 21.
I AM STILL WORKING WITH OTHER PEOPLE TO GET MY SISTER OUT.
HER HEALTH IS DETERIATING MORE AND YOU DO NOT GET ANY HELP FROM PROSPECT PLACE OR HOUSING 21 AS THEY DO NOT CARE ABOUT THE ABUSE OR ANTI SOCIAL BEHAVURE.

IF BULKY ITEMS ARE DUMPED IN BINCHAMBER OR VANDALISUM IS DONE THEY SAY THHEY WILL CHARGE ALL RESIDENTS FOR DISPOSAL AND REPAIRS, THIS IS NOT FAIR ON OTHER RESIDENTS DUE TO PAY FOR SOMEONE ELSES RUBBISH OR VANDALISUM.

I have just left Chindt Court,the…

I have just left Chindt Court,the scheme was overall very good,but problems with tenants and anti social behaviour led to me to leave ,one tenant was moved within the scheme despite 26 neighbour complaints,the tenant is still living there,I reported it to the LHM,but no action was taken.I left feeling quite vulnerable and disappointed I wasn't listened too.

Waterford Court is a good place to…

Waterford Court is a good place to live. It's good points are, convenient for town and busses, large garden, feels very clean and secure. Friendly atmosphere. However we badly need a new front door which is easy to open and shut but also provides security. It would also benefit from a much larger residents sitting room. The present one is too small for any large meeting or party for all residents. Also, it would make life easier if more car parking were provided with separate parking for residents and visitors.

Housing 21 is still under investigation

This post was read & ignored by H21, continues to tried 2 gain a 1 - 2 chat with me by posting awkward notes in my letter box, Jan - Feb 2024. I continue 2 keep a low profile as socially excluded & marginalised. I unblocked CEO, area manager and Ebbage Crt manger emails to just say i know what u r up to. Anymore then injunction / restraining order will b issued. Then blocked they're incoming emails

Have no reason to respond 2 cosy chat. As long as the rent and service charge is up to date and I am not committing any ASB

8th Jan 2024 I received a harassment fake rent arrears letter with statement of £1050.37 from the manager. 9 Jan 2024, Lies. This will cost H21. On 18th Jan 2024. CEO & her colleges with Ebbage court manager, sent my next door neighbour to phone or knock on my door. I was not available. On 30th Jan 2024, Ebbage Crt manager & her manager drafted a letter that they wish to arrange a meeting with me. The letter suggested a resident at Ebbage Crt had spoken with them. I unblocked their email to send all three of them a letter to warn them. If they send anymore harassing letters then i will have an injunction/ restraining drafted up & issued. I then re-blocked H21 incoming emails

H21 maybe controlling the residents with some constantly drinking themselves to death, but H21 cannot with me

Hate it when a hater since Nov 2022, here masquerading as a pastor, who obviously does not fear God or knows his bible. I grew up as a practising Christian and I have watched my prayers answered. 1 John 3:6 James 4:17, 1 Cor 6:18, Phil 2: 15 and Hebrews 10:26

Housing 21 must have forgotten that my official stage 2 complaint November 2023 is now in the hands of the Housing Ombudsmen., who are a legal body who communicate with Housing 21 legal team. The original complaints dates back 2022. This is unprecedented. I believe that the ombudsmen is waiting till I am out of the clutches of H21 and then they will gather the rest of the updated evidence that I have provided and then proceed. I hope that Ombudsmen throws the book at Housing 21 and then publishes their findings. The longer that I am here at Ebbage Court will only add to my remedies that would be more than what was offered by H21 and the your heavy fine, orders and recommendations. Seriously, It has taken me a while to realise that Housing 21 has acted very shady, corrupt, slippery unethical and nefarious

Michael Gove is MP for Surrey Heath and is the Housing and Communities Minister. He is aware of countless housing associations that need to be named and shamed. If you are big enough take them on, you will receive similar fictitious rent arrears letters. Otherwise, pretend that this review was all made up.
Given that on Monday 8th January 2024 they premeditated, as in planned out a letter and a rent arrears statement that was hand delivered through my letter box by Ebbage Court manger saying, please see her to discuss the arrears of £1050.37 Arrears that never existed. I will have this published with names mentioned in its entirety. This was mentioned in a recent post. The post also said that the sender returned the next day before the end of her shift to knock heavily at my door, Twice. A similar MO. I finished in saying that I will from now on if a person knocks, I will have a camcorder capturing the person behind the door as it opens. She was not pleased that I had mentioned her name in the previous post. She did not seem that bother when she published and printed my name and address without my authority in the October 2022 H21 hardcopy newsletter. This will be included in my Ombudsmen compensation

The reasons why I cannot enter into another cosy chat behind closed doors with the possibility of gaslighting , Housing 21 is still under investigation. I am being represented by a legal body. I have not clapped eyes on a H21 manager since early December 2023. If I do, I will ignore it

I believe that H21 is stoking the fire of Ebbage Court and 21 are aware that I own a mini body cam that I attached to me. No one can see it. It records footage and sounds and deletes unwanted material. This is total legal in UK law and I am fully up to speed with GDPR and DPA

Housing 21’s recently installed CCTV due 2 the instructions of Woking Council and the local government, who are being kept up to date, hate, hostility & racism discriminatory & white supremacist towards the only resident here of colour. Many have read my reviews and it apparently has made very uncomfortable reading

the old mystery shopper/mystery family member.

well i feel that there are many issues that are missed by area managers when they visit there housing manager.
i know that the managers and office staff always knows when the area manager is coming. As we see that the court office and serounding arear are given a tidy.
May be housing 21 could send in amystery person, as this person would not be expected and they could talk to the staff/careers in private. just like the mistery shoppers sent to suppermarkets. i think that you would see problems especially at the weekends or after 6pm during the week.

Prospect Place in Gillingham Kent is a bad place to live

I am not happy were I live it is not a place to live.
There is to many problems here.

I was put in Prospect Place by the social services not given my oppotunity to say were I live. They looked at 3 properties on homechoice and turned them down without me seeing them.
I was told I will have to stay here until I am in my box.
The staff in the office do not care and when you tell them to keep it confidencail they talk to that person and it come back at me.
I wish things can get better but it has been going on to long, nothing will change.

I am not happy in this place I live as it is not good.
You have a lot of problems here, such as knock down ginger, people trying you door handle to get in, anti social behavior, eggs or gluing your lock.

You have to keep your door locked to feel safe and be like a prisoner in your own home.
Housing 21 do nothing about it.

There is no using complaining about it as nothing changes.

The service charge is discusting . The price we pay £114 per month and it is going up again in 2024.

With the cost of living I have to try and budget my money. With this charge I have less money to by food.

I would not recommend anybody to live in this place is not a friendly place to live,

The repairs are not done quick enough and you have to wait 2-4 weeks as have been told they need to have 20 repairs before reporting.

There has been a lot of vandalism here with security doors getting damaged and it took over 4-5 weeks to get dealt with.

I feel isolated, trapped and not a human being because of all the trouble here.
I have more health problems than when I moved here with.

There is not much to do here except being indoors.
Your face has to fit.

Housing 21 is for over 55yrs old, you don't get a choice to were you live when social services are involved.
They put you in this place and don't care what you want.

Where is my human rights to choose to we're I live.
I can cope outside in a proper world, I do all my bills and cope with money I just need a little help with my disability. The social workers mess up your life and just put you we're they want when you are 55yrs old.

The only good thing at housing 21 is the care plan.

Prospect Place

I came here to live in May 2022 following an accident at my previous accommodation where there was no lift at all and my flat was on the top floor and there were only stairs to get down to the ground floor. South East Coast Ambulance Service then submitted a report to Medway Council/Housing and Social Services to say I needed somewhere that had a lift
I had never heard of Housing 21 before or even Prospect Place. I then proceeded to read about the development on Housing 21 website and I have to say it sounded a great place for over 55’s with lots to offer. So I then proceeded with a viewing of the potential flat and it all looked ok except for no balcony which I was not overly happy about as I had a lovely balcony at my previous accommodation. The sign up process then began and move in took place on May 29th 2022
As the days and weeks went on I thought ok and as I was still settling in I thought it’s too soon to form an overall impression of here.
However as the months progressed I began to form the following impression which has only up until now and I’m sorry to say it continues to not be what I had hoped it would be.
There is Anti Social Behaviour, Bullying and Harassment which management are trying to resolve by holding regular meetings but determined individuals here make it hard for this to happen and I personally feel it will be hard to change due to determined individuals to prevent any sort of quality of life possible here and also make you feel like your face doesn’t fit here at all.
Rent and Service Charge here is reviewed annually and it seems to keep on going up and not going down unfortunately which means some very tight budgeting of money by us living here to ensure we are still able to afford the increased amount. Meetings are normally scheduled to discuss the proposed increase but if you’re unable to attend due to being unwell etc you lose out on this opportunity.
The advertisement on Housing 21 website I feel needs reviewing and updating as it doesn’t seem to have been updated in a while.
When you report repairs here it seems like they take a while to resolve and contractors to attend but I suppose they are placed in some sort of priority order I have no idea. I have since living here had personal experience of a repair that did seem to take time to be sorted.
Housing 21 I have read is 60 this year and although that is good I have never ever heard before of Housing 21 so 60 years but I have never before 2022 heard of Housing 21.
I personally don’t feel comfortable living here and I’m doing all I can to rectify this do I can have some quality of life again but due to a group here of very determined individuals they are making that impossible not just for me but several others here too.
There is an onsite Cafe here which is open from 08:30 until 14:30 which is open Monday to Friday and occasional weekends.
It’s a shame as the location of this development is good and it’s a shame that it can’t be the same for the overall atmosphere being ruined by some very determined individuals who make you feel like an inconvenience and to make you feel I don’t belong here my face truly doesn’t fit and this is upsetting.
I would say to anyone considering this development as a potential place to live seriously consider all your options before making any final decision.
Also you do have to be very careful here about what you say and to who because although someone will you can tell me anything and it will remain confidential it never does and it’s soon spread all around the building.
The only Housing 21 development I’m aware of that has no Anti Social Behaviour etc is the Bellephoron on Rochester Riverside and if I could live there at least I could enjoy quality of life for the first time which I’m certainly not here.
The on-site care provider here provides I have to say an excellent care package if that is what you need.

Since moving into Charles Watson Court…

Since moving into Charles Watson Court twelve months ago I have to say, that I have had no reason to complain.
Having had experience in my past employment as a maintenance manager of a group of residential homes I appreciate that you can't please everybody all the time, and have to accept that things might not always meet your expectations, but can usually be solved through discussing the situation with management. The problem ref mobility scooters is one H21 has to come to terms with, as more aged people are giving up their cars for many reasons. I feel that in the future if the problem is solved can help to attract more residents to H21 accommodation.

Transparency lack of

Lack of or no transparency especially in the tenancy management. In so far as empathy towards the tenant this is non existent!!! Preferred contractors are questionable in all aspects of the quality of workmanship and costs. Rentals and associate service charges beware. V

Seagrave Court

My wife and I moved into our one bedroom flat at Seagrave Court, extra care community in April 2023. We immediately regretted not having made the move earlier
Prior to moving in we paid a visit to Seagrave Court. On that occasion we were warmly welcomed by the resident ambassador Joanne. Joanne immediately made us feel at home. She explained and showed us what life was like at Seagrave Court, the dinners, dinning room, activities, lounge, bistro, laundry gardens and her own flat. Everyone we met from managerial staff, other residents, carers, activities coordinator and cleaners, were all positive, friendly and welcoming.
The decoration within the court itself creates a pleasing calming and relaxed atmosphere. Nevertheless, you can always hear laughter, see smiles and hear "how are you today"
The managerial staff are superb, so caring, helpful and supportive. Even in trying and stressful times, I have seen real professionalism being exerted by the managerial staff. My wife and I feel safe, are thankful and can sleep easy knowing we have such supportive back up 24hrs a day. On the one hand you could say we are just a community but on the other hand and much nearer the truth, we are one big extended family.
We highly recommend Seagrave Court.
