Zero Customer Service

Similar to other review, I would give 0 stars if that is possible. As a Management Service, the customer service was pointless and verging on passive aggressive. Any requests for information were met with polite indignation and a deliberately evasive answer. You needed to send at least 6 emails before you would get the response you required. Any request to address an issue was resolved by an increase in fees, with call outs to engineers or tradesmen without taking time to consider issue, or best solution. In my experience, they provided zero service, and became a necessary evil for residents in flats who did not have an option.

In my opinion, management company’s should be an area for a public investigation and there should be change in public policy or law that helps to oversee their services.

I sold my property on 1st March this…

I sold my property on 1st March this year.Today 21st June I still have not received my refund of float.I am now told I will receive this by the end of next week or the beginning of July.
In addition because H and P allow contractors to invoice up to 3 months after completion of works I may receive a further charged invoice in the next quarterly invoice run in August ,5 months after I sold my property.
Factors generally have a bad name however H and P must be awarded a gold medal in this respect.

Very happy with H&P

Ryan Grant at the glasgow office manages our property. I’ve reported around 3 issues to him over the last year including a significant issue with a water leak. He always acts quickly and professionally to arrange for any repairs and problems to be resolved and provides excellent communication. Very happy overall with the service H&P provide.

I would not give any stars…

I would not give any stars if that was possible. Zero transparency, overinflated prices taken from thin air, pour communication and snotty attitude from some members of staff. Not happy. How come they are not regulated, it boggles my mind.

H & P, desk bound extortionist gangsters.

Hacking & Paterson were imposed on us by our developer Millar Homes to take care of common areas on our estate. During the 14 years under their management, I can honestly say they have done nothing, zilch, nada, hee haw, zero other than demand money to pay for over inflated repair quotes and their bloated "management fees". There is no customer care, if you contact them, they send a sniffy reply, threatening and intimidating homeowners with legal proceedings if you do not pay your common charges to their timescales. Wait, you have a float of £100 per property and threaten us if it falls below 50%? Homeowners need a factor who will genuinely listen to them, H&P fall well short. After 14 years I have moved to a property that does not require a factor, freedom! Their parting shot was to massively increase their apportionment change of ownership fee to £200, really?! Desk bound extortionist gangsters. Oh, and don't bother replying to this either with "we are sorry to hear blah, blah, blah".

Absolute Crooks and thieves

Absolute Crooks and thieves. They create jobs for themselves to do and complete them in a manner that requires them to be redone, such as painting iron fences that are not designed to be painted. They take a float which they then wipe out in your final bill. I never paid more than £40 a quarter but got a final bill for £225 which included a £250 apportionment fee amongst other fees which wiped out my float. Apparently it cost HP £250 to change the name of the person who owns my old house. I cant reiterate how bad they are, half assed jobs, refusal to take any accountablity and creating made up jobs and hidden charges.

Absolute crooks

Absolute crooks. Quick to send you bills demanding payment within 7 days and send you threatening letters but when it comes to them refunding you money they will drag theirs heels and wipe out money owed to you with sudden new random fees. When I moved out of my property, I was expecting my £100 float money to be refunded but apparently I now owe them £100 in management fees due to the sale of my property, despite them having little to no involvement in the process other than changing the name of the property to the new owner. Absolutely disgusting. Avoid them at all costs.

I've just moved house and have had the displeasure of dealing with H&P for a number of years. Whether it's fighting for bodged jobs to be rectified costing thousands, or contested charges being ignored and kicked down the road for years; H&P are bordering on incompetent, are untrustworthy and completely against the best interests of the residents they claim to represent. Why make life so difficult? Surely its in everyone's best interests to be honest and act with integrity? Just a good way to be... 2 years of ignorance over £30 and you now want me to continue to waste my time. Its simple stuff, and whether its arrogance or incompetence, it has caused me to leave this review

0 stars if possible. WORST FACTORS POSSIBLE!!!

0 stars if possible.
Absolute cowboys.
Will not accept any ownership of any work.
Will not help owners with any issues that will arise, which is their responsibility.
They will cost you thousands of pounds to rectify any issues that should be done on their behalf.

If you are going to buy a property and and Hacking and Paterson are the factors... RUN and don't look back.

I wouldn't recommend this company to my worst enemy.

Self factor instead. Its easier that you think.

AVOID! AVOID! AVOID!

I would rather stick my face into killer hornets with STD's nest that use Hacking and Paterson if possible!!!

We have just sacked Hacking & Paterson

Our development has just sacked Hacking & Paterson. Our new factor is night and day, and has made us realise even more all the years of poor service under H&P.
H&P are by far the worst factors in operation. They played divide and rule with our residents. We discovered we even had an insider resident, feeding back information from the residents’ committee to them.
H&P were not open nor transparent about major water ingress issues across the development. Residents were made to think it was only their property, and it was a private matter. When residents collectively found out, the move to sack H&P began.
They seem to look after their contractors and business network, above and beyond the needs of residents. And if you think it is hard to sack a factor - it isn’t. It really isn’t. We did it in less than 6 months with no problems. You just need a majority.

Gillian in the Glasgow Office has been really responsive in sorting out repairs. From a faulty front door to lighting on the first two level of flats in Hamilton, she has been quick act and chase up contractors.

Daylight Robbers

I don’t understand where the money goes. Extortionate and don’t seem to realise we are in a cost of living crisis. Had one quarterly come to £500. You phone for answers and you’re met with arrogance. Awful company can’t believe they are able to operate. They do nothing. Unfortunately had to give 1 star I would give -10 if I could.

Trust Pilot gives an Accurate representation of this Outfit

1 STAR, is pretty much what this outfit deserves. Value for money is very low. Their management fee and T&C fees are high for what you get. Licence to print money. No one enjoys paying their hard earned cash out for little return…. And every quarter thats pretty much what we all do, without question or option.

May look to see if our estate can be managed ourselves

H&P? zero stars… corrupt… avoid at all costs

Unable to give zero stars… undoubtedly the worst and most dishonest property management company ever. Management Services?… zero management & zero services. H&P are only interested in scamming property owners for arbitrary fees and excessive add ons. If anyone has ever managed to get any form of service from this lot, I’d be shocked & stunned. Stringent regulations & accountability measures are needed in order to put this lot firmly in their place: out of business… they are the ‘Willy Wonka Experience’ equivalent of property management.

A Company to Avoid

The customer service from this company is shocking. I asked for a breakdown of an account on 1st December 2023 and as of 19th February 2024 after repeated phone calls I have still not received this . Staff members and a team manager have promised timescales for this to be sent to me and these timescales have not been met.Employees do not seem to care about customers. Avoid this company at all costs.

Terrible company not fit for purpose

Terrible company not fit for purpose. Costs are extortionate, no one and I mean literally no one chooses H&P as their factors! They are usually appointed by developers and use disgusting and questionable tactics to make it near impossible to remove them. If your thinking of buying a property and see the factors are H&P you should walk away.

Company is a Joke!

This company is a joke and effectively a scam. They charge a ridiculous amount to begin with and throw in all kinds of charges. It's apparent they also inflate work estimates. Tried to fit a new carpet in our flat stair which wasn't needed as our carpet is like new. Apparently another flat down the road needed it so they wanted to do them all at once to save money and charge us £5000 for the privilege. Spoke to carpet fitters about this and it would be a fraction of that cost. Suddenly when questioned they knocked £2000 off the price which was again still too high. Clearly trying to milk everything they can out of us. £200 recently for fixing a door which didn't need fixing! Infact it magically broke shortly afterwards and I personally had to fix it. These are just two of the most recent issues with this company. They show up, do jobs that aren't needed secretly and charge silly prices. And they use cowboys to do the work. Honestly I wish they would go out of business but fear they won't with the amount of money they steal from there customers. When I buy my next property I will actively avoid this company. A horrible company that overcharges and scams customers for no reason other than greed. No wonder they have such a high turnover internally. Need to be some type of person to stick it out there and enjoy stealing from people. No fixing this company. Avoid if you can!!!

Paul Forsyth and his colleague from the…

Paul Forsyth and his colleague from the Edinburgh branch have been nothing but extremely helpful, after the recent winds myself and two other neighbours had concerns of a tree falling through the properties after initial contact with Paul he arranged the tree was brought down to a safe height then arranged for the removal a few days later these guys have gone above and beyond.
