Hidden Fee Mafia

All and all the facility is alright. However, it seems no matter what is to be done you will be paying a lot when you move out. I was not invited to do a walk through when i moved out. I had the place professionally cleaned once i had my things out as i had my other place early. After the walk through they claimed i had animal stains on my carpet that they could smell. So they cut up the carpets and charged me for them. Firstly i have no animals. And secondly I had it professionally cleaned prior and could not smell anything. After i pointed this out they said my case is closed and i have to deal with the parent company, Greystar, who in turn did nothing but tell me if i don't pay it goes to collections and hurts my credit. I would recommend staying elsewhere especially if you like your freedoms and having your money in your bank account. If you are living here and going to move out, ensure you are there during the walk through!

This is the most horrible management…

This is the most horrible management company on the planet. They bait and switch you like crazy, adding fee's that were supposed to be included in lease. The senior management is the worst. They treat their leasing agents horribly and break about every employment law in the books. Do not trust them, do not lease from them, do not work for them.

Package Apparently Stolen

Ordered a package worth several hundreds of dollars. According to tracking, the item was left in the leasing office. Normally such packages would be left outside my door. Presumably someone at the leasing office intercepted the package.

The supposed delivery was on Wednesday. Unfortunately I did not discover that the item was supposedly delivered until that night when I received an email from the company that had shipped the product. The next day I asked the office about my package. They said they had nothing for me. I went again today. Once again, they have nothing.

I can only assume that a resident or one of the staff members was responsible for stealing my device. Right now I am waiting to see if I can get a refund but I feel like it is unfair that the store that sold me the item should be responsible for this.

Every other package I have received at this building was much cheaper and arrived without a hitch. Perhaps Greystar should pay higher wages or invest in background checks of their employees.

The worst scammers

Decided to opt out of my lease and paid over$6000 to do so. However, after I moved I they stated that I still owe them almost $2700 for repairs, etc. I always cleaned my carpets my self every 2 months and did not leave the place in bad shape just normal wear and tear. Literally the worst

After paying a ridiculous 2 month…

After paying a ridiculous 2 month penalty as they required a 60 day notice, I have been receiving calls for the last $19.84 which they added after paying over $3500.00.

Element Barclays Station in Wilmington, NC is overpriced and I would never recommend getting into a lease with Greystar.

NEVER rent from greystar

we had an absolutely HORRIBLE experience with greystar. i'd leave zero stars if i could. we received a bill for $1400 in fraudulent move out charges, and greystar could not provide photo evidence or receipts to match the "damage". in the process of disputing our bill, they sent us a new bill and added a $163 cleaning fee. it felt like they were trying to squeeze as much money from us as possible. the greystar representative, teresa, was extremely slow to respond to emails, and upon calling her, she was incredibly rude, angry, and unprofessional from the moment she answered the phone. this is the worst customer experience i've ever had and i will NEVER rent from a greystar property again. if you are considering renting at nine15, i would highly recommend looking elsewhere. there are thousands of reviews online from other tenants who have been scammed by greystar - listen to them

Dangerous security flaws, including arm robbery in a supposedly secure part of the garage

Completely inadequate security. Secure garage doors are broken more often than they work. We have experienced an armed robbery, a car, theft, windshield and other car vandalism and most recently theft by another resident of over $1000 of my personal belongings from a shopping cart adjacent to my vehicle in the supposedly secure section of the garage.

An unauthorized withdrawal

An unauthorized withdrawal was made to my bank account during the month of September. I have already paid my September's rent earlier and the earlier payment was recorded on my payment record. The bank and the office stated nothing can be done. My bank changed their mind and honored my stop payment on the unauthorized withdrawal. Dalian Monterey Village charged me an $100 NSF FEE.

After promised payment never arrived

After promised payment never arrived, lies upon lies it is now effecting my family’s health including my heart and their well being. Including two young children stressed and no money for groceries.

Blocking us from moving in to Arborlada causing money loss, cancelling movers, missing work, to collecting all monies from us even though we were not approved. All monies promised back to us a month ago.

Suddenly refund could not go to back to method we used that a manager would call us which she did and stated she would call the next day if she missed us. Called back same day while working no answer and was never called back. We then are emailed stating check would be expedited sent October 8th told this a couple of times I’m sorry a month is not expedited and the staff knew that was our only money to get moved into a new place.

Last weekend we get an spammy unsolicited email saying it’s an Arborlada refund? No warning to what this is so we deleted it as we were told a check was mailed. We then call the company on email and told yes it was a refund and legit. We open the email they sent to find a refund for $300 and not what they took out of my bank account totaling $500. We desperately need that money but did not accept it as it’s incorrect.

Since holding our money we were forced myself being disabled and have a heart condition, my wife has a broken leg and ankle we moved us our self because our money we paid was never expedited or given back.

All the stress they put on our family I already thought was enough but because of direct involvement in holding our money we now are dealing with more pain and both suffering because of it. My doctor is recommending surgery again because something I lifted during the move has caused more damage, same with my wife possible repair because of the strenuous work she was also forced to do with no refund.

Never in our life have we been put through something like this with no regard to our feelings, our suffering or well being.

"Dispute of Unjust Charges and Rude Service Encounter"

I am writing to formally address an issue I encountered regarding my recent lease at Westone Apartments in Durham. I lived in the apartment for six months while my home was being built, and upon leaving, I agreed to pay two months' worth of fees. I fulfilled that agreement and moved into my new home.

However, three months after moving out, I received an unexpected call from a Greystar representative. The person was extremely rude and demanded that I pay for a full year of rent because I allegedly missed one month’s payment. While I am willing to resolve the issue and pay for the missed month, I do not agree to being charged for an entire year, as this was never part of our agreement.

During the call, I attempted to discuss the matter and offer payment for the missed month, but the representative refused to accept it and then abruptly hung up on me.

I kindly ask for a resolution to this situation and request a detailed explanation of the charges. I am prepared to settle any legitimate outstanding amounts but will not agree to paying for an additional year that I did not authorize.

Greystar property management. Not the place to rent.

Graystar property management on average four weeks to replace a stove, to replace a kitchen light not the lightbulb, floor wet from storms leaking through the crack stucco seven different times. Made my final payment checks cleared money taken out of my account check returned to my bank I have photo copies front and back showing it went through the banks. Three weeks later I get a call from a collection agency saying I agree start my final payment. I am in dispute. Payed the collection agency to keep my credit from getting dinged. Have made numerous attempts at corporate and at different properties of Greystar trying to get my final payment returned to me since I have paid it twice. No response.

Unacceptable Experience with Greenford…

Unacceptable Experience with Greenford Quay - Deposit Scam

A deeply unsatisfactory experience with Greenford Quay, a rental agency and property management company. The handling of our rental application for an apartment at Lyons Dock, Greenford, has been marked by a profound lack of professionalism and raises serious concerns about their business practices.

As part of our application process, my wife and I were required to pay a deposit of £200. However, the letting agent, Aaron, proceeded on a 14-day holiday without prior notification, coinciding with the imminent three-week deadline for our move-in date. During this period, we diligently contacted Greenford Quay, and upon receipt of a response from the General Manager, Thomas Garlich, we were assured that the head of the sales team, Rhiannon, would handle our case. Regrettably, we received no further communication from them.

Upon Aaron’s return, he informed us that our reference check had been unsuccessful and abruptly exited the WhatsApp group, leaving us without any guidance or assistance. Despite submitting substantial savings proof, more than sufficient to cover five to six years of tenancy, we find the reference check outcome highly questionable.

Over six weeks later, we continue to be in limbo, awaiting the return of our £200 deposit. Our urgent need to secure alternative accommodation, with only one week remaining before our current tenancy expires, has been severely hindered by this mismanagement.

Under the UK Consumer Rights Act 2015 and applicable regulations, tenants are entitled to fair treatment, transparency, and timely handling of deposits. Greenford Quay’s failure to meet these expectations is unacceptable and reflects poorly on their business integrity.

I strongly urge Greenford Quay to rectify this situation promptly by refunding our deposit and issuing a formal apology for the distress caused. Such disregard for tenant rights and financial commitments is unacceptable and undermines the company’s reputation.

I would like to caution prospective tenants to exercise caution and consider alternative options when dealing with Greenford Quay.

In summary, my experience emphasizes the significance of thorough due diligence when selecting a rental agency. I hope this review serves as a valuable resource to prevent similar experiences.

Bogus" No Smoking" policy

This company has a Bogus No Smoking policy. There are No signs posted on the property or on the buildings. Management tells you "We didn't smell smoke when we visited the apartment". Or we spoke to the tenant, and they said I "don't smoke. I have sent pictures of the pile of cigarette butts in front of my patio from the upstairs tenant to the management office. Their response. (The Shaggy) It wasn't me. Even though I told management the conversation I had with the tenant asking him to pick up the plie of cigarette butts and to also not drop his cigarette ashes on my plants. They said I couldn't prove it. What in the world? When I open my patio door to get fresh air and water my plants, I am greeted by the stench of smoke from the tenant above me, who has the audacity to continue to smoke despite me asking him to smoke somewhere else. How can this company expect you to follow policies that they don't enforce?
They might as well have signs that say,
" Smoking is Encouraged"
"We Don't Care if You Smoke"
"NO SMOKING (Just joking}"

Beware Before Leasing with Greystar

I live in a presidium regal a greystar community in Jacksonville Florida. Here’s what’s going on

My time at the brand new presidium regal had been pretty good until it wasn’t and I had grown to truly realize who I’m leasing from. Presedium & Greystar has done something that seems quite unethical and shows what they truly think of the tenants. There was a construction deficiency with the flooring underlayment during the initial construction that has the flooring sinking. Tennant’s furniture can’t sit evenly on the flooring and has even started to slide in units in some cases. While Greystar/Presidium are correcting the issue they are not being upfront, honest and fair to the tennants in the situation. Presidium is sending what they are considering to be relocation compensation for tenements in writing but will not provide anything in writing why all tenants on floors 2-4 are having to move out of their units for 60 days. They will call or tell you verbally until you’re blue in the face but will not put anything in writing that we can take to legal representation to ensure we are being treated fairly. With that being said the company is forcing everyone to temporarily move for 60 days offering the three options pictured for compensation. They are offering nothing to anyone on the first floors(not even notifying them what’s going on at all) since their unit floors aren’t a part of the problem but are forcing them to live in the construction for 2 months. They are trying to convince us that the loud noise(confirmed by other tennants), random construction crews in and out of your building all day, safety concerns of the building entry doors propped open for prolonged hours even over night(homeless people have walked in the building), and hazardous materials won’t be a problem for first floor tenants as we are watching this all play out in the adjacent building they started the repairs on. After voicing my concerns I verbally offered a comical $100 to deal with the above construction for two months. I believe as tennants we should be provided free rent until we are back in the unit we agreed upon on the lease. I believe the first floor tenants shouldn’t have to live in the construction zone, should be compensated for it, or at a minimum offered the same options as all tennant’s on floors 2-4. I have emailed the office management/area management with an initial email and two follow up emails asking for formal notice why Presedium is asking us to move in the first place. I’ve stopped by the local cooperate office twice and left notes with the area manager’s receptionist but still no communication back. I asked our leasing manager on property what gives and she suggests I continue to wait to hear back from the person who isn’t responding to their tenants. How can you ask us to move out of our homes and offer us unreasonable compensation without formally providing to us why we are having to move in the first place? I would personally like to have legal representation look into this just to make sure everything is fair but the complex and management will not provide anything in writing. Everything is by word of mouth and seems sketch. Everything was great when I signed up but now that we have an issue this is how the tenants are treated. It seems this was a known issue almost a year ago but the complex decided to only inform the tenants approx 30 days prior to construction starting on their building. Possibly due to being harder for people to completely move out in such short notice and our construction starts in November when people typically get strapped for cash for the holidays. Is this how you would want to be treated after signing a lease here at Presidium Regal, a Greystar facility? If anything goes wrong here I hope no one has to go through this treatment. The office staff has been super nice and I’m sure doing what they are told, but there are so many red flags in this situation I’d have to write a book here to explain it all in details. Most of the five star reviews here were done when people initially moved in and because management literally asked us to, for help. Will prob be much different now down the road.

I have written a review of Avidor Graystar in Omaha. I want to add one more comment. Avidor offers special rates and incentives to get people to rent. People need to ask..just how much will their rent go up at the end of the first year. That's when they make up those incentives.....nothing is given to you by Avidor Graystar. NOTHING
