Grangeford is the most dodgy, untrustworthy company, and a professional fraud ring. We have dispute with them as we paid our bill bit late during Cov when our management team (used to pay bill by the management company) changed, they just applied 400% penalty on the bill within one quarter time and threatened us "We have already engaged counsel who will be issuing out of jurisdiction claims which do not come cheap! " They are so good at ripping off the leaseholders like us especially overseas investors. If someone encounters the similar situation, welcome to contact us by leaving a message here. We are prepaid to fight back!

This company is a disgrace.
We didn’t receive the introduction letter or first invoice of £100 for our ground rent. This was a new company to us as they recently took over the freehold of our property.
A few months later we get an email demanding we pay £1037 or risk losing our property.
We challenged this but now can’t seem to get them to answer the phone or reply to our emails.
They are now demanding £1437 & this only seems to be going up.
We are not going to pay this & will seek legal advice & see them in court if necessary.
Please inform your friends & family & spread the word about these bunch of crooks.

Grangeford have sent demand letter for in excess of GBP1000.00 and threatened that my property will be repossed by the end of the week unless we pay. There is no evidence of the invoice being sent to me or any follow reminder. My other payments are fully up to date. Simply unethical extortion of money!

Got an email invoice to pay over GBP1,000/- as delayed charges for ground rent which was circa GBP 280/-. No one answers phone calls or responds to emails.

Just as what everybody experienced, I have received a "payment link" demanding me to pay a fee of more than 1000 pounds without invoice or breakdown out of the blue. Of course with the repossession threats that is outrageous. Simply a disgraceful company.
A huge amount of penalties of £900 for missing unpaid ground rent of £26
I am Anita Wu landlord of Axis Tower. I was surprised to receive the email from Michael of Possession Team on behalf of Grangeford to ask me to pay unpaid ground rent of around £963. He requested me to settle the payment within 12 hours (issued it at night and requested to settle it by 12 noon tomorrow) without billing or supporting documentation. It was required to make it through the payment link. Otherwise they will proceed with repossession team.
I sent several emails to request for invoices with detailed breakdown but he didn't respond. Even though I sent the request or email to billing at Grangeford, no one picked the call or replied.
After checking my email box, I found that I have missed to pay annual review rent of £26 dues on 19/9. The amount was small but they charged me at around £900. This was unreasonable. The payment was delayed for less than one month.
I am very upset that Grangeford didn't provide the details with sufficient notice and didn't respond to any call or email for clarification.
With reference to the website, it is unlawful to repossess the property as below
1. I have the right to know what they are charging me for
2. All additional charges must be detailed on separate bill/invoice
3.It’s unlawful to threaten me with repossession for ground rent that is less than 3 months old and less than £250 (the balancing invoice of £26.13 is only 26 days overdue; paid 15/10/24)
4.Refusing to discuss the charges further violates your right to be consulted and informed
Pls advise what I should I do as I missed the deadline of payment as well as the penalty is unreasonable.

Please please heed the warnings, if your leasehold property has anything to do with these bunch of robbers. As per other reviews, £150 ground rent overdue by a month, due to email issues, we then paid the £150 but this was returned straight away we were charged £1087 in fees, that by the way you don’t get a breakdown for. They do not respond to you and they continue with proceedings to reprocess your property.

I have had a similar experience as many of the others posting re grangeford. there is something distinctly "off" regarding this company. they deliberating do not contact you if you fail to pay your ground rent on time - then they issue you will repossession notice without any warning with a whole stack of "additional charges" which they only breakdown on request. someone needs to take them to court/lease tribunal. I do not believe a tribunal would view their behaviour as reasonable. they only responded to me because I shared this page with them - alerting them to the fact that many other people are on the receiving end of their behaviour and I can see from other sites where legal advise is being sort from solicitors over their behaviour.

Grangeford Asset Management are rotten to the core. We have a property at Oxygen Tower Manchester. We have paid for £150 ground rent nearly £1400 because of claimed late payments. This has happened twice. We send them emails for standing order to pay every six months, no reply we phone them no reply. When they do answer they promise to send details. Never do. It seems to me that this dodgy company profits through non communication and then bill you for multi claimed legal costs. We are at wits end with this Company, to the point we contacted the freeholder of the tower and find that they have sold the tower to guess who.............. you got it right Grangeford Asset Management. So if we need to complain about Grangeford Asset Management to the freeholder we need to contact the new freeholder Grangeford Asset Management. I will give them credit where credit is due, what a scam. If the Police or investigative journalists monitor such reviews, please look into this company because it stinks of corruption at the highest level.
Urban Bubble who look after service charges for this tower informed us that Grangeford Asset Management are now the Freeholders of Oxygen Tower Manchester. My advice do not purchase an appartment in Oxygen Tower unless you have bottomless pockets when it comes to finance. You too will get scammed as the other reviewers are stating quite clearly.

I own a flat at St Martins Place in Birmingham. The ground rent owner/ collecting agent Grangeford has charged a very high fee of "late charge or penalty" on top of the ground rent of £175 to over £1700, after passing a due date for payment for few months. Similar thing happened in the past and what was worse was I didn't even receive the ground rent charge receipt in the first place and I was charged for over £1100 . I asked for the breakdown of the charges to make up that £1712 and £1112 but the collection agent won't even respond to me, after promising to provide breakdown of the “charges “ to me, despite many email request to both their possession department and billing department for such breakdown or original invoice. Similar things happen to my few friends in the same complex. I may employ a lawyer to lodge claims via the Property or Leasehold Tribunal to claim back the overcharged amount and avoid future issues from happening again. Despite multiple request via email so far, I didn’t receive an email response from them.
Let me get my crystal ball out to see if I owe them any rent…
They also contacted me a few days ago to demand ground rent that apparently was due last November, and I have until 5pm the same day to pay it otherwise they would commence a repossession order!
I replied within minutes to apologise and requested an invoice as no one had sent me an invoice for this, explaining I was literally boarding a long haul flight, I was at the gate. I’m not sure about you but I don’t pay several hundred pounds to anyone when 1). A random stripe link that could be going to anyone for all I know has been sent to me for payment, and 2). They haven’t sent me an invoice in the first place.
No invoice, no reminder, no letter, no email, nothing; until an overzealous and unforbidding possession department pops up out of the blue threatening to take possession of my property imminently. I never miss payments for anything, but it’s typically challenging to miss an invoice that that no one even sends to you!

Received an email that payment not received for ground Rent of £218.15 when funds were paid to their bank. I showed an evidence to them. Now sent a notice that they will repossess my property if £ 1,200 is not paid by 5:00pm.

Tuscola > Grangeford > Centrick who is accountable that is the question. We now have all just been give another astonishing bill of £2000 plus. Tuscola employs Grangeford as their asset management company. They in turn employ Centrick to manage the building.
It’s pretty clear & obvious to see that leaseholders have been let down on all accounts since Centrick took over. However the new bill is for Insurance which has come from Grangeford at the instruction of Tuscola. So lets unpack that, according to Grangeford the insurance claims were made "due to the repeated issues with the soil stacks". Bearing in mind that this is the building is less than 10 years old surely the problems with the build should sit with the Freeholder as part of the 10 year new build guarantee, not the poor leaseholders who have constantly had to repair their apartments due to water leaks.
Centrick say it is out of their hands - all be it the latest repairs to the soil stack haven't been done which in turn will result in more claims for repairs on apartments.
Grangeford have invoiced all the leaseholders directly for the insurance premiums, bypassing Centrick but at the instruction of Tuscola.
Disgraceful - situation has got to the stage that tenants are leaving the building as it is unlivable, leaseholders are financially and mentally broken. And a building in a state of disrepair that the assets aren't saleable. And the landlord Tuscola (199) Ltd are an offshore company registered in British
