The rest of the process was very painful due to issues down the chain, but Goadsby were proactive throughout, making sure the sale carried on to completion. We couldn't have asked more of them.

If estate agents were a personality type, Goadsby would be the human equivalent of an unflushed toilet - a bit whiffy, always full of crap, and guaranteed to ruin your day.
I rented through them for 4 years. The original agreement included a break clause I explicitly requested - essential for renters trying to survive the roulette of the UK housing market. Then came two extensions, both pitched as “same terms, just new rent” - and that line was repeated so many times, it might as well have been printed on the wallpaper. I was sent a short ‘memorandum of agreement’ with ONLY changed clauses listed - everything that remained the same was not included (as it didnt need re-acknowledgement), and I was explicitly told everything else stayed the same.
Spoiler: it didn’t.
Goadsby had quietly deleted the entire break clause. Poof! Gone. No warning. No strikethrough. No "Hey, just so you know we’ve removed your legal right to leave." No listing of it as changed in the memmorandum. Just a sneaky little contract magician act. So when I later served my 2-month notice, they hit me with a plot twist: “The break clause doesn’t exist.” And suddenly, I was being chased for 7 months' rent - over £7,000 - on a flat I was no longer living in. Turns out I am meant to be able to read invisible ink with a strike-through on a clause that wasnt even added to the changed clauses document. Baffling.
Cue panic, legal advice (on my own dime), and weeks of high-stakes emails where logic went to die. In the end, I had to pay £3,000 just to keep my sanity and make it stop - while the landlord lost the same amount. No one won. Except, maybe, Louise from Goadsby, who I assume sleeps soundly wrapped in a cloak stitched from the tattered hopes of tenants past.
Oh, and the cherry on top? On move-out day, I got a email two hours before a checkout inspection asking me to meet to return the keys - where I stood like a lemon at the property for over an hour until I realised no one was coming. Because apparently, I was supposed to bring the keys to their office and not be part of the checkout. Telepathy must be part of the service.
Also - I wish I was making this up - one of their teen clipboard warriors once told me during an inspection to scrub my already pristine shower with a toothbrush and send in photo proof. Which I did. Out of spite.
Final verdict? If you enjoy magic acts, gaslighting, contractual sleight of hand, and customer service so bad it deserves its own Netflix docuseries - Goadsby’s your gang. But if you're a tenant or landlord who values basic competence and communication? Run. Faster than they can bill you for council tax after you've moved out.
Seriously, rent from a potato before you rent from or via Goadsby.

Mark Godfree managed me, the vendor and the solicitors with dogged persistence, patience and courtesy, even when emotions ran high. I wasn't even the client, but was kept informed daily towards the end. If I have to sell my home I will definitely go to the Goadsby team.

When viewing a property with Goadsby they failed to tell us about considerable material information relating to the property. Refused to listen to our complaint so had to go to the property ombudsman. Shocking company run by management who clearly don't know the new laws and legislation relating to estate agents. Avoid at all cost

We have been a tenant with goadsby for a few years and up until recently were ok but on leaving our property early at the landlord’s request we did so at great expense to ourselves !the landlord aided by goadsby have since tried to keep most of my deposit as well for fictitious repairs and to add insult to injury they promised me and I have emails to prove this I would have the undisputed part of my deposit back today and guess what I’ve not got it they are rude do not understand the law or promises made so avoid very very poor

No way of leaving no star. Good tenants, on month by month, wanted to end the tenancy on the 5th of December, rang Broadstone and told them, they replied. Yes, all fine. 3-4 days later had an email to say I couldn’t end a tenancy, unless we put it in writing… Yes, that’s right in writing, not email. Did this and then told we could end the tenancy until the 11th of December so it cost us an extra week at no fault of ours. Property had damp issues, which we weren’t told, just found out from previous tenant who had same problem, so threw lots of stuff out through mould.
Now there trying to claim for new carpet in the lounge after hearing nothing for 21 days, which was about 10-15 years old, I’ve asked for the original invoice for carpet, but they ignore this, as they obviously can’t find. 30 days now and still haven’t received my deposit back From the Ferndown branch. Should be illegal !!!

Southbourne Goadsby is very good at getting a buyer and advertising . We found we were on our own as great deal after we got buyer. There was one meeting with our buyer and Goadsby basically seems to wait for us to do all the work or our sale failed ..either way they made full commission
Goadsby seems to not know what was going on to the point that we got an email asking if we had exchanged the day after ... this was after a long period of us keeping Goadsby informed with a great deal of our hard work to chase various solicitors to reply and to chase pieces of paperwork back and forth ... Goadsby did not know what was going on with our buyer ... Goadsby said they did not contact solicitors at all over the phone and refused to help ..which was later denied . Goadsby is only regulated by themselves [ Rex Craven and a very tolerant RICS [ who we complained to , and also by the Property redress scheme who has poor reviews so we expect to get no support here as well . It seems to be impossible to get a fair complaint process ,Basically unlike estate agents under the Property ombudsman who have to provide proof of the services provided , the client has to provide proof ,which of course you will have all of it as Goadsby will have this , so Goadsby has another successful sale and full, high fees or if not they still make lots of money from other sales and its not their fault ...with our sale Goadsby presented our work as their own ..when they read our emails ...and our buyers were duly impressed by our hard work under the Goadsby name
We know very different treatment due to Palmers and snell and an aborted sale who did provide evidence and money back to us and were honest ,but they are under the Property ombudsman .
If you are any good at getting a buyer do it yourself would be our advice , or at least avoid agents who are not under the Property ombudsman ..as there is probably a good reason for this .
The company is not friendly and their job end the moment tenancy agreement is signed. No collaboration or support. Especially the Ferndown branch! Never go them. There is no patience to listen to a problem statement and always delayed response. I have formally written to Deposit Scheme to get my deposit back while the assocaites just push back on every request to even get the least of information! Never go to them if you want peaceful life within or life after tenancy in gettin own money back or have an idea about the end!
A very disappointing experience I'm afraid and I would not recommend Goadsby if you are looking to sell your property in Bournemouth. There was very little engagement, enthusiasm, pro-activity or feedback from day one. A very small number of viewings and no effort to keep me updated on viewings or discussions with potential buyers. One offer was accepted but Goadbsy never demonstrated any commitment to progressing the sale, resolving the key issues or addressing any of the enquiries that were raised by the potential buyers. This meant a lost sale and a £2,000 solicitors fee. Any discussions with my contacts at Goadsby always focused on the easy option of quick price reductions as opposed to marketing opportunities they could put in place to drive viewings and footfall. Additional and improved photographs were discussed but again took 3 weeks to implement. Too many lost opportunities at a time when challenging conditions require a pro-active, knowledgeable and determined agent. I'm more than happy to discuss this feedback with anybody from the Goadbsy senior management team in more detail if they would like to call me but I doubt this will happen. Most definitely not to be recommended. Find another agent.
I have just had the best experience with Charlie Hewitt , Lettings Manager at the Eastleigh branch. From start to finish it has been a really fab and efficient service from Charlie . Very prompt first meeting followed by very good e mail response times and none of my requests during the letting process was too much trouble. With Charlie’s guidance I found a wonderful tenant and could not be happier. Ryan and Ben were also extremely professional and great to deal with ( Chandlers ford branch, when Charlie took some leave) ..
It was a smooth few months from first meeting to when my tenant moved in.

Wasted My time in the name of referencing. If some one is living in UK on a permanent job role and also home office gives a right to rent. Still most of the letting agents doesn’t gets satisfied. If a person have good credit history then what’s the problem. Or it’s only because I am an Asian and cannot get a property to rent.
Goadsby outsourced the check out of the property after the tenants left.
The company they employed did a sloppy job, one example being not mentioning the greenhouse at all in their report. This meant the tenant could not be charged for any damage to the items not mentioned in the report. He could have removed the greenhouse if he’d chosen to. Instead he just damaged it.
Apparently it was our responsibility to make sure the check out company did a better job. Work that one out for yourself..or be sensible and don’t use Goadsby and avoid the months of stress we’ve had.
They didn’t collect the final months rent. We had to fight for that.
It’s anything lazy and easy for Goadsby. Absolutely avoid.
We felt the estate agent was pushy and rude/abrupt to the seller of the house.
We were waiting outside of the property for 15 minutes and the owner of the property came out and had a chat whilst we were waiting for the estate agent. She then invited us in, we accepted. he then turned up with 2 minutes to spare and was slightly rude that we entered the property without him! He then was shocked that we wanted to look at structural aspects of the property such as the fuse board!
I will never give this estate agent our life’s worth of savings. And the owner deserves someone better to sell her house.
