I rent a room in a share Flat in Milano…

I rent a room in a share Flat in Milano for my son but everything goes wrong thins the 1st day (16/02/2026): the common areas are very durty so no cleaning has been since several months. The fridge is broken, the washing machine are durty, and a lot of things are wrong with th pipes in the bathroom or kitchen. Very bad experience... Imagine sending one of your child for 6 months in another country and he has to live in an unsanitary appartment like that!

None of your problems will be resolved

If you face an issue regarding anything, expect endless back and forth with the support team which they will ensure you that they are monitoring the situation and doing as much as they can from their end. It can take months for them to take a meaningful action if you are lucky.

Some of the problems we faced so far during our 1 year stay:

1. Laundry machine broke down (took about a month to replace)

2. Clogged pipe in the kitchen, leaking all over the place (about a week)

3. Heating not functioning (2 weeks)

4. Vacuum cleaner broke down (3-4 months haven't resolved. At the end they declared that its bought by the previous tenant and its not included in the agreement, fair i guess but months of back and forth on e-mail wasn't necessary)

5. (Most recent) Internet subscription not paid or expired. They haven't provided any reason as to what has happened and after a week they told that they are going to switch the ISP. 2 weeks and running in the exam period which became especially painful. We ended up paying a ton from our pockets for the mobile data which we still do to this day. No monetary compensation obviously. In the contract it falls under the utilities and we pay a good amount for that already. Also its written explicitly in the listing of the house so its odd that they would refuse to compensate us for that.

Apart from that, no issues. The house is in good condition and the keys were delivered in a timely manner with instructions. I guess that its the bare minimum requirement for a rent agreement so i still believe they deserve a one star due to the lack of communication with their tenants and breaching the contract.

In conclusion i believe this is clearly a property management company that's running on minimal effort. They've figured out they can collect rent while doing the bare minimum, and as long as they're not breaking major laws, tenants have limited recourse - especially international students who might not know their rights or have time to fight battles during exams.

Hope this review helps someone to decide if they want to do a business with this agency.

One star is honestly too generous for this agency

I paid a deposit of €1,000 and received only €190 back, with the false claim that I had not paid my last month’s rent. I provided proof of payment multiple times, yet they continued to ignore it. I left the apartment in pristine condition, and despite fulfilling every obligation on my end, they still withheld the majority of my deposit.

Their final response was that since they “already refunded €190,” they cannot make another transaction — which is absolutely unacceptable and unprofessional.

This agency is dishonest, evasive, and completely lacking integrity. Stay far away.

Terrible agency, avoid at all costs.

Absolutely terrible agency. Overcharging for rent and constantly asking for more money in "admin fees" however no admin help provided at all.

For example:
- They sent a random person to give me my keys who didnt even know what they were for, half of them weren't even for my apartment and the front door key was missing.
- Told me to email if I had any questions and left before I got in and saw the place hadn't been cleaned. and there was trash and bugs everywhere. Had to stay in a hotel for 2 days before they sent someone to clean it, only because I demanded back the €150 cleaning fee I had already paid.
- There was no washing machine when I arrived despite it being advertised, took them a week to deliver one and only because I threatened to terminate the contract (which I should have done)
- There were no window shutters in the bedroom and a tissue thin curtain which let in all the street light. Said they wouldn’t replace the shutters because the curtains were enough.
- No telephone number you can contact (despite saying there was a 24 hour line in the contract) all you can do is email and threaten to terminate the contract before they help you.
- Any problems i had after that they just said they would get in touch with 'maintenance' and then never heard from again. I had no heating for 2 weeks because the thermostat wasn’t working, had to get my elderly neighbours to help me because they insisted it was the building’s problem not theirs.
- Randomly sent me an invoice for €650 for unpaid fees which I had already paid. Said they had mixed it up but then said €17 had been deductedfrom my deposit payment because THEIR bank had taken it off in admin fees.
- Took them 2 months to send back my deposit after countless emails, only did so because I sent them a screenshot of the contract that said they should have returned it within 30 days and threatened to complain.

All this and I never once saw an actual person, they’re all faceless thieves who do the really do the bare minimum and do not care at all about anything but money.

AWFUL

Hidden fees everywhere. I left a deposit of 900 euros and got back only 500 because:
- 200 Owner management fee
-150 checkout cleaning fee (a guy cleaned my nightstand in 5 minutes)
-50 contract registration in the revenue agency.
The rent was supposed to be 350 for 4 month but by adding all the various fees it ended up being around 550.
the guy at check-in told me to contact him for any questions, I contacted him the day after to ask him about the wifi password and he never replied.
To get my deposit back I had to send 5 mails in the span of a month. Awful, just awful, from the customer care to the administration.
STAY AWAY!
