Have found their service exceptionally reliable, professional and very thorough as well as good value for many years now. Am familiar with Encore service in three different flats complexes and its always been of very high standard.

Kind and helpful team

I have recently purchased a flat in a complex which is managed by Encore and I have had to make several enquiries to them both during the purchase and subsequent to moving in.
Each time I have rung up or emailed, I have always had my enquiry dealt with quickly and effectively.
I have had the pleasure of speaking to Richard Barnett, Tommy Lawn and Megan Duff and they have all shown excellent knowledge and professionalism in dealing with my various requirements.

I would highly recommend Encore as a management team for any leasehold property in their charge.

Invoices for Service Charge but moved from property

UPDATE - Encore did make contact with myself and stated they are speaking with the new buyers solicitor regarding the transfer but I’ve received yet another letter in the post addressed to myself with the old address as the postal address. I’ve emailed twice since to the legal@ email address and have not received a reply. I moved out of the property 3 months ago now - this needs sorting ASAP. The new owner could be missing important letters regarding the property and also missing any invoices/bills that are due.

I lived within an new build estate but sold my property and completed mid December 2025. I informed Encore as soon as I had moved, just to keep things as clear as possible. They inform me that a Notice Of transfer is required from the buyers side & until this is received - the invoices will still keep being sent to myself.

Unsure why the invoices will be sent to myself if I am no longer the legal owner of this property anymore. I have emailed the estate manager and the 'Legal' email at Encore address to get this sorted but keep being 'fobbed off' and told the invoices will continue in my name. I've spoken to my solicitor who confirmed back a message from the buyers solicitor showing the Notice of Transfer had been sent. I don't seem to be getting anywhere and just want this sorted now - as I've been moved from the property for 2 months now.

Thank you for taking the time to share your experience. We are sorry that this has caused frustration, particularly at what should be a positive time following your move.

For clarity, there must always be a named legal owner recorded against each property. We are not able to leave a unit unassigned on our system, as service charge demands are issued in accordance with the lease or transfer and must be addressed to a legal party.

When a property is sold, the trigger for changing the name on the account is receipt of the required completion documentation from the purchaser’s solicitors. This confirms that the new owner has formally taken on the legal obligations attached to the property. Until that information is provided and processed, the account must remain in the previous owner’s name and demands will continue to be generated accordingly.

Although we have received the Notice of Transfer, we have not yet received the Deed of Covenant or Application for Membership Form from the purchaser’s solicitors. Without these documents, we are unable to complete the transfer.

We can confirm that your account was placed on suppression on 24 February. While invoices may still generate automatically, the balance is not being pursued under our usual arrears procedures and will not be referred to debt recovery. Once the outstanding documentation is received, the account will be transferred and relevant invoices re-issued in the purchaser’s name.

We have contacted the purchaser’s solicitors to request the outstanding documentation and hope to bring this to a close as soon as possible.

Very professional management and…

Very professional management and dealing with the premises and occupants.
Some contractors seem to travel for hours when local providers are preferred but this is moving in the right direction.

Excellent Service for Appleton Gate Residential Property

As a Director for Appleton Gate, a residential estate in Corby, I have appreciated the excellent service Encore has provided for nearly 20 years as Appleton Gate’s property management agent.
In particular, I have very much valued the sound judgement and expert advice that Kirsty Leinster, the Estate Manager, has provided over the years. She is a real asset to Encore, who has certainly provided the best service of all the companies managing my properties. Anyone looking for a company to guide their decision-making in residential estate property management with minimum stress could not choose a better, more experienced company.

Communication non existent

Communication non existent.
Replying on emails are either not happening or takes weeks.
Every time you call them with urgent issue no one is available to speak to almost all is being done on purpose to avoid any conversations.
I have requested access to invoices and accounts for 2024 on the 19.01 and yet 30 days passed and I have not been provided it. My legal rights has been violated by Encore which of course will be reported.
Service level below acceptable.
Questions about why unjustified increase in service charges again not answered and avoid despite multiple chase ups.
Complaints dealt with inappropriately and not to their policies.

Honestly I could go on how bad this company and people working there are. There is zero accountability and respect towards people who pay their wages. They think they are entitled to all of it but truth is they do not deserve single penny for the service. Ignorance, negligence, avoidance should be Encore company motto!

Difficult to contact, even if you move out

I am getting harassed by Encore for paying my Jan-Jun 2026 in advance management fee. However I moved out of the property and sold it in December 2025 so no amount should be due. (perhaps even a pro-rata refund!)
I am concerned over the wording of the letter suggesting solicitor and recovery action if I do not pay.
I have paid every other invoice ahead of required date when I lived on the estate, so they know I am not ignoring them.
Emailing them gets absolutely no response whatsoever. My solicitors say they have emailed whoever is required, but still have received this and at no time have I received an apology or an email to say no action will be taken, ignore the invoice.

We are genuinely sorry to read this. Moving home is already a stressful experience, so thank you for giving us the opportunity to look into this, and congratulations on your recent sale.

When a property is sold, we require formal notice and completion documentation from the purchaser’s solicitors before we can transfer the account into the new owner’s name. Until that paperwork is received and processed, the account remains in the seller’s name on our system. This means that any invoices issued in accordance with the lease or transfer will continue to be generated.

Please be assured that your account was placed on suppression on 6 February. Although invoices may still be issued automatically, the balance is not subject to our usual arrears procedures and will not be referred to debt recovery agents.

We have taken this step because, once the required documentation is received, the account will be transferred and any invoices re-issued in the purchaser’s name for them to settle. Any apportionment or retention relating to invoices already paid is handled between the solicitors as part of the completion process.

At present, we have not received the required correspondence from the purchaser’s solicitors. We have contacted your solicitors to obtain the relevant contact details so that we can request the outstanding paperwork directly and bring this matter to a close as soon as possible.

AVOID AT ALL COSTS!!!

Encores values are allegedly built on providing a great block management. However, sadly they fail to achieve even the most basic functions.

Their communication skills are abysmal and they fail to respond to basic forms of communication. When complaints are made with estate managers superiors, they fail to reply also. This goes to show the level of pride they take in their roles

Their charges are in my opinion excessive for the service which we receive. In the event that you wish to make minor alterations to your home, Encore will charge you excessively for this without justification, despite clauses in the lease in the property you buy.

They have the cheek to ask residents to water the plants in hot weather, and essentially run the development for you. There’s no routine inspections, they rely solely on residents reporting issues

My advice, don’t buy a leasehold property which is managed by Encore Estates.

Regarding alteration fees, these are permitted under lease terms but can vary significantly depending on the scope of work involved, which means we do need to review any proposed works in detail before confirming consent and/or fees. Our legal team's recent response has taken those delays into account.

To clarify, we wouldn’t ask residents to carry out tasks on the estate unless there were exceptional circumstances, such as extreme weather. If any communication suggested otherwise, we apologise for the confusion.

It is difficult to know where to begin…

It is difficult to know where to begin with Encore.

They manage the estate where I live in Buckinghamshire. Kingsbrook, Aylesbury to be precise and while we pay extortionate amounts of council tax for rather bang average and below par services we also have to pay a rather large amount of money to this so called estate management company for….well, nothing it would seem! When you make comparisons between CT and the estate charge almost 90% of the ‘services’ are paid for twice, sometimes thrice! The letters and correspondence when you try to raise these issues is somewhat ridiculous, defensive and even rude as if you are taking their money when in fact the are taking yours!

However let’s say for example they do provide a service….its is so below standard that they may as well not bother. Cutting grass when there isn’t any, charging for gritting and a snow plough when there isn’t any snow and no gritting on frozen roads takes place but let’s get that road sweep out to make the ground REALLY wet so it freezes and causes accidents! Lets charge for ‘administration fees’ when they’re based in Cambridge and not Buckinghamshire, let’s charge for electricity…yep, apparently my CT doesn’t cover the street light outside my house so let’s pay Encore for the privilege!

They are charlatans, rip off merchants and will hike up their fees at a moments notice without warning.

STAY AWAY! At least Turpin wore a mask!!

We recognise that estate charges are not always well understood, particularly where some services may appear similar to those funded through council tax.

For areas that have not been adopted by the local authority, such as estate lighting and communal infrastructure, responsibility for maintenance sits with the estate’s Residents Management Company on behalf of residents. To fund this, an estate service charge is issued to residents to cover the expected costs. These are contributions paid into the estate’s own bank account and used to meet the actual costs charged by third-party maintenance and utility suppliers.

Encore’s role as managing agent is to organise and oversee those specialist contractors on behalf of the estate, put appropriate contracts in place, and monitor delivery.

Service standards are monitored through regular site inspections, in this case on a monthly basis. Maintenance schedules vary throughout the year to reflect seasonal requirements and ensure costs remain proportionate. Where residents raise concerns about standards or communication, these are reviewed and followed up as appropriate.

We are aware of the road-related incident you have referenced. This did not relate to an area under the Management Company’s control.

Given the specific points raised, it would not be appropriate to go into further detail here. We would welcome the opportunity to review your concerns directly and will make contact with you offline so this can be considered properly.

I got a parking ticket with my car…

I got a parking ticket with my car parking at my allocated parking bay. PCM gave the reason is that my parking permit was not displayed as they required. I complained to PCM but no result. I felt the ticket was unfair and do not know what to do. I asked help to Encore, our new service management. They responded and took action immediately and had everything resolved in several days.

What service?

Zero communication, if you call the office to speak to the estates manager she is never available, you get told she will call you back and you never get a returned call. No one apologises for failures just give you excuses. You wait weeks between email communication. If I had a choice I would not have Encore as my MA. They can never give you updates on outstanding repairs. I don’t recommend!

The lock failure was reported to our out-of-hours service on Sunday. As this is a newly built property, previous repairs were carried out under the developer’s warranty to avoid residents incurring any cost, although we acknowledge these have not provided a lasting resolution. Following further discussions on Monday, an independent locksmith was instructed directly and attended on Tuesday morning to replace the lock.

We apologise for the inconvenience caused while this issue was being resolved and remain available to discuss any ongoing concerns directly.

Encore are utterly useless

Encore are utterly useless.

We live in a flat managed by Encore and they look after all the communal areas of the estate. One of the communal areas is supposedly our outdoor garden/grass area (even though when we signed the deeds it was confirmed by the solicitor it is our property). Since we moved in the grass has been dead due to poor architectural design with a large balcony directly above blocking all sun light and rain. Abbey homes (the developer) ripped up the old turf and put down new but surprise suprise it died again within about 2 months. I reported this to encore as they’re supposed to be in charge of maintaining this area (even though I’ve suggested I look after it as it is mine after all). I’ve heard absolutely nothing from encore. I reported this issue with the grass back in September 2025 and I’ve not even had a response to say they’re dealing with it. Encore have tried to palm it off on the gardening team but they’re just subcontractors to encore. They’ve now actually closed the ticket without it being resolved which is the icing on the cake. Still to this day I’ve had no response.

Avoid Encore at all costs, they’re horrendously expensive, don’t reply to requests, and take no accountability. Terrible company.

TOTAL SCAMMERS please read

TOTAL SCAMMERS, they write their own positive reviews!!! All negative reviews are the actual reviews the clients are writing.
This company is a scam. Not a single one of the almost hundred apartments within our building has had a positive experience with them.
They dont reply to emails, they charge whatever they want when they want to, when they have a fault in "forgetting to charge you" they just apply an interest charge when its totally on them, and they never ever solve a SINGLE problem.
We decided to hire a lawyer and put an end to this scam, but please dont fall into this as we, unfortunately, did.

The soul of Waterside

Helen the Waterside Concierge has been wonderful since we returned to UK in April 2025 and also during the couple of years previously whilst we were living in Hong Kong and occupying only on occasional visits. Apart from being incredibly efficient and helpful she has always correctly seen Waterside as a community and has set the tone for this approach. Ultimately this is and will be the key to success in a development that despite its great location and set up will ultimately be a market leader by being an environment in which people want to live. This is not always easy as inevitably there are those that selfishly take things from granted and struggle to follow the simple, reasonable rules for community living. However Helen has never let this get her down and has continued to show incredible patience in supporting all stakeholders. Nothing is too much trouble for Helen and she has communicated effectively through some challenging times such as the saga with the lifts. She has undoubtedly made many friends amongst the Waterside community.

Impressions of a new resident at Waterside Apartments

I have recently moved into Waterside Apartments in West Bridgford and have thoroughly enjoyed the first few months living here.
The experience is all the better by having the wonderful concierge headed up by Helen Emery. Helen provides welcome security and coordinates effectively between management issues and residents. Helen also copes admirably with the huge amount of packages received for residents every day with great coordination.
Above all though Helen has turned a residential block into an amazing community. You don’t walk off the street into a cold reception, you walk into a friendly atmosphere where residents enjoy mingling and relaxing, giving you the opportunity to meet and connect with your neighbours.
