Very disappointing experience with Danube Properties.
At the time of booking, we were clearly assured that the token amount was fully refundable. We possess WhatsApp communications and call recordings confirming this representation, based on which we proceeded in good faith considering Public personality and Visibility of Mr Rijwan Sajan and Bade bhai and chote bhai from Zamlect Properties.
However, upon further review, we have identified several serious concerns:
1. *Unprofessional Conduct*
During our interaction, Mr. Atif from zamelect properties spoke disrespectfully to me. This behavior was unexpected and does not align with the professional standards associated with your organization and this behaviour doesn't seem to be professional.
2. *Pricing Discrepancies*
We were initially quoted AED 1,612,000 for unit TMZ-F16-1634 with DLD weavier, later revised to AED 1,586,000 under the explanation of a “special discount approval from Chairman” Subsequently, we were informed by another seller that the actual price was AED 1,525,000 for same unit TMZ-F16-1634. We were also told that the 4% DLD fee had been waived; however, it appears this may have already been embedded within the quoted pricing structure. These repeated price changes are unprofessional and are significant matters within the Dubai real estate market, impacting both customer trust and market perception.
3. *Market Value Concerns*
Our independent review via DXBinteract shows similar units transacting at approximately AED 1,420,000. This significant variation raises concerns regarding pricing transparency. Prior to paying the token, I had raised this point and was reassured that price corrections were pending management approval and confirmed we will get chairman approval to accommodate your request.
4. *Unverified Payment Plan & Lack of Official Communication*
The payment plan explained to us was as follows:
* 10% upfront payment
* 10% to be paid over 3 years (structured as approximately 3% annually)
* 0.5% monthly installments continuing until 2028
* Remaining balance through mortgage
These terms were verbally confirmed and recorded. However, despite repeated requests, no official confirmation was provided via an authorized Danube email. Instead, we were advised that communication could be sent through a third-party email i.e., by Zamlect properties, which we did not accept.
Furthermore, such structured payment plans and pricing approvals cannot be executed without internal authorization. Based on our understanding, individuals such as Mr. Arbaz appear to have been involved in these representations and again confirmed they will revalidate the final price from live inventory and will get required approval from chairman to give additional 2% discount on the property price. This raises serious concerns regarding internal oversight. We recommend that this matter be reviewed internally by your compliance/legal team to ensure such incidents are not repeated and that all customer communications are properly regulated and authorized. Appropriate legal accountability should be considered for the parties involved, including Zamelect Properties, to prevent future occurrences and maintain Danube’s credibility.
Given the above inconsistencies, lack of transparency, and absence of official documentation, we have lost confidence in proceeding further with Danbe Properties.
We request them to refund and they said they will process the refund and we are calling them from feb till now no response in regards of refund.
They just keep saying waiting for approval from chairman.
We also reached out to Madhu and Rama swamy executive management but no luck in any response from their side.
⚠️ Strongly advise others to be cautious:
- Do not trust Danube agents
- Always verify prices independently (including via Dubai Land Department) and also with different sales agents
If this matter is not resolved and our €5,000 is not refunded immediately, we will proceed with formal complaints and legal action.
Extremely unprofessional and unacceptable experience.
