I recently had a disappointing experience with damac Properties. In December 2025, I visited Dubai and expressed interest in purchasing a one- bedroom apartment at Damac Riverside. After returning to the USA , I got in touch with my agent and Damac agent, and we booked the unit. They assured me that my monthly installments would not exceed $ 3000, equivalent to 11000 AED. I paid over 24% of the down payment, but as of March, I still haven't seen my full payment reflected in my account on the Damac App. Moreover, the monthly installment amount stated in the agreement is significantly higher than what was initially promised. I'm having a back-and-forth conversation with the agent, and keep requesting receipts and other documentation. I've already submitted the necessary paperwork, but nothing seems to be happening. I'm extremely disappointed and seriously considering canceling the contract.

Unprofessional Security & Illegal Access Issues
Extremely poor management by LOAMS/Damac at Lavender 2. My parking access was expired in the system today despite a valid tenancy contract.
The security staff is unprofessional and disrespectful. I was held at the gate for over 10 minutes and then verbally insulted by the guard in front of my wife. This is the second time my access has been tampered with.
Formal complaints have been filed with Dubai Police and RERA. Avoid this building if you expect basic respect and reliable access to your own home.

Terrible Customer Service
I had a unit which I wanted to sell before I finished the complete payment. DAMAC Team allowed me to sell provided that I clear basic charges including DEWA deposit which they assured me would be collected from DEWA on the sale of the house. After the sale I went to collect my payment from DEWA and to my dismay found out that DAMAC had not registered DEWA in my name. I followed up with DAMAC and no department wanted to take responsibility for this error, including the very staff that assured me a DEWA refund. They referred me to customer service, finance and each department denied responsibility. They finally told me to settle with the new owner . Completely unreasonable considering that it was DAMAC that assured me they would register on my behalf and there was no sense in dealing with the new owner. The whole process took more than 6 months due to lack of accountability on DAMAC end. Very let down by this treatment of customers.
Update 16-3-2026: after the response from DAMAC on my review I have not yet received any follow up call. I need an explanation why I was so inconvenienced for a simple DEWA deposit refund- more than 6 months of multiple visits to DAMAC and DEWA. Awaiting the update from DAMAC.

Out of Pocket Due to Last-Minute Cancellation
Our experience with DAMAC Properties regarding our snagging appointment at DAMAC Lagoons has been extremely disappointing.
We waited 5 weeks just to gain access to the app to book our snagging appointment, while other owners were able to secure appointments within 10 days. After finally managing to book a date, we arranged flights from the UK, organised accommodation, and took limited time off work specifically to attend.
With only 5 days’ notice, the appointment was suddenly cancelled and moved two weeks later. By that point everything had already been arranged, which has left us out of pocket and caused significant inconvenience.
When we contacted customer service and requested compensation for the expenses we had already incurred, we were told that we had “accepted” the new appointment. This is not correct. We did not accept the change – we were simply informed that it had been rescheduled.
We have asked for this to be officially recorded, as we will need this documentation in order to claim back the costs caused by this cancellation.
For a developer of this size, this level of communication, organisation and customer care is extremely disappointing. Customers should not be left covering expenses due to last-minute scheduling changes. We contacted them back but we still haven’t had a response! I want to be compensated for our expense and time ..
I will be escalating it to RERA as they can’t even be bothered to get back to us with the follow up .
