Perseverance

The team at Cooper Adams Rustington persevered to get my flat sale through. After two buyers pulled out several months into the process, the third sale went through thanks to Sophie chasing at every stage.
As I live abroad this was particularly helpful.
When the other sales fell through I had no hesitation in staying with Cooper Adams and each time a new buyer was quickly found. Good communication is their strength. Thank you to the whole team.

Resevation agreement is a scam

Resevation agreement is a scam, it is supposed to protect both the seller and buyer, but that hasnt been my experience. When the survey shows a lot of expensive problems, you can't pull out of the agreement, with out incurring extra costs for a house that you are no longer going to buy.

I’m sorry you felt frustrated by the experience. Buying a home can be stressful, especially when a survey raises concerns, and I understand why that can feel disappointing.

Our reservation agreements are designed to be fair and to protect both the buyer and the seller. They give buyers time to carry out surveys and checks, while also protecting sellers from wasted costs if a buyer simply changes their mind after a property has been taken off the market. The terms are explained before anyone signs so both sides understand exactly where they stand.

In your case, the concern raised after the survey related to the roof. We helped arrange for a roofer to inspect it properly and his report confirmed that only minor works were required rather than a full replacement. The seller then agreed to pay for those works in full. Once that was confirmed, the issue had effectively been resolved.

When a problem is identified and the seller agrees to rectify it, the reservation agreement has done exactly what it is designed to do, it helps reach a practical solution so the sale can continue. If a buyer then decides not to proceed anyway, that is a change of mind rather than a problem that prevents the purchase going ahead.

I understand that some people simply do not like the commitment that comes with a reservation agreement. It’s a bit like booking a holiday. You reserve the flight and the hotel, everything is allocated and taken off the market for you. If just before the flight you decide you no longer want to travel, perhaps because you feel unsure about going, the airline or hotel will usually say the same thing, the booking was made and the space was held for you, so a refund is not available. That can feel frustrating, but it does not mean the system is unfair.

Reservation agreements exist to stop people casually pulling out after others have invested time and money in the transaction. They are widely used internationally and have been supported by government and reviewed by legal bodies as a way to make the home moving process more secure.

We do genuinely sympathise that the situation was disappointing for you and we did try to help resolve the issue raised. However, the agreement simply followed the terms that had been accepted by both parties at the outset.

Great experience

We were considering purchasing a new-build buy-to-let, but with busy full-time jobs were unsure whether the rental return would be worth the time and inevitable aggravation of managing it! We researched fully managed services as offered by agents in the area, and Cooper Adams’ was far more comprehensive than the others; we also liked the rent and legal protection cover. We were put in contact with Sam and, well, the rest is recent history - we went ahead with the purchase, Sam was all over it as soon as we completed, and tenants were in within 6 weeks! Also, as we’re not local, we were having difficulty getting the developer to get on with remedying the snagging - Sam took over, chasing the developer, and within 5 weeks later the snagging was all sorted! Sam is very responsive, pro-active and, as shown with our developer, works miracles! He’s lifted such a weight off our shoulders there. We would certainly recommend Sam and Cooper Adams to anyone else with investment properties wanting a hands-off, hassle-free experience.

Not as good as their word!

Four months down the line of my purchase, I found out information that should of been passed on to me by Cooper Adams at the very start, that would of changed my mind about putting in an offer. Advice to anyone who enters into a Reservation Agreement with this company, before you sign, ask them if there is anything you should be made aware of about the sale, ie if there are any circumstances that may hold up the sale. Sadly, I had to pull out of this sale due to constantly being strung along. Luckily, I am receiving a refund of my Reservation Agreement, but only after I dealt with Gazeal direct. If you’re looking to buy a property from a company who will be transparent with you from the start, then Cooper Adams isn’t for you!

Great Service from Cooper Adams

Having been aware of Cooper Adams for some time, I always think there photography and marketing is spot-on. It has made them stand out from the crowd of other agents. So I decided to use the Angmering office and the service from Debi Harrison and her team was first class. The back up from Charlotte was also impressive. The process to sell seems long winded from the legal aspect, but the team kept my wife and I updated and in the picture on a regular basis. Thanks and we will use you again if we ever move in the future.
