Lived at cepheus apt 6 years,they were great and very helpful,when I moved out I also got back some money from the deposit.
I highly recommend that company.

7 years living in the same apartment and at the same agency - Cepheus

All I can say about the Cepheus agency, in a few words, are a team of sociable, professional, reliable people, who always come up with optimal solutions to help tenants. I was happy to hear that they will take into account the fact that I lived in the same apartment for 7 years (Sennelsgade 6, 1th), without major damage and in a perfect cleaning (I can´t wait to get back a lot of money from my deposit).
They make me to feel like I am part of Cepheus family, over those 7 years, therefore, I chose to remain a tenant at Cepheus (I moved in a smaller and cozy apartment).

A reliable and professional company

The company is very reliable and during my stay in one of its apartments the staff was always cooperative, polite and willing to help and to serve. The apartments are delivered in an excellent situation and the process of renting an apartment is fast and clear as concern the contract and the rules. Moreover, the rental prices are very good. I would recommend Cepheus Ejendomme to anyone, who looks for a nice apartment, without any hesitation.

unprofessional company

We lived for one year in an Cepheus appartment. It was all quite okay until we moved out. The painting cost were very high and the invoice for that was obscure. The contact was unprofessional and resulted in that the company just said that they will not answer to my requests to get a proper invoice. We were very disappointed and even have to pay a double amount of heating costs for the last 4 months, from what we were not even there the last month.

Cepheus Ejendomme har eksisteret siden 1988 og vi har altid haft høje ambitioner om at skabe tryghed for vores mange lejere, blandt andet ved at yde en professionel og seriøs behandling af alle henvendelser. Med næsten 1000 lejemål i Randers, og dermed daglig vært for mere end 2600 mennesker, er det en opgave der forpligtiger, og som vi tager meget alvorligt.

Vi besvarer meget gerne henvendelser fra vores lejere, og har i denne sag også besvaret dine henvendelser. Vi fastholder den tidligere korrespondance, men vi vil her kort ridse sagen op igen.

Du overtog lejligheden den 1. januar 2014. Lejligheden var nyistandsat jf. lejekontraktens § 7 og § 11, pkt. 6.1. Det vil sige, at lejligheden ved overtagelsen var nymalet og rengjort og gulvene var slebet og behandlet. Det er aftalt i lejekontrakten, at lejligheden skulle afleveres i samme stand, som du overtog den i.

Du opsagde lejligheden d. 19. januar 2015 og var herefter frigjort af lejligheden den 1. maj 2015. Vi afholdt fraflyttersyn i lejligheden med din deltagelse den 9. april 2015. Ved dette fraflyttersyn blev lejligheden gennemgået og en flyttesynsrapport blev udarbejdet. Det blev her konstateret, at du havde valgt ikke selv at forestå istandsættelsen og i stedet overlod koordineringen af dette til Cepheus Ejendomme. Bemærk venligst i den forbindelse, at Cepheus Ejendomme ikke tjener på at koordinere istandsættelsesarbejderne.
Når Cepheus Ejendomme koordinerer istandsættelsen, indhenter vi tilbud fra forskellige håndværkere, som afgiver tilbud efter en besigtigelse af lejligheden. Vi vælger herefter det billigste tilbud. Kopi af fakturaerne for det udførte arbejde er fremsendt til dig sammen med flytteopgørelsen. Istandsættelsen af lejligheden på 3 værelser og 89 kvm, beløber sig til: Maling ved malermester Thage W. Nielsen kr. 8.700,00 eks. moms, gulvafslibning ved JC Bygningsrenovering kr. 2.048,00 eks. moms og rengøring ved KC Totalservice kr. 897,75 eks. moms. Hvis du ønsker de enkelte fakturaer mere udspecificeret end de er, kan du, som vi har oplyst dig om tidligere, altid rette henvendelse til de enkelte håndværkere da det er den enkelte håndværkervirksomhed, der selv har udarbejdet fakturaen på baggrund af det afgivne tilbud.

I forbindelse med det netop fremsendte varmeregnskab, har du modtaget en efterbetaling på kr. 2.920,60 incl. moms. Når man bor i en lejlighed, betaler man et aconto beløb for varme hver måned. Man betaler det samme beløb både i vintermånederne, såvel som i de varme sommermåneder hvor man jo ofte slukker helt for varmen i sin lejlighed. I det varmeregnskab, som du har modtaget for ganske kort tid siden, er du blevet afregnet for perioden januar 2015 til og med april 2015, hvilket er kolde måneder, hvor der er tændt for varmen. Det er derfor ikke ualmindeligt, at en regning for disse måneder godt kan overstige aconto indbetalingerne, da det jo normalt vil udligne sig hvis man også bor i lejligheden i sommermånederne.
