Be more helpful and understanding housing officer s need to do more than house new tenants.
Make sure the grounds are maintained as its not the tenants responsibility.

CANCER of a company
CANCER of a company. Incompetent, clueless staff, looking for excuses not to move their finger. Ever-increasing charges with ABSOLUTELY NOTHING to show for. This excuse for a company cannot get anything done right. Unfortunately they cemented themselves in a position to "manage" multiple properties they also happen to be the majority leaseholder for so they are IMPOSSIBLE TO REMOVE. BPHA is essentially torturing their customers. This whole setup needs to be reformed, it doesn't make sense - we don't deserve this!

Not really a people focused company
Amazing….. my inside review from a workers perspective has been taken down. Avoid a job with these people. Spend a fortune on the business but have no clue of how to work with people at all. ACAS assisted so good luck with any complaints, grievance or health issues you may report ….. they train you and make you sign documents that places any and all responsibility soley on you. They record your calls even when your on hold without your knowledge and therefore permission….. GDPR breach…… as tenants, suppliers and contractor were being recorded without any prior knowledge.
Spent millions on rebranding and then got the same management team in that caused so many issues before. They’ll give you absolutely everything you need to do your job…… but they’ll expect blood in return

They cut if my gas supply which is illegal, then customer services think they are more qualified than a solicitor Back was so bad I was agony that day and i hadbf slept and i have cptsd so was struggling. It was so cold they didn't give me alternative healing. The idiot from Tsg was screaming at the door "open the door m I know your in there, I fell back to sleep on strong pain killer. Sunita lied to her solicitor documents to take me to court. Their cleaner pushed me Pennie Kennedy didn't ban him from coming back. No Safeguarding, not had a safe home for 7 years. My clothes are regularly been burnt and cut on the washing line. Took nearly 7 years to have cctv installed,then it doesn't work for 6 months. Management according to my Barrister are 'beyond stupid' contractor's bribed with biscuits and drink/ice-cream by neighbour they can't sat no, then join in gossip. Tsg are the biggest joke, they will no longer be given adds to my home, they have a Manager called Summer who was banned from my home. Bradley Barker sent her to my home knowing this. Safeguarding alert against him. Harassment has only stopped as MP involved. Court action has been stopped. I would have won. No understanding of Equalities Act 2010. Complaint Department do not know what they are doing.had to put Complaint about Complaints Dept.

Deserves 0 stars. Hideous customer service, useless workmen. Staff lie all the time and break promises. Have to escalate everything to the complaints team to get anything done. Put the rent up every year despite getting less and less for our money. They’re not interested in hearing about ASB or anything bad tenants are doing, so long as their rent is paid they don’t give a damn. Appalling housing association.

The tripple lock on the 25yr old front door stopped working.the guy came out at 7.30/8pm.put on a temp' lock.not a tripple lock.said it would be ordered and be an emergency.i had to fight to get an appointment 1 week away.with just over an hour left for the afternoon slot given, i get a call.wrong part ordered...waited in for 3.5hrs. I get offered an appontment in april, APRIL!! its 23rd Feb!!!
My home insurance is void as no tripple lock, BPHA dont do saturday appointments.
Im furious. I offered to go buy 1 and fit it myself.refused to give me details.
Will possibly google it and do it myself....disgusting,not even second rate service i expect of BPHA.

We reported a problem with my son inlaws heating and hot water back in Oct 23 here we are in Jan 24 and he still has problems with his hot water!
Having to wait over an hour on hold before someone comes to the phone is a joke! The housing officer and the CEO have not bothered to reply to the numerous emails that we have sent.
He has had no hot water since last Thursday and they dont no when they will be able to fix it!!
Outstanding Experience
I have recently bought a shared ownership property through bpha and have found their customer service outstanding. The sales rep stayed back on a Friday evening late to call me to discuss matters relating to snagging and completing my sale. The handover completion took an hour and the rep spent time explaining everything very clearly and followed up with an email to clarify the handover information. Calls to customer service have been handled promptly and professionally. Bravo bpha. 👍

The most awful HA iv known months and months of waiting for repairs to be done and then cancel last minute. Not one helpful person in the office. I would never move to another one of their houses again. Even agents working for them have NOTHING nice to say about the company
Make you pay service charge for absolutely no service!
So disappointed.
We are Shared Owners of a house and despite the fact we mysteriously pay service charge every month (for goodness knows what!) we receive absolutely no service. Not even so much as a reply to an email!
We had broken storage heaters for a month, we got our quote to replace and contacted bpha for permission and approval. We'd waited over two weeks and there was no response or answer despite several emails, web chat, conversation and two phone calls. We were always promised someone will be in touch and noone ever is! We have two young children in our home and needed it heated. Several times I had mentioned this and yet still no urgency

Not even worth 1 star. I have lived in a shared ownership property for 8 years. I am currently in the process of selling as they have been nothing but hell on earth to deal with. Selling is costing me nearly £10k as they add on sneaky charges and fees. A joke of a company, haven’t helped me with repairs and rent goes higher and higher every few months. AVOID.

My only criticism is TSG,the company used for their gas repairs.Pretty unreliable,missing appointments and the customer service offered by TSG is pretty shoddy.I’ve found TSG’s office staff rude and patronising.
Other than TSG,I’ve been a content tenant of bpha.

One of the single most inept housing associations in England! Don't take up a tenancy with these sharks. Over-inflated rents and overpaid executives. Zero stars out of five.

Faultless!
Great customer service, excellent repairs service and the Housing Officer and Money Advice team really helped in my time of need. The transition from one HA to BPHA was seamless, every person I spoke to was always informative and wasn't shy of answering challenging questions. And they were clear in their comms at each stage.

Terrible
I've been a tenant for 24 years and this past year has been the worst by far. A new to me property (not even a 30 year old building) 50+ visits/repairs since August last year and they still have not learned anything. Every job has had to be redone then redone again. A very miserable year for me and my partner
