I subscribed for 24 hours for 29 kr but next payment was automatically deducted from my account after 24 hours. If I wanted for a month or longer, I would take that subscription in a first place.

Hi Alisha

The 24 hours limited access is an offer for new customers to start out our 28-days subscription with a short and cheap intro before the first full payment. It is, however, still one subscription with automatical renewal, as stated on the button you clicked to choose this option, in the resume before the initial payment and in the confirmation sent by e-mail right after. You can cancel the subscription at any time within the active period but not cancel retroactively to get refund for a renewal that already took place.

Hi Avihu

The landlords create the ads on BoligPortal, incl. the mandatory information of pet allowance or not. However, "yes" or "no" does not always cover the specific pet, for example cats OR dogs, small dogs up to X kgs, etc.

You can create and save a search agent on the search page. That way you will recieve an e-mail when new offers are posted that match your criteria, incl. pet allowance.

Hi Sam

Thank you so much for your positive feedback for our offer of available rentables and the map search.

We validate all landlords before they gain access to advertising their available rentables. This includes ownership of the rentable and/or permission to (sub)let the entire rentable or part of it as roommates. We are in direct contact by phone with all private landlords before we approve their first advertised rentable on the site, to make sure we have the right contact information for the properly responsible person behind the ad.

I hope this helps you answer any questions. If not, feel free to contact us directly at info@boligportal.dk.

Important feedback from International users

The website performs exceptionally well in a wide range of aspects, surpassing other Danish sites. However, there is a need to enhance communication with property owners, as 80% of inquiries do not receive a response. This leaves users unsure about the availability of properties and whether their messages have been read. It is crucial to request updated photos of the interior of the properties, in addition to the exterior, especially for individuals residing outside of Denmark. This will provide a better understanding of the properties beyond just their architectural plans.

Hi Nilli

I am happy to know, you are satisfied with the offer of available rentables on our website, and I understand completely that you wish for a fast reply from the landlords once you contact them through the ad.

We know from experience that most landlords do their initial selection of candidates through the very first contact, for which reason we always recommend that you think of your first contact as a formal application, including a short description of who will be living in the house or apartment, including age, occupation/school and a short motivation of why this specific place would suit your needs for your new home. The same way, make sure that your stated requirements (such as area, size and price rage) as well as the personal description in your search profile match any requirements stated in the rental ad.

For the landlords, it is all about the shortest way to the right tenants, and they will often start by inviting a handful of applicants who best match their idea of the perfect tenant for that specific rentable.

As for the visual presentation of the properties I do agree, and we are continuously working on ways to help the landlords present their rentables in the best way to avoid follow up questions from seekers that could be replied directly with better information and presentation of the ads.

Shady business practices

They only have "forever subscription", which is a bad start.
They can see when an account was last used.
They do not notify, ever, if an account has been inactive for a long time, to give the buyer a heads-up that they are still paying.
They argue that they do notify, by sending a receipt, to the _inactive_ boligportal.dk account.

If the above shady behaviour wasn't there, then I would have given a much more positive review.

Update:
Boligportal, if you ever change your business practices, to something where you have the customer in focus, then please reach out by email, and I'l change this review, to reflect your improvements.

Until that happens, I have to strongly recommend any renter to unsubscribe, as the _first_ thing, after you signed up, to make sure you do not get screwed over, when you, for a limited time, need some of the payed services.

Hi Deborah

I am sorry to hear, you are not satisfied with your use of our platform nor our handling of your complaint.

Regarding the language, we provide our services in Danish and English. The website and product e-mails, as well as our support center and customer service, are fully available in English. However, it requires that you change the language of the website before you sign up, so all website text as well as the product e-mails are sent in English.

We also state the information regarding the subscription terms on the website as well as in the e-mail sent to you just after completing the initial payment. This e-mail also informs you of the date and time of the first subscription renewal to help you cancel in time, if you do not want to continue the subscription. The e-mail in Danish is translatable through, for instance, Google Translate, to help you know the terms even when registering in a language, you do not know.

Mixed feelings about boligportal

I have mixed feelings about this housing rental platform. On the one hand, it helped me find rentals twice in the past 6 years, which is good. When the platform provides you with a solution that leads you to your new home, you cannot complain really. However, I am not new to boligportal and have been lurking there for more than these 6 years. I saw the changes added to it and I am not liking it very much. In particular:
* the decrease from 3 to 1 day of the initial trial

* the greyed out correspondence if you happen to be past the expiration of your subscription.
So say you write to a landlord and the day after, your subs had expired, there is no chance to see any reply since you can't see anything clearly in your messages. This forces to resubscribe for at least a month when there is potentially no need at all.

* the other thing I dislike, and that's not really the platform's fault, is the hijacking of the rental market by dubious companies that are inflating the prices to the moon, and one has no chance to check who they are (but you can still see the number of ads they had published and how long they used the platform, so you can always infer if it is the same company you are dealing with). Knowing which company sits behind an ad and being able to blacklist those you don't want to deal with would be a move back in the right direction for this platform.

Another improvement that would be nice: add a satellite picture of the map, like .e.g lejebolig.dk does.

UPDATE: Reply to Malou
Thanks for your feedback. Interesting tidbits in your response. While I understand the business model of boligportal, I do remember that many years ago, you had a 3 days trial on a new account. What I find weird is not the reduction of the trial period but the following:
- creating an account is completely free, which is of course nice. When you pay the initial trial period for contacting a landlord, it used to be that you could still correspond with whoever replied to your request, even after the trial period. What was no longer possible after expiration was writing to a new one, which requires the full subscription. So what I find odd is the possibility to write to a landlord within the trial period and not be able to correspond, should the landlord reply to you after the expiration. What would be the point of the trial then ? It makes little sense. Especially if the landlord's answer is to reject your request: it would be an expensive reject if you wanted to know what the landlord replied. So the trial as such is pretty much useless unless you're lucky to strike a deal within 24 hours.

So I do think this trial should provide full access to the service within 24 hours + ability to continue corresponding with the landlords you managed to contact, say for an extra week. If boligportal's business team thinks it would occasion a loss of profit, I would think it would rather give a good impression on newcomers. Finding a rental in a week nowadays is pretty much a miracle anyway, I don't think there would be any loss. And I repeat: a trial of 24h is fine (though a decrease from what it used to be is still a bit of a downer) but a greyed-out correspondence not giving the newcomer a chance to see the feedback within a certain period of a few days is completely pointless and shines a bad light on the business model.

Finally, regarding the biggest rental companies out there, as I said, it is not the fault of the platform. What I suggested was if boligportal could make it clear what companies are proposing the rentals (not talking about the individual private landlord, this should remain anonymous and restricted to the correspondence between the landlord and requesting seekers). I am saying this because some of these companies are a nogo, and deserves to be boycotted. Knowing which companies are behind some ads as a rental seeker and subscriber of your platform would allow one to simply bypass these ads (ignore-list kinda thing).

Hi Thorgal

Congratulations on finding your new home for the second time - and thank you for sharing your constructive feedback as well :)

We never had a three day initial trial, but it is true that we have changed the setup of this. It is exactly meant as a trial for new customers, so they have a chance to try out our services before paying the first full subscription payment. The trial payment itself does not cover our costs related to your use of the website, and hence it is not sustainable for us to grant you full and unlimited access to the site with only a 24 hours access. Therefore, if you cancel the subscription within the 24 hours, your access expires - including access to the inbox - exactly 24 hours after you signed up. This does not apply to the full payments for full access, only for the cheaper payment for limited trial access.

I think, I know what you mean in the discription of the rental market, but I do not agree with your definition of landlords "hijacking" the market nor our platform. We collaborate with thousands of professional landlords, among those also some of the largest rental providers in Denmark, and some of those primarily administrate newly built rental projects which run at a higher cost than the average rent for regulated rentables (built or renovated before 1992). All landlords are validated by us before they gain access to advertise their rentables on our site, and we do take an active stance on which providers we allow on our platform.

Thank you for the feedback on our map solution - I will forward this to our product team.

Short update comments:
* We have had several intro periods from 0 to 7, but never 3 :) That must have been with another platform.
* The 24 hour trial with limited access is exactly meant as that (as was always before), so new customers if in doubt could try out out service for a short time before committing to a full payment. It was never meant to start a lot of dialogues with landlords and hence pay a short amount of money for a longer conversation span, which is simply not sustainable to us. I get that you prefered the former intro period, even though you are clearly not a new customer, and I have explained why we have changed it.
* We need to protect the content on our site from competitors and maintain our business model as well as protect the privacy and efficiency of the landlords, for which reasons we will not reveal company names or similar on the ads. It would be too easy to copy our content without consent, and the landlords would lose their current status of being able to move on to their next task as soon as a rentable is let out. We all have different experiences and preferences, but if you have had any concern with a landlord, you think we should know about you are more than welcome to notify us. We validate all landlords, and we take your feedback and your safety serious, but we do not ban a company due to higher rental prices - those you have to filter out in your search agent. The opt-out request as an active customer I will forward to our product team.

The worst service to use ever

The worst service to use ever. I didn't get any email about being charged soon for the next month.

As soon I saw my bank transaction(1day after) I cancelled it and wrote to support about mistake. I was said I can send goodbye kiss to my 339 dkk.

Hi Liliia

We send you the reminder of next renewal right after you sign up. That way you are informed at any time, regardless of whether your first payment period is 24 hours, 28 days or two months. And you can cancel the subscription at any time within the current period without loosing access.

However, we need to set a deadline for cancellation at some point - and we find it most valid that all users get equal access, for which reason all renewals are based on the time of day you started the subscription, and the date and time of next renewal (or after cancellation - of expiry) is always stated on your profile, under Subscription.

To make it as transparent and fair to all as possible, we also based our decisions regarding (un)timely cancellation on these information - and we do not offer cancellation retroactively, regardless of whether you are a few minutes, a few hours or - in your case - a few days late.

Add approval takes forever

As a landlord:
I have placed an add for renting out a room which is still "waiting approval" after 3 days.

Hi Marcel

I don't find a profile matching your name in our system?

First time you advertise a rentable, we need to validate both the ad and you as landlord, before we can approve the ad. This requires direct contact by phone, so if we are unable to reach you - and you don't call back in respondance to our e-mail - the validation process may take longer. However, usually all ads are approved within hours of creation.

The search page and contact with the landlords work the same way, regardless of whether you find the ads from the list or the map, but of course the map does not rank the results by creation date as the list does.

We have two types of subscription for seekers, which renew either every 28 days or every two months. It is stated on the button you click to sign up, in the summary before completing the initial payment and in the confirmation we sent you by e-mail (in Danish because you signed up to our service on the Danish version of the site rather than switching to English).
