An utter disgrace of a company
I would strongly advise against booking any property managed by AirOperate.
I booked through Booking.com but was required to pay a separate £100 deposit via AirOperate.
After my stay, AirOperate / the landlord alleged that I had damaged a heater and refused to return the deposit. I dispute that allegation entirely.
I repeatedly asked for dated photographic evidence, an inspection report, or a repair invoice. Booking.com also requested evidence. No evidence was ever provided to me, yet AirOperate still refused to return the £100.
Booking.com ultimately refunded me themselves, even though the deposit had not been taken by them.
I also noticed similar concerns raised in other online reviews, which suggests my experience may not have been isolated.
Based on my experience, I would be extremely cautious about paying any separate deposit through AirOperate.

I’ve tried other agencies, but AirOperate is the only best shortlet host in London that actually treats my property like their own. They aren't just a logo on a website; they are physically there, ensuring the keys are exchanged smoothly and the cleaning is spotless before every guest. Whether it’s managing a busy weekend at my Wembley suites or handling a maintenance fix in Mile End, their hands-on approach makes them the best Airbnb management team I’ve worked with. They truly understand the London market from the inside out.

@Airoperate.co.uk - avoid properties under their management
We stayed at “Joes 2 Bed Apartment” in Notting Hill, which was managed by Airoperate.co.uk and booked via Booking.com. As experienced travellers receiving consistently positive reviews on both Booking.com and Airbnb, we were very disappointed with how our stay was handled.
After booking and paying in full, we were then required to pay a £100 “verification” charge, described as fully refundable from the management company - Airoperate. Unfortunately, our experience with this process was not positive. After we checked out — having left the apartment clean and tidy — we were informed that a mark on a towel could not be removed and that the £100 charge would be retained as a result. We were surprised and frustrated by this outcome. It was not a property deposit. We had no knowledge of leaving any mark. And had left the accommodation cleaner than we found it.
There were also several issues during our stay. On arrival, there was damp washing left in the washing machine, which caused an unpleasant smell in the apartment. The heating and hot water had not been turned on despite it being mid-winter, and we spent the first 24 hours trying to resolve this. Freezing. The issue was eventually sorted, but without any meaningful assistance from the management team.
Additionally, a broken toilet seat and a dripping tap were reported but not repaired during our week-long stay.
Overall, we found the management response to concerns to be almost non existent and the handling of the verification charge deplorable. Based on our experience, we would encourage future guests (and individual property owners) to carefully review the property managers and recent guest feedback before confirming a stay at any properties managed by this company. Booking.com should also review how a further charge can take place after booking has been approved.

Amazing modern apartment in Oxford Circus.
The stay was incredible. I travel a lot and this is one of the BEST flats i have been in.
The flat is Big, very modern and chic decorated, comfortable and really close Oxford Circus (10min walking). The location is 10/10. It has every amenities you can need (salt, olive oil, sugar, clothes and dishes wash products, pepper, coffee, body wash ..... As well as confortable beds and two bathrooms (one with a shower).
Is renovated and the kitchen fully new. You have Netflix and great comfortable sofá. The heaters work correctly and was warm and peacefull.
We were only three but 5 people can fit perfectly there.
In overall It exceed any of my expectations and i Will give It a 12/10 puntuation. Incredible and really good price/ quality for London

Very enjoyable stay in London apartment
Stayed in one of their apartments in World's End, Chelsea. Very much enjoyed it. The hosts were polite, quick to respond and accommodating to our requests. The apartment was in a nice location, well-served by transport and with wonderful views of the river and surrounding part of the city. Access in and out of the apartment was no problem, although the location for collecting and returning keys was a 15-minute walk from the apartment. The address of the collection point was provided in advance, but it would have been useful if the 15-minute distance from the property was highlighted specifically. Facilities were as advertised.

Stayed at properties managed by Airoperate in London. While spacious with handy transport links and amenities nearby, water pressure in some showers was low, making it less convenient. The areas were quiet and apartments had functional kitchens and were clean and comfortable overall. A decent choice for short stays, but room for improvement.
Good apartment for short stay
We stayed for 3 nights in the five of us at Zoeys Place apartment. The apartment was perfectly designed for 5 people with three bedrooms, a large living room, a bathroom and a kitchen. The apartment is on the 7th floor. Floor, which is not a problem because of the elevator. There are several possibilities right nearby to get to the city centre. Unfortunately, the kettle did not work and the water in the bathtub ran badly.

The shower drain was clogged, causing water to pool, and the main door locks felt insecure, which made my stay uncomfortable. While the location was convenient and the staff polite, these issues need urgent attention.

Wonderful New Year Eve in London
Very nice, modern and cozy apartment with spacious living room, far away enough from London center craziness to have a breath after sightseeing running, but conveniently close to supermarket and transport stops. Entry instruction provided in advance and super clear, key locker used, so you are fully independent when arrive and leave. We had one moment an issue with boiler (not really serious), we called the hosting agency and they provided immediate support so in 10 minutes all was fixed (and it was during holidays time). Many bars/cafes around, pleasant district in general. I was staying there with my teens daughters and their friend, quite lazy and demanding young girls, but all 3 in one voice were saying that ALL WAS PERFECT! This is quite a feedback I must say :))
