I recently stayed at this villa in Portugal in October, and unfortunately my experience was far from what I expected.

Upon arrival, I was taken aback by the condition of the property. The villa was old, tired, and in poor condition overall. The furniture was outdated and showed significant signs of damage, making it uncomfortable to use. Additionally, the place was dusty, which was particularly concerning as my nephew developed a cough during our stay. It was clear that the cleanliness was lacking, with dust and debris still present in various areas.

Another major issue was that the drains were all blocked and emitted a terrible odor throughout the villa, making our stay even more unpleasant and contributing to an overall feeling of neglect.

To add to our frustrations, we were charged £170 for the cleaning of towels and sheets, which seemed excessive given the state of the property. Even more disheartening, we lost the entire £400 deposit due to claims of damages that we did not cause. This situation is incredibly frustrating, as we took great care of the villa during our stay, and it feels deeply unfair to be penalized for the property's existing wear and tear.

Overall, I cannot recommend this villa due to its poor condition, excessive cleaning charges, and the unfair handling of the deposit. I hope the management addresses these issues for future guests to avoid similar experiences.

I STRONGLY advise to stay with “SPRING VILLA or THE REAL ALGAVE”.

It is always disheartening to receive such a review, especially when they are unfounded and misleading. This villa is a popular and well-loved property, consistently receiving positive feedback from our guests, many of whom return year after year.

During your stay, none of your grievances were communicated to our house manager, who was available to assist and regularly in touch with you. Instead, these issues surfaced only when we contacted you on your return with the list of damages and extra cleaning needed for the villa upon your departure.

A total of £392.00 was deducted from your security deposit to cover the necessary repairs and cleaning. Due to the state in which the villa was left, our cleaning team required significantly more time than usual to restore it to our required standards, causing a delay for the next guests awaiting check-in and start their holiday.

In the time we have had this villa, it has never been left so disrespected and left in such disarray.

The cleaning team were forced to deal with cleaning up vomit, coffee spills that had soaked into the bed frame, bedside table, drawers, and floor. Towels that were stained so badly, they had to be laundered repeatedly, along with the bed linens that were marked with red and brown stains. The air conditioning unit was tampered with, resulting in damage. Additionally, a mirror was chipped. A teapot was left in the kitchen cupboard unwashed with tea inside, while dirty baking trays were also left behind. The kitchen is well stocked, and additional time was required to inspect all items and reorganise the kitchen, as many items had not been returned to their original places in the cupboards and drawers. Whilst you may not be familiar with the placement of items in the villa, the cleaning team reported that they have never had the kitchen left is such disorganisation. 5 white mugs were also broken during your stay although we did not charge for these.

This is the second villa of ours in which you have stayed and where we’ve needed to make deductions due to damages. As a result, we will not be able to accommodate future bookings from you. We encourage you to book with providers such as Spring Villa or The Real Algarve, who may be better equipped to meet your expectations.

Great Holiday

This was the first time we have used Affinity Villas, we usually use another company. However, we were really impressed with the customer service (especially Jane) who were helpful and informative. The villa was lovely. We stayed in Carvoeiro in October. The hamper was most appreciated. Looking forward to booking again very soon. Mrs Appleyard

Just came home from a wonderful stay at…

Just came home from a wonderful stay at 56 Vale do Mihlo villa in Carvoeiro. Was welcomed with a gorgeous hamper of food and wine. The villa was spotlessly clean, light and airy, comfortable beds, private pool with plenty of sun beds and seating areas around. Walking distance to a lovely beach, good restaurants. But a car is recommended to explore the area fully.

Excellent travel agent for your Algarve holiday

Just returned from a week in the Algarve. This was the first time we’ve used Affinity Villas and will certainly use them again. The holiday information provided was detailed and accurate and the Vamoos app useful. Affinity Villas were easy to contact and friendly/helpful throughout the booking process. Recommended.

I recently stayed at the villa in…

I recently stayed at the villa in Portugal and when we arrived there the internet was not working and the house manager came to look at the problem. He later told us that maybe there is a problem and he would bring the IT technician and he never brought him and spend a week without the internet and TV . When I sen an email to the team and what they come up with is that there was not problem . This is my third time using them but this time was so disappointed with the services they provided and won’t be using them again.

We are saddened to hear of your dissatisfaction of the service you received in resort during your stay in August.

We are aware that the issue with the internet/television was discovered when the house manager was showing you how to use the television. The previous guests leading up to your stay had not experienced any issues, so it is believed that this was a new situation.

Upon this discovery we know that the house manager acted immediately and purchased a mobile router which he brought to the house and set up and left working. The house manager had assumed that there was an issue with the internet connection leading into the property (which would have no impact on the newly purchased mobile router) and that an engineer would be sent by the provider to attend.

On contacting the provider, they carried out remote testing and found there to be no fault with the internet, so the problem was believed to be with the equipment in the property which had been replaced with the mobile router the day you arrived. In this situation the provider did not think it necessary for an IT technician to attend. It is unfortunate that this was not communicated to you by the house manager and for that we can only apologise.

The house manager genuinely believed that the internet and television was working throughout your stay because of the mobile router which did not need the support of any internet cables to the property. He had received no contact from you after the fitting of the new router.

We do ask that if you have any issues in the villa that have not been resolved by your house manager to your satisfaction, that you contact us immediately as mentioned in our holiday documentation that was sent to you by email on the 18/08.

We take pride in our high levels of customer service therefore we are extremely disappointed that as you did not contact us at the time, we did not have the opportunity to put things right for you whilst you were still in resort and enhance the enjoyment of your stay in August.

In conclusion, it is disappointing to receive such a review and a shame as this situation could have been avoided.

Wonderful Villa

Stayed in Villa Marianna in Carvoeira, such a wonderful place, 4 adults & 2 teenagers. The pool was huge. We found the kitchen well equipped & had all utensils etc needed for a bbq. Great to be able to wash clothes, beds were comfortable & we enjoyed the variety of board games available. Setting was quiet, in a lovely area. Walking distance to the lighthouse & Rocha mer restaurants which were excellent. Uber taxi only €6-8 into town so very reasonable. Would use Affinity villas again, very impressed with booking process & with the support team at the villa.

Excellent Service, Exceptional Villa

Just used Affinity Villas for a second time, can’t fault them, both villas we had were exceptional, maids, pool cleaners, gardeners and villa managers all really good as are the girls on the phone this end, very helpful, nothing too much trouble, would definitely recommend them and we will be using them again

A company that cares!

Our chosen villa had a lot of ground clearing work going on right behind the garden and pool area, it was very noisy. Affinity Villa’s were fantastic, they had someone out with in 10 minutes, they agreed it was to noisy and wouldn’t be a very relaxing holiday . By that afternoon we had an option of another villa, which we took. Another lady from Affinity Villa’s checked in with us to make sure we were happy with the new villa. We were given a refund which we didn’t expect. Affinity Villa’s were amazing 100% helpful and caring, we just can’t rate this company and their policies enough. Our only down side is that they don’t rent Villa’s out in more countries! Thank You all the staff in England and in Portugal.

Fantastic Villa and Excellent Service

We booked with Affinity Villas for the week starting 15th September 2022 in Carvoeiro, Portugal staying at Casa Sumichuis. This is a wonderful villa in a quiet location but close enough to the resort so no car required. The maid and pool service were excellent and the villa equipped with everything you could wish for. Affinity Villas were fantastic from the initial booking through to returning the deposit. I would highly recommend them.

Heaven is a place in Luz …

First holiday away with our extended family and baby granddaughter. Already knew the area and Casa Oleander did not disappoint. We were so excited when we saw the size of the rooms. Our children and their partners had the downstairs and us oldies had upstairs. I have never been in such a well equipped villa. It was a home from home at our fingertips. The outside kitchen and communal area was to die for and the heated pool meant that we could swim when and for how long we wanted. With the various options for eating we could follow the sun around the villa.
The welcome pack supplied on our arrival was amazing. We soon tucked into fresh Portuguese bread with cheese and ham washed down with a delicious red wine. Tea coffee juice sugar dishwashing tablets - the list goes on
Luz was around a 30 minute walk (with a pram) to the beach. This can be done along the front with around 100m on rocky unfinished road but still easily handled by the buggy.
Plenty fantastic places to eat with hardly a need to visit Lagos.
Will definitely return.

During a trip booked for 2 weeks in a Villa (well two actually)

During a trip booked for 3 weeks in a Villa after day one unfortunately the Portuguese Constriction industry decided to start building on a plot at the rear of the Villa, the noise and dust was horrendous. We immediately contacted Affinity both locally and in the uK, within 20 minutes the local Villa Management Company (Michelle) attended and assured us the situation would be reviewed with the Construction site

After realising the construction would not be stopping Affinity (UK) offered a smaller villa approximately 3 km from where we were. The speed and organisation support was positively outstanding from Affinity and their local Partners. We were visited by the local Affinity Senior Manager (Stella) who assured us of her support in the move and offered any assistance. The following day we were moved and although out initial couple of days on holiday was slightly disrupted it was more than made up for the way both the local Affinity management and the UK team (Donna specifically) assisted us to ensure our holiday proceeded with as little disruption as possible.

Overall I cannot say anything about our slight disruption given the way Affinity were there to immediately assess the unfortunately situation and support us so it did not ruin our break. Thanks you affinity and specifically Donna for keeping us in the picture so quickly and efficiently. Thanks you from Sue, Janet, John and myself for turning a possible catastrophe during the holiday we expected (less the move of Villas). Both villas were excellent and the Customer service was OUTSTANDING :). Thank you Affinity we will be in-touch for another booking soon. :)

Air conditioning

We had a very successful holiday in Casa Barnace for two weeks in July 2022.We were a family group of individuals, all adults. We arranged for all three villas to be open and we spread ourselves as we wished. In general, the villas are as described in the brochure but there were some unfortunate occurrences which were significantly below what a reasonable person might describe as five star service.
The meet and great was delivered in severely dictatorial tones and consisted of a long list of things that we were not allowed to do.
This was backed up by a superfluity of laminated labels struck all over the walls and thus detracting from the general standard of decor.
Our main problem lay with air conditioning in that we had rented a property described as a fully air conditioned when in reality one of the superior bedrooms was experiencing a breakdown.
This breakdown persisted for the length of the holiday on the excuse that spare parts are difficult to obtain and that nothing could be done about it. Bad feeling was substantially inflamed by the derisory offer of £75 in compensation.
Anyone who conders their enjoyment is dependent on air conditioning to escape the extremely high temperatures in the Algarve in summer should read that small print vey carefully and consider if they will take the risk of full air conditioning not being available.
I quote the offending paragraph ‘Air Conditioning
Air conditioning, where provided, should provide sufficient cooling within a property to reduce the internal temperature. The type and age of the system will have a bearing on the efficacy however, the majority of systems will cool rooms within 10-20 minutes of being activated and therefore clients are respectfully asked to not leave air conditioning units switched on 24-hours a day and to switch off units when rooms are not in use or when external doors are open. We recommend an operating temperature of 20-24 degrees centigrade is applied to ensure optimal cooling, any lower and the units may freeze or malfunction but please bear in mind that external temperatures and the age of the units will have an effect on the efficacy. As with other facilities, air conditioning can go wrong and every effort will be made to ensure that repairs are carried out as soon as possible but it is not always possible to arrange for engineers to visit or obtain spare parts at short notice. If any problems with air conditioning are reported during your stay, portable fans will be offered to help alleviate the problem where possible and our liability shall not exceed £120 per week.’
It is clear that Affinity villas actions were fully in line with the contract, but I am left with the view that this is unreasonable, and that the organisation ought to hold a stock of parts that are prone to failure in order to be able to repair failures rapidly in the manner to be expected of a five star service

Thank you for your review and we are sorry to hear of your disappointment with the air conditioning not working in one of the bedrooms.

We can fully understand and sympathise the need for air conditioning during July and August but unfortunately, this was beyond anyone’s control. As the units are working constantly in the main summer months it is not uncommon for them to break down due to the constant pressure of use.

We do know that house manager tried everything possible to fix it and did provide a fan for use. However as is common with many other villas at present, they are struggling with the technician’s being not able to source and replace the parts quickly as there is a global shortage. In the past there was not a need to have a supply of spare parts as they were readily available and could be repaired in a timely manner.

We are pleased to hear that all the other air con units in the other 9 bedrooms available for use for your group of 11 adults were working correctly and able to provide comfort.

As the air conditioning is complimentary at Casa Barnace (it is normally a payable service) the gesture of good will offered is reflective on that there was only 1 room out of the 10 bedrooms were affected and the other units in the 3 properties were all working.

We are sorry that you felt the meet and greet was not delivered in the correct tone. Feedback is always welcome and we have raised this with the house management for future bookings.

Clear straightforward communications & excellent customer service.

Previous customer of Affinity Villas. At a time where COVID has impacted on so many travel businesses I wanted to say how helpful we found Affinity Villas. They're not supposed to be a travel insurer but they have given us clear and helpful steers and advice through 2020/21 about what our options are. Here's hoping 2022 will be more 'normal' and we will be back booking with you very soon.

Incredible Customer Service

Having already cancelled our honeymoon to the USA, we booked a new honeymoon to the Algarve with Affinity Villas when Portugal was green-listed.

The team were so helpful in helping us book, extremely transparent about the process and what was required for entry in terms of testing and very flexible amid constant changes.

The latest change meant that we would have to quarantine upon arrival in Portugal which would have been impossible for us give our time frame. Affinity arranged a credit voucher for us even though we his was not in our contract and they were not obliged to do so. A wonderful gesture and touch of class from a company when many in the travel sector seem to have turned into unscrupulous opportunists.

Thanks so much folks - we’ll use Affinity any time we come to Portugal!

Portugal

We returned from Portugal on the 3th June after a fabulous week staying at Casa Kios . Affinity Villa’s where amazing the villa was everything they said it would be. And all the staff at affinity where so helpful and could not do enough especially before we travelled . Like many with the situation with covid and the travel restrictions we where very concerned about going or if we had to cancel or had to return early due to the traffic light system or be out of pocket ,But Affinity villa worked with us, and we where lucky enough to travel and have a wonderful time. Like many companies at the start of this virus they where unsure how to deal with it and how long it would last and mistakes where made by many . And I for one was very concerned after reading some of the reviews, but there was no need I could not fault affinity villa they worked with us and I will definitely be booking again with them. Thank you Affinity xx

Fantastic, first class service!

We only booked late and the service we received was first class. Correspondence was easy, responsive and informative. The Villa was incredible and our holiday was amazing. Due to Covid protocols our holiday could have been compromised but thanks to information supplied by Affinity Villas we were able to organise everything easily both in the UK and Portugal. It definitely helped!!

Would never use this villa company…

Would never use this villa company again. Had booked for 2 weeks in Portugal from 18th June 2020. At point where balance of holiday was payable, it was clear that travel would not be possible (As confirmed by UK Government later). Affinity Villas refused to allow us to push holiday into 2021 and consequently I was forced to cancel losing my deposit of £1,739.20. Other villa companies did allow holidays to be deferred. What a disgraceful way of treating customers (a repeat one in my case).

We are sorry to hear that 9 months from the cancellation of your holiday you remain unhappy with the situation of your cancelled booking.

Your booking was cancelled on the 20th April as you decided not to pay the balance on your 18th June booking, nearly 2 months ahead. At that point in time, no one could be sure if holidays would be or wouldn’t be taking place in Portugal in June. In any case, whether or not your holiday booking could reasonably be expected to go ahead must be judged by reference to the situation when you cancelled and not what has happened since then. As you did not wait to see if your holiday would be provided choosing to break your contract by cancelling your booking 8 weeks before anyone could feasibly know what would happen in the future.

You advised us on the 20th April that you did have travel insurance, but chose the option to cancel instead of seeing how the situation progressed. You were also happy at the time to accept our offer of reinstating your booking, should the situation change.

We are sorry that with hindsight you are now leaving your review as we do believe we have been completely transparent with our terms and conditions during this troubled time and offered you the advice and assistance to make informed decisions on your holiday.

Really disappointing

Unfortunately they decided to keep our £1800 deposit for a week in May last year. They wouldn't refund or even offer us alternative dates. Obviously it was illegal for anyone to travel or indeed meet up in Portugal yet they wouldn't help me at all. Really disappointing as we would have happily rebooked for 2021. I wouldn't trust this company i am afraid.

Thank you for your review, we are sorry that you have fallen into the category of a client who has failed to take out proper travel insurance for your holiday and no longer wanted to continue with your holiday cancelling at deposit stage, some 8 weeks before arrival.

Most of our clients that had taken out insurance at the time of booking as agreed in our terms and conditions. They paid their balances safe in the knowledge that should the FCO advice not change they would be able to claim against their travel insurance at the time of travel.

We do believe we have been completely transparent with our terms and conditions during this troubled time and offered you the advice and assistance to make informed decisions on your holiday. As you did not have travel insurance to cover you, we offered you the option to reinstate your booking, should the travel ban be lifted. This was something that you were more than happy to accept. It is unfortunate, now with hindsight and 10 months after your cancellation you decide to leave your review.

We are very sorry that you have been left out of pocket for being underinsured when the majority of clients have been able to make successful insurance claims.

In reply. You never asked if we were covered for Covid as it never existed when we booked our holiday 3rd March. We took out comprehensive cover with our insurer. This is to put the record straight.

Extremely poor service and understanding of the Corona Virus Outbreak. Holiday booked with Affinity on the 3rd March. Deposit of £1090 paid. The total villa rental cost was £3,640. Holiday Insurance taken out also. It quickly became apparent a few weeks later the problem with the Virus was escalating. Before final payment was made I asked if I could delay payment by a few days to see how things developed. Told No it would be deemed as a cancellation and I would lose my deposit . Duly paid balance. Told you can always claim of your Holiday Insurance . A few weeks later Flights were cancelled, and refunded. Back to Affinity and told them our flights have been cancelled and asking if we could move the holiday to later in the year or to 2021 to be told 'No they hadn't concontractual rights to the Villa for 2021' only to see the very same Villa advertised on their website for 2021.also to be told us cancelling gave them no opportunity to let to anyone else. Claimed on my Insurance declined as disinclination to travel, despite it being Comprehensive Cover. Claimed under section75 on Credit Cards, (declined recently for the same reason.) We are currently £2,730 out of pocket. Which is Affinity Villas cancellation fee. I feel Affinity have been very unfair not allowing us to move our holiday to 2021.The only people to have gained here are Affinity and the Villa owners. They could have moved our holiday as a gesture of good will, of which they don't appear to have. We have used them in the past 3 times, but never again. Solmar Villas, a similar Company have seen fit to refund Customers despite their Terms and Conditions .
Several very poor reviews against this Company on Trust Pilot. With similar problems reported. We will never use Affinity again.
They have been reported to the CMA for Bad Practice.

We do not want to enter a war of attrition with you, as we feel we have covered everything in our emails and phone calls with you.

The fact remains we did ask you to check with your insurance provider if they would cover you for cancellation of your holiday before you committed to pay the balance of your holiday. You confirmed to us in a phone call on the 4th June that you had indeed checked with your insurance company and were covered to pay your balance.

Before you made the commitment to pay the balance on your holiday, we spoke and emailed you several times and feel we offered you the advice needed to make an informed decision.

On the 21st May, we spoke to you and advised you to have a conversation with your insurance company and explained fully in that conversation what your options were. We sent an email on the 22nd May and were very clear that you should take advice from your Travel Insurance Company to make sure you were covered for cancellation should you pay your balance, due on the 4th June. This was to ensure that when you paid your balance you would be protected if you had to cancel if the FCO advice was in place as the time of your holiday. This email also advised you to check with your insurance for when they would consider cancellation claims as policies do vary and may well have limitations on how far out, they would accept a claim. When you called us to pay your balance on the 4th June, in our conversation we asked if you were covered by your insurance if you paid your balance and you confirmed you were covered for Covid on your insurance policy.
