Please take your time reading this if you are serious about entering into a contract with Wayhome.
My wife and I started looking for shariah compliant mortgages back in 2022, we were on their list until it shut due to “overwhelming demand” (highly skeptical about this claim).
We spent approximately 7 months researching their financial model, viewing homes, liaising with their customer reps, asking questions and the more we came to know, the more we skeptical we came to be.
THEY DO NO SHARE LEGAL CONTRACTS:
Firstly, you’re met by a seemingly great customer service rep, who answer all questions and is accessible and easy to talk to, but they will never offer you a template contract for you to review and put in front of a legal advisor (which is what we wished to do), why can’t I just read it for myself? For evidence, this is the response I received when requesting a “TEMPLATE” contract (which should hold no sensitive info):
“Ok so I've spoken to the team regarding your request to view examples of the LLP agreement and tenancy agreement. The team have explained that there's a lot of sensitive material in there that they'd rather not be shared. So instead they suggested setting up a meeting with our head of partnerships - Chris Galdwin, and your Independent Financial advisor/solicitor.”
FINANCIAL MODEL:
Their financial model is predicated on you stair casing and buying back shares of the property. Sounds achievable right? Well, no. It’s not. They will revalue your property regularly (every 3 months if I remember correctly) so the share you want to buy back increases in price.
For example, If you buy a home for £1,000, and put £100 as a 10% deposit, you’d assume you could then buy back another 10% for another £100, but they will revalue and say your house is now worth £1,500 (we all know house prices will never go negative and always increase) meaning you now will need to pay £150 for an additional 10% of the property. You’re effectively chasing a never ending target, you will never be able to own the home and will not only struggle to buy back shares of the property, but also struggle to pay rent on the 90% of the home you currently do not own because (oh of course!) their “fair market value” rent may increase every time they revalue it. Result? Your rent goes up, your cost to buy back goes up.
DEFAULTING ON YOUR HOME:
Which leads me to my final point, defaulting on your home. Don’t just take my word for it, if you’ve been signed up to their website you’ll be getting their emails just like the one I got today and was the final nail in the coffin for me to write this review (08/07/24) showcasing “stunning Wayhome resale home with just a 1% deposit, and no Stamp Duty or survey costs to pay*”
These homes are existing wayhome customers defaulting on the homes, and are now being pushed to people on their mailing list.
This is genuinely abhorrent. Wallahi (I swear by God Almighty) I wholeheartedly feel sick at the time of writing, as these are families. Homes for people who have children and are now being forced out of a home this company knew they could never afford. All pushed as “Sharia Compliant”. Muslim or not, I want to warn people of this company. I feel it is my duty as a Muslim to do so.
Steer clear. And as for my Muslim brothers/sisters who do not want to take out a haraam mortgage like myself and my wife, my advice would be to look at halal mortgage alternatives, or rent. May Allah make it easy for us, and ultimately this is but a temporary life.

Susan explained how the financial costs of any repairs would be split (like if the boiler goes), the process to buy additional shares in the property and what the end buy out process would be.

The company are doing a good job by providing a shariah complaint way of buying a house without a mortgage. This is what attracted me and my husband to go with way home initially. The issue we had and are still having unfortunately is getting in contact with them. It is impossible to speak to someone or get hold of anyone they have an internet chat but it’s useless. We are really interested in buying a house with way home and have already filled out half the form and wanted some help and advice on how to fill out affordability check. The website is very confusing and wanted to clarify a few things with a rep of wayhome but it’s near impossible to get in contact.

My partner and I liaised with them with a view of going into Shared Ownership. We supplied all the information requested and we're assured that everything was fine. Then we failed the affordability check, even though we met the criteria for this. Wayhome tried to claim that our earnings were not high enough to qualify. In fact, they had sneakily and quietly changed the affordability criteria and didn't bother to tell us, so we no longer qualified for the scheme. We had problems with filling out the forms online, so they corrected this.Then they rang us up just to tell us that they couldn't help, which was little more than an insult. We complained to the CEO, but got nowhere with him as he did not answer our questions outlined in the letter of Complaints. He just claimed that we were too much of a risk to go into Shared Ownership. Considering that we are disabled and on benefits and don't have any income from our businesses, the Finance Team is not fit for purpose. Neither is Wayhome in general, money is more important to them than the needs of people who come to them for help. And they are not registered to the Financial Ombudsman so short of taking them to Court, there is no action you can take against the company. Steer clear of this unreliable and untrustworthy company. I would give exact date, but the calendar doesn't allow me to. The incident happened about September 2021.
I was very excited to sign up with way home it sounded like a great opportunity but the initial call I had was very upset. We literally spoke for 4 minutes I was rushed of the phone I had questions and they were dismissed he was just like “look I’m putting you on the waiting list if you have any questions so some research” i dont think ilm be continuing with wayhome to be honest

This company is utterly shambolic, we had the misfortune of attempting to sell to them as the couple buying our house had financial problems, first sign should have been clear when they refused to give our agent proof of ID for anyone within the company on order to produce memorandum of sale, this was eventually provided when we were about to pull out of the sale.
Following this was a catologue of disasters including blantant lies to our (naive) buyers such as saying we are 2 weeks from completion before even any communication in response to our solicitor, non stop false information and lies lies lies.
For the 'renting' side of the deal, we had to have electric and gas checks done (despite having them in place already), this was supposedly to be completed by another shambolic Bristol based company instructed by Wayhome, who on four occassions alleged to be 'on the way' to the property but never ever showed and I wasted 4 annual leave days, for them to finally admit they had no known contractors in the entire county and never could have attended anyway.
All of this over a protracted 4 month period with no response to communication with our agent or solicitor and painfully slow progress with anything that even resembled conveyancing, we were then abruptly told the company would not invest in our house due to age and condition, despite a faultless survey and the age being apparent from day one, resulting in both us and our buyers being severely inconvenienced.
There are so many red flags with this company and so many times one 'smells a rat' yet you continue in the slim hope you are wrong. This is some complex elaborate scam, I believe all positive reviews must be fake and if there is any tiny chink of any which are genuine, these must be related to sharia compliant purchases of new build homes. Take heed of other seller reviews.
DO NOT SELL TO THIS COMPANY, SAVE YOURSELF LOTS OF HASSLE, TIME ANS DISAPPOINTMENT.

Seems like a good idea but hoped they would be more upfront about minimum qualifying criteria. For example I have an excellent credit rating but when they did the deeper finance check they told me that I could not qualify because I have a debt management plan, despite the fact that it is well within my budget and expenditure threshold.

We were looking for an alternative to typical mortgage and Wayhome was the solution providing a halal option. They are swift in what they do and provide assistance whenever. Not a great experience they make it almost impossible to speak to anyone the chat service is useless although I have a 40k cash deposit the online application for self employed is not fit for purpose and as you can't make contact there is no help
Looking deeper into it the rent you end up paying is as high as it would be on the open market glad I had a lucky escape
