The property was bright, spacious, and beautifully equipped. The location was excellent, with everything you need just a short ride away, including local supermarkets and easy access to taxis.

Set slightly back from the main beach road, it offered both privacy and convenience. The vibrant center of Tulum, with its incredible restaurants and lively atmosphere, was just a few minutes away, and the property’s location also made it easy to explore the Tulum Ruins or even head out to Playa del Carmen for the day.

Overall, it was truly a Luxury Stay.

The company acted unprofessionally in its communication (including automated / AI responses to everything) and then requested additional funding on multiple occasions with no proof. They heavily curate their reviews as they only ask for money once the Airbnb review period is over. Borderline criminal behavior.

I echo the earlier reviews about “deposit thieves” and add that this company either has severe cybersecurity problems or employees attempting to steal customer payment data.

I booked through Airbnb, and shortly before my trip, the host messaged me through the platform insisting I provide payment details via an off-platform website or risk cancellation. Their link immediately triggered a security alert from my browser. When I reported this to the host, they pressed me to try again. Only when I told them I had alerted Airbnb did they suddenly drop the issue. That kind of behavior raises serious red flags.

The stay itself was rough but manageable. The beaches nearby were plagued by unbearable seaweed odor, yet the host kept pushing us to pay extra for their affiliate beach club. Upselling during a bad situation was frustrating but not shocking.

What was shocking was what happened after the stay. Weeks later—long after the Airbnb review window closed—they accused me of stealing a spoon and demanded $10. A spoon. My family has no need or desire for extra cutlery. Their “inventory” was supposedly done weeks after we left, making this claim even more absurd.

Between the off-platform payment attempt and the bizarre, petty accusation after the fact, I cannot recommend this company.

Beware of deposit thieves.
No check-in inventory was ever done. Upon departure, we received a list of excuses to justify a $500 deduction from our deposit: a supposedly chipped plate, some dog hair on the floor… even though we had already been charged €90 for a “special dog cleaning” when we arrived.

I felt completely taken advantage of.
A total breach of trust. I strongly advise against booking this rental.

Terrible experience, I came in Tulum with my pregnant wife, the property was unsuitable and dirty, the management team never answer the phone only text, the picture does not look like the property AT ALL. They stole 500$ deposit with imaginary charges, they shared our flat access code with thief that came while we were at the beach and took all our valuable belongings, the most aweful experience.

AVOID THIS COMPANY - VACATION IN TULUM. THIEFS AND SCAMMERS! WE HAVE ALERTED THE POLICE AND LOCAL AUTHORITIES. They are operating remote and the police cannot do anything.

Vincent and his staff have been managing my apartment in Tulum for almost a year now. This has been a bad year for tourism in Tulum and nevertheless, Vincent has managed to rent my apartment with better earnings and happy guests than when I did it myself. I highly recommend his services.

This place was absolutely fabulous! The location is perfect — just a short bike ride to the beach, great restaurants, and shops. There’s a taxi stand right out front, and the nearby grocery store had everything we needed. The property itself is new and well-kept, with a beautiful and very private rooftop space. We loved the on-site restaurant — the food and cocktails were delicious — and the poolside service was such a nice bonus. Tulum was an amazing getaway, and Vicente helped make our stay truly memorable. We’ll definitely be back!

This company run my property in Tulum for over a year. It is painful to deal with them,the communication is really poor. And whenever there is a problem it is always someone else’s fault.

It was an absolute pleasure staying here for a month! It is a beautiful complex and feels like a little community. The apartment was clean and beautiful, with lots of light, and all the amenities listed were present. There were cooking supplies, pots, pans , knives, everything needed to be super comfortable for a long stay like mine, which unfortunately, with my experience, you don't find everywhere. The staff was amazing and super responsive to any issues I may have had. My AC started leaking one day, and it was fixed within a few hours on the same day. Amazing service. There is a little restaurant downstairs that is so convenient and delicious, called Panza. The gym was also well equipped and very convenient for morning workouts. The pool and the nature surrounding Aflora is stunning, and I felt right at home. It is exactly what I needed. Thank you again for a flawless month!

Vincent is the worst property manager in Tulum. DO NOT use this crook. We hired him to list our 1-bedroom condo in Tulum and it was the worst experience. His communication is horrible and our condo was trashed. Our personal lock off was broken into, our yard and pool was left unmaintained. We spoke to the maid when we arrived and she said she has been telling him about the issues for weeks. Our rental rate started to decline because our unit was being damaged and not properly repaired. We told him we did not want to rent the unit for less than $90 per night and he did it anyway.

30 day stay. We loved this condo. It looked just like the photos, except the bedrooms and roof deck were even larger than they appeared online. And the roof deck was very private. Internet was better than advertised, with 200 down and 100 up. A selection of good restaurants and cafes were within a peaceful, 5 minute walk of the building. You can extend your reach to Chedraui (Walmart grocery equivalent) and the best beach (Playa Paraiso) by renting bicycles (or buying them for longer stays, as we did, and then selling them back - worked out to ~ $3.50 US per bike per day). Host was very professional and responsive. Be mindful they charge for electricity for the whole stay if it exceeds 28 days, otherwise it is included.

I had an amazing stay at Xalet the property was exactly as it looked in the pics. The property was beautiful with nice amenities in a good area with nice restaurants close by and a supermarket. I would definitely recommend this stay it was close 10-15 to the hotel zone

We had an extraordinary stay in the 3 bedroom Penthouse Unit with private pool on the balcony. What a glorious property. The layout is both luxurious and yet clean and minimal. So much indoor outdoor space which is the perfect way to enjoy this climate. The resort is at the edge of the jungle and has included jungle vegetation in the plantings throughout the complex which means the bird life is also incredible. Every morning we drank our coffee on the balcony and watched (and listened to) toucans, various species of orioles and many other species. There is also a delicious restaurant on the property (well priced and super friendly and helpful staff. They gave us lots of local recommendations), The yoga and pilates classes are top notch, the gym is clean and well stocked. The staff were very responsive when we had any questions or issues and helped us make reservations at the beach club (dos ceibos) affiliated with our apartment.

All that to say: We highly recommend staying here!

One caveat: there is a washing machine, dish washer etc but we had to buy our own soap at the market. We bought the wrong soap a few times before we got it right. Would be nice if the unit included the soap, but also obviously not a big deal.

Well hidden gem in downtown tulum within miles away from the main busy area of Tulum’s nightlife. The apartment complex has a great full gym , offer private pools and jacuzzi like in the unit we had. Host was very responsive and made sure before and during the trip to check in and see if anything was needed. I highly recommend this place and this host.

Beautiful Airbnb, even better than the photos ! Very clean & just like the descriptions! Great location, everything is super close! The beach is 10 minutes driving, huge supermarket right by, lots of great restaurants. The host, Jesse gave lots of amazing recommendations, very attentive, very responsive & Vacation in Tulum was amazing! Anything you need, they’ll bring and they will all go above and beyond to make sure your stay is perfect ! Highly recommend!!!

I really enjoyed my stay at this air bnb. Xalet is such a beautiful property especially at night time. The pictures do not do it any justice. It is so quiet and relaxing. Prior to arriving I heard horror stories about Tulum, but I felt safe here. There was 24 hour security and front desk staff. The air bnb was very beautiful and clean! Upon check-in Jesse met us and gave us a tour of the place. He was extremely responsive during the trip and did an amazing job making us reservations and getting us everything we needed! Jesse made this trip extremely enjoyable for us! We loved all his recommendations. During the trip there was a power and water outage at Xalet. The team at Vacation in Tulum and Jesse were very attentive. They continuously communicated with us through the whole process and checked in on us. If you are coming to Tulum I highly recommend staying at this property! You will not be disappointed. I will 100% stay here again!
