When purchasing a property—whether at auction or through any other method, it is essential to instruct a solicitor to review the Legal Pack in advance. This ensures you are fully aware of any additional fees set by the seller. These fees are not added by Under The Hammer; they are part of the contract agreed upon by the seller and seller's solicitor.
If unexpected fees arise, your solicitor should be your first point of contact to review the Legal Pack and clarify any details. Choosing to proceed without legal advice carries risks, including missing important contractual terms that could result in unforeseen costs.

theft, unprofessional company
In the end we were totally disappointed by this auction, totally 0 trust and the additional costs added to us, which was actually a theft, not specified anywhere in the contract. Until the last 2 days left until completion statement had to be ready , they did not give us the receipt with full fees to pay, and when they gave us it, it was with these added taxes that were not mentioned in the contract, Under the Hammer did not explain what they were for, and just gave us the option either to lose the house and deposit, or pay what they have issued to us. The first biggest mistake is that we chose this auction Under the Hammer without checking the reviews, because despite being so popular in Birmingham it is very unethical, and does not respect their obligations to their clients, and the second is that we chose to defend our rights the lawyers proposed by them, the Glover Priest office, who work with them in this whole scheme of theft.

Under The Hammer facilitates property listings and auctions where terms and contracts are agreed upon between the seller and their solicitor. Our platform's role is to facilitate the sale, and we do our best to provide all the necessary information upfront.
We understand that auction processes can sometimes be complex, and that’s why we emphasise reviewing the Legal Pack before placing any bids. The Legal Pack, along with our Terms of Sale, is available for every property on our site, and we advise all buyers to consult their solicitor for clarification of any conditions or potential additional costs before bidding.
While we aim to provide full transparency, it’s important to know that all fees are paid by the buyer when the auction concludes, and any additional costs would have been outlined in the seller’s contract, which is not managed by us.
Here’s a quick guide to help with future property purchases:
1. Choose a property you’re interested in.
2. Download the Legal Pack and consult with your solicitor.
3. Ensure your finances are prepared.

Hidden fees.
Only lies and promises, they hid a lot of information until the last day.
There are fees that they add later even if they are not included in the contract, and they announce 48 hours before the term expires and threaten to cancel your contract if you don't pay.
The lawyers chosen by them work for underthehammer not for you.
They were late to give us the keys and they hid them in the garden so we can go get them from there.
After we had a price agreement, they later said that it is not correct, as we understood on the phone, as we had an offer after the auction, they did not honor their promises.

Once a property is sold at auction, the sale is legally binding, this means the agreed price cannot be changed afterward.

Our office hours to speak to our dedicated team are between 9-5:30, Monday to Friday for anything auction-related. For anything related to your Legal Pack or the contents of the Legal Pack, you’d need to reach out to your solicitor ahead of bidding.
We only take money from the card provided by yourself once you are the winning bidder, the costs buyers pay when they win the auction are individual to the property and all stated on the listing under “Terms of Sale”. All of our fees are payable once the gavel falls and nothing else is paid to Under The Hammer later down the line. Our fees are completely transparent and we do not have hidden fees.
Any costs that are required at completion are costs to the seller and would have been in the contract in the Legal Pack. As per our Terms of Sale, we advise reading the Legal Pack in full and clarifying with a solicitor before bidding to ensure you have a full understanding of the contract before bidding.
In terms of mistakes and keys, without further information we cannot comment, however going forward our Terms of Sale is where to look for buyer best practices so you can have a positive auction experience and if you have further questions or need assistance before bidding in the future, our team is always here to support you.
