Helpful and informative contact with Tom Gilday
It was a pleasure speaking to Tom Gilday. I was considering selling my mums flat through their auction house. Tom took time to explain the process, listening to my concerns and was very understanding. Nothing was too much for Tom so we arranged a second call, went over the pros and cons of my situation. In the end I decided to hold fire until next year while I get my things in order.

Polite, professional and well informed…
Tom Gilday explained everything so thoroughly, he answered all the questions I had. My understanding of auctions was very limited and Tom explained everything patiently and that I did not have to be a cash buyer.
Tom always called when he said he would, he was pleasant and polite. Tom did not put any pressure on me to use the service.
I will definitely contact Tom in the future for advice and support.

Rubbish care and responsability for a enormous fee.
Very disappointing experience with Under The Hammer. On the day of completion, I was handed just a single key for the front door and none of the other keys for the garden or the kitchen. When I raised this to Client Care Executive , I was simply told to contact my solicitor. This is unacceptable, as Under The Hammer, acting on behalf of the vendor, are legally obligated to provide full access to the property upon completion.
To make matters worse, during the viewing all doors were open and accessible, so it is clear that the keys existed at that point. Yet, on completion, I was left without proper access to parts of the property I had just paid for. This shows a lack of care and responsibility, leaving buyers to chase problems that should have been resolved by the agent.
I would not recommend Under The Hammer based on my experience and especially when you pay a fee of 10k.

We are sorry to hear of your disappointment and appreciate you sharing your feedback. While we strive to ensure every buyer has a positive experience, as auctioneers we act on behalf of the seller.
For clarity, Under The Hammer does not hold or manage keys during the marketing process — viewings are carried out by a third-party company using a temporary key safe. At completion, the seller’s solicitor confirms that any keys (if provided) are to be collected via the auctioneer, and we ensure these are made available for buyers. Unfortunately, we can only release the keys supplied to us, we are not in control of how many sets are handed over.
Regarding fees, Under The Hammer charges a buyer’s auction fee of £2,500 + VAT and a £250 signing fee, which are agreed prior to bidding. Any additional fees from the seller are clearly listed in the contract contained within the legal pack, made available before the auction.
We do appreciate how frustrating it must have been to encounter difficulties following completion. Please be assured that your feedback has been noted and will be shared with the relevant teams and partners to help improve our service where possible.

Many buyers complete their purchases successfully and without issue, and we remain committed to delivering a professional and transparent service to all our clients.

Jodeane has been absolutely amazing throughout my entire home-buying experience. This was my very first time buying a home, which is such a huge and sometimes scary step, but she made the whole process feel so much easier and far less overwhelming. She kept me updated regularly and always made sure I felt informed and included every step of the way. What I appreciated most was how honest she was and how much she genuinely cared about me and my experience. She never made me feel pressured or rushed, and that made all the difference. She really had my best interests at heart and always made time to answer my questions and calm my nerves. She even took the time to speak with my mother as well, which meant so much to both of us. If I ever had to do this all over again, I would always ask for Jodeane. I feel so lucky that she was assigned to work with me.
