Horrible Experience
This has been, without question, the worst auction house I have ever dealt with.
They stood by while we were effectively ripped off by a greedy seller charging £500 for every single access request. This clause wasn’t stated anywhere in the contract, and when we raised it, the auction house simply shrugged and said it was “out of their hands.”
We’ve purchased multiple properties through various agents and auction houses, and this experience ranks as the absolute worst.
Completion was meant to be on the 24th, yet for some bizarre reason they noted it as the 12th and applied constant pressure on us. They couldn’t even calculate 28 working days properly.
It then took three full days after completion to receive the keys because the staff member responsible had gone on holiday, and the rest of the team didn’t seem bothered at all.
Customer service was equally shocking. One staff member literally said, “I’m unable to do anything,” when we requested access — despite us paying £500 per visit.
In the end, Pav was the only person who actually helped (and we appreciate her), but overall the experience was terrible.
Honestly, even if they had Buckingham Palace on auction for £10, I still wouldn’t buy from them again.

Firstly, regarding the access requests and the fees charged, every instance of access was agreed directly between yourself, your solicitor, and the seller and/or their legal representatives. Under The Hammer had no involvement in arranging, approving, or charging for these visits, as this falls entirely within the remit of the seller’s legal team.
In relation to the completion date, we understand there was some confusion around the timeline. Ordinarily, auction sales complete within 28 calendar days. However, in this particular instance, we can see that the contract issued by the seller’s solicitor clearly states 28 working days. We will be reviewing this internally to ensure clearer communication is provided where contractual terms differ from the usual standard.
With regard to the key collection, you are correct that the team member handling this matter was out of the office. Their out-of-office notification would have been visible to your solicitor upon contact. Upon her return, the staff member did apologise for the situation. Nonetheless, we apologise for the delay and agree that this should have been managed more efficiently to avoid any inconvenience.
You also mentioned concerns about the level of customer service you received. We take this extremely seriously. If you could provide the dates you contacted our office and the names of the staff members you spoke with (where known), we will review the call recordings to address your concerns fully and take any appropriate action.
We are pleased to hear that Pav was able to assist you, and your acknowledgment of her efforts is appreciated.
Once again, thank you for bringing this to our attention. We truly regret that your experience fell short of what we strive to deliver.
