Be aware of your deposits

I recently moved out of an apartment that I rented through Ultralets.

I have found the full team helpful whilst moving in and moving out of the property however.....

I am now in a dispute over deposits with their Managing Director Spencer Wood sending quite agressive responses to me claiming my deposit back

Very very luckilly I am protected by a Deposit Protection Scheme.

The things that Ultralets are trying to claim against my deposit are classes as cosmetic or general wear and team however are claiming nearly £1000 in costs

Some of the items they are claiming for are.

-tightening a screw
-applying some sealant to a shower screen

There are a couple of damages of which I have reduced from my deposit generously.

Being charged £150 for a deep clean when the apartment was left in immaculate condition besides the black mould that the apartment is riddled with due to the apartment having no insulation (Stated on the EPC rating) and being damp 6 months of the year (something i would probably have been within my rights to withhold rent for but didn't.

Just be careful and do not rent with Ultralets unless you have some form of deposit protection in place

Also stay away from the Zinc Building in Hull, High street if you see them advertise it. unless you are happy to sit in what is nothing more than a shed throughout the winter months and will cost you £000's of pounds replacing your own belongings because of the damp issues that Ultralets and the Building Management company will not address

We understand the importance of deposit protection for all tenants, and that is why we are more than happy to follow our legal obligation to protect every single deposit, that comes through Ultralets, with a registered deposit protection scheme such as the DPS. These agencies are in place to independently handle the tenancy dispute process to mediate a resolution between yourself and the landlord.

I would like to start by clarifying that any communication you have had with the DPS and dispute resolution through Ultralets has not been with our Managing Director. Our DPS account is registered in the name of the Managing Director, but he is not directly involved in any of the dispute processes.

We’re not entirely sure what ‘aggressive’ communication you may have had from us. All we have communicated with you is the sending of the itemised breakdown of the deductions from the deposit via a quote from our works team, sent through the DPS. We also received your request for the DPS’ contact number when you were unable to access your account, which we happily provided, and your request for a copy of the exit report.

As you will see in your correspondence with us, you were advised that at the point of your request for a copy of the exit report, the case had already been disputed. As such, we would send a copy directly to the DPS on your behalf as a port of the dispute process.

We understand that you may not always agree with the points on the deposit deductions, but that is exactly why services like the DPS exist, to enable you to make your case against any deductions that you are not in agreement with.

We are sure that you understand that the nature of cleanliness is subjective, what someone may consider clean and tidy may not be adequate for someone else. The responsibility then falls to the landlord/agent to prove the unsatisfactory conditions through the DPS.

We completely agree with your sentiment that people should not rent without Deposit Protection in place, that’s why we would encourage all future renters to rent through an agent who is a member of a deposit protection scheme, like Ultralets. Every single tenancy deposit is secured and protected, and we will always advocate for the rights of tenants during their tenancy and to be able to pursue deposit disputes.

Unprofessional rude and constant lies

Awful company just interested in your money
I was a long term tenant (8 years) until 2 days ago
I was asking for repairs to be done in the house for 3 years ultralets kept bodging the work which ended in the house been mouldy and damp due to them not fixing a leaking pipe.
Damp spread to bedroom carpet and damaged all our furniture and they won't pay for or replace it.
My child as sustained injury from broken door step
Holes in living room ceiling waiting for 3 years and still not fixed
Sheds falling down
Garden unusable
Outer doors won't stay closed unless locked as handles broke
No cold water in kitchen for 4 years
Plus lots more
They denied knowledge of repairs even though they came out and took photos themselves of the damage
I got environmental health involved they ordered all the above work plus more too be done. 6 months later still no work completed.
Ultralets reply to environmental health been involved was a section 21 eviction notice so revenge eviction.
All staff very rude they lie and share your information or emails around the office and to local associations without consent. So data pertection breach too.
If you go with them then good luck as you will need it.
I know that ultralets will comment on this and try and cover up everything with lies say no evidence of anything but I have at least 80 emails, dozens of photos and 2 environmental health reports to back it.
They put my children's health and safety at risk.

> The Section 21 Eviction was served prior to Environmental Health being contacted, and the noticed was approved and legally bound by the council, not as a result of the Environmental Health case, as revenge evictions are illegal.

> The Environmental Health case found overcrowding within the property which still would have resulted in a notice being served to you.

> Our Gas Engineer visited the property to assist with some works but was unable to complete their works due to the abundance of dog foul on the bedroom carpets that had been left by yourself, this resulted them contacting social services due to their concerns for general hygiene and the children within the property.

> There was evidence of a lot of damaged caused by yourself/the over abundance of occupants within the property that we were unaware of.

> You've mentioned number of maintenance events that were never reported to us via our FixFlo 'Report a Repair' system, that you are just now acknowledging.
The maintenance and upkeep of the property you occupy is a joint effort. We are responsible for the maintenance and repair of the property to the point authorised by the landlord, but, we can only repair and maintain the issues that we are aware of, reported through the appropriate channels. You have a duty to look after the property, not occupy it in breach of the tenancy agreement and to ensure any animals within the property evacuate themselves in an appropriate area, preferably outdoors.

Ultralets took over the property i was…

Ultralets took over the property i was renting around 8 months into the tenancy. When I gave notice I was given a final bill and told to hand my keys into their Beverley office on the specified given date.
All was well I thought until i chased my deposit. I was greeted by a rude letting agent informing me that the owner was claiming for cleaning and damage even though they had a full itinery detailing the damage when i signed the lease from the previous letting agent. I provided evidence to them and directed them to the original itinery but was still informed they were taking it to the deposit dispute service.
This has taken 3 months when it could have been settled within weeks.
Calls not returned, not helpful, rude letting agent.
Not a great company to deal with if you are a tenant.

Ultralets are a Horrid company to let from

Horrid company to let from.

Expect lies, lies, and then more lies from them.

I have tried to put this review out on every platform I can as it is 100% the truth and should be known and seen by all, but Ultralets have done their upmost to deny and or besmirch me even though I have evidence backed by the council that confirms everything. Below is a short summary of the issues I had and believe me there were many more, but I will stick to the main issues to try and keep the review at an acceptable size...

They did not have the property fit for rent for when I moved in, even though they had 6 weeks prior to me paying them a deposit and setting a move date.

The property also had no legal electricity as the metre was rigged and had to be reported to the electricity board SSE, leaving me with a dangerous supply until fixed.

The Gas metre was unregistered - meaning I had to register the supply before using it, which is a slow process taking 28 days, so I had no gas for a month.

The bathroom floor was dangerous - it was that bad the environmental health deemed it a deathtrap.

The ceiling over a 6 weeks period had umpteen water leaks in the bedroom, bathroom, hallway and kitchen.

My front garden was being used as skip by Ultralets Repair staff clearing out another flat in the building. Broken glass, old toilets, broken furniture was all piled up and scattered across my garden for over 4 weeks - it was that bad I couldn't even access my gas metre to take a reading...

My rear garden wasn't much better and seemed to be getting used as a bin by lots of tenants living above me who seemed to think it was acceptable flicking all their cigarette tab ends and general household waste from their balcony and into my garden - more to come on this bedsit, and it's extreme amount of tenant activity later...

I then had to get environmental health/council involved over a period of 7 months after they failed to fix many serious repairs over an 8-week period of waiting and getting lied to about when repairs would be done...

When the Environmental Health Officer visited for the first time to inspect the property the Ultralets owner also turned up a 'Mr. Spencer Wood' who was full of excuses and lies and at one point become aggressive with me and the council officer with an attempt to intimidate them, stating how he knew those in charge at the council and who the officers boss was - at one point he had to be asked to leave the property and wait outside whilst the environmental health officer completed her inspection. He then continued to be aggressive towards me and the council officer, and he tried and failed to dominate the situation and when I mentioned what was going on in the property above me, you could see him getting more and more aggravated and this was because they were also renting a bedsit property above me that had become an illegal HMO in a one bedroom bedsit above my flat to 20 yes twenty immigrants... And on a further inspection by the council, 12 mattresses were found, and 5 sofas in said bedsit which again environmental health had to step in and resolve.

The building also had a Rat infestation, constant leeks from bad guttering that caused flooding in the rear yard in heavy rain, and underneath the property was a constant stench of sewage which over a 3-month period had visits from Yorkshire water and the Ultralets workers who were deemed at fault by Yorkshire Water and eventually a Ultralets worker had to drain it all manually over a 3 day period and filled it with gravel and added an external flow pipe.

Then because I had reported Ultralets and their bogus landlord to the environmental health about all these issues Ultralets and The Landlord tried evicting me on bogus laughable grounds of a NO-FAULT Section 21 claiming the landlord wanted to sell.

Thankfully, the council 'AGAIN' stepped in and provided me help because of everything by moving me to a council flat. This all went on over a 12-month + period and made my life hell and filled it with stress.

Then shortly after I moved out with help from the council, guess what? Ultralets had the flat back up for rent again???? So much for selling, huh? - So avoid renting from Ultralets and the criminal like behaviour landlords they serve, who have track records for doing this over and over.

EVERYTHING IN THIS REVIEW IS 100% CORRECT AND TRUTHFUL, AND I CAN SUPPLY PAPERWORK AND PHOTO EVIDENCE IF REQUIRED.

Recently viewed a property which was…

Recently viewed a property which was really nice and would have been great for my family. And in decant condition. It was easy and quick to go through the application. The people at ultralet was really nice to talk to and helpful. Unfortunately we did not get accepted by the landlord and will be getting our holding deposit back. We are a nice family who look after our home

As a landlord I can honestly say they…

As a landlord I can honestly say they set a high standard for the properties. Ultralets make sure they're in a good state of repair and most importantly: safe! Their issue reporting system is top notch and ensures repairs are prioritised and fixed. Their agents are available online and by phone. Since switching to Ultralets, the service to tenants is so good we even get Christmas cards and gift vouchers from some of them. Just incredible. Tenants are in safe hands and anyone who leaves a negative review is probably just a problem tenant with an axe to grind.

Ultralets - Excellent all round property service provider

Ultralets has been fantastic for me as a new landlord. I first got in touch with Spencer and his investment sales team around early 2022 following a recommendation; the initial conversation was a get to know you chat and to understand what I am looking for as an investor and given that I am based in London what my investment strategy would be, once I had an idea I went away and started to build up the funds needed. They added me to their investment portal and were always on hand to answer any questions I had regarding the property; after I had settled on my chosen property they happily accommodated a viewing and various inspections, when it came down to the conveyancing they helped manage the process which was really helpful.

Following completing their lettings team headed up by Jake reached out and gave me all the information I needed to know as a landlord. The response times from all involved is great and they are very accommodating, given my working schedule I may not reach out until the back end of the day but there is someone still there able to deal with my query or at least acknowledge my message and that fills me with confidence as an investor from out of town as I know that they on top of things and the customer satisfaction I get is great.

I am now in the process of purchasing my second property through their investment portal and this time there will be some refurbishment works needed and it’s great to know that they have a repairs and maintenance team that can do it in house.

When I went to the property viewing on Friday and Jack (Maintenance manager) accompanied me making notes of all the points I had picked out and by Monday I had received a detailed quote, this speed was great as it allowed me to have all the information needed to analyse the deal and secure the property given there were a number of other parties enquiring.

My first property is coming up for a rent review and Jake and the team have reached out in advance to let me know what a respectable rental value would be and it’s great to know that they are on top of this.

I know this is a long summary and I wish people take time to read it as Ultralets has been fantastic for me and I keep continuing to recommend them to friends and family.

Absolutely amazing service from the…

Absolutely amazing service from the team. Ultralets fully manage all my properties, the team look after them as if they were their own. The tenants they find are all great tenants, I love the process in how they match the right tenant, it’s a tough job but they always seem to get it right.

More recently they have reviewed all my properties to guide me in how to ensure we get each of them to a EPC grade c - great work thank you.

I’ve dealt with Ultralets for some years now, and yet again they have delivered a great service to me and my property investment journey. Their comms are spot on, the staff all friendly and knowledgeable and I know they are a safe set of hands when it comes to property investment and management.

Quality agents are hard to find and an…

Quality agents are hard to find and an honest one who protects your investment as if it were their own are an ever rarer breed.
Ultralets are that agent in my view.
From sourcing properties for me to letting them out, they have excelled from day one.
Would highly recommend and in fact I have done already, to a number of friends and family.

Highly recommended, excellent service

The team at Ultralets now manage the bulk of our property portfolio, us having tested the first one with them just over a year ago. The team are extremely helpful and polite and we've not had any issues with them. They also undertook a major refurbishment to one of our properties and this was done on time, on budget, to a very high standard and we are delighted with the result. Their online system makes it very easy to access information relating to our properties and to work with them in terms of managing the likes of services, repairs etc as they arise. I would not hesitate to recommend them

Absolutely fantastic service!

Absolutely fantastic service from the whole team. I instructed Ultralets for full management and From arranging photographs to tenant moving in, the entire process was smooth and painless. Got a full overview of each applicant in order to make a decision and the most recent tenant still resides in the property and with regular inspections and keeping me updated on any regulatory changes, I know my property is being well managed and maintained. Would not hesitate to recommend these guys to any new or existing landlords!

What a quick turnaround! 5* Service!

What a quick turnaround! 5* Service!
Had my property photo'd and listed online in less than a week. The entire service from viewings to being let was efficient aswell as being rigorous in the process for finding the tenants. All queries are dealt with quickly by the friendly staff, used them for nearly a year now and wouldn't hesitate to recommend their services.
