This company is ridiculous and stupid…

This company is ridiculous and stupid and rubbish, utter rubbish. You complete a form, it takes 6months to get an appointment, if you are lucky and then you turn up and are told the application is old. How do you bloody expect the form to be new when you cant get an appointment for months..
Typical disgraceful behaviour, they keep getting away with this foolishness

Thieves

Thieves! You take people’s money and never refund! Both you and who ever is receiving the money you steal and extort from people will rot in hell, I and all the people that I know that have used your services curse you all for stealing people’s hard earned money, After lying that it took me 2 hours to input my card details you debited me twice and claim you have been processing my refund for more than 2 months now, it will never be well with anyone involved in this Visa scam!

Please avoid! Worst company I have ever had dealings with

Worst company I have ever been unfortunate enough to have had dealings with. I rented a room of this agency when I lived in Madrid. Seven months on and I still haven’t received my €600 deposit which I was supposed to receive within 31 days of me moving out in December. They don’t respond to emails or phone calls and when you visit them they lie, make poor excuses and offer false promises. I dread to think how many Erasmus students like myself they have taken advantage of. I’d advise you avoid TLS and all of their associated agencies as I have had nothing but bad experiences with them.

Give me my money back

I rented a room with this agency when they where called TLS Group/Oh my room back in October 2018 and their office was in the Old Street Area. In the meanwhile, in January they changed the name to Simply Stay and moved their office to Archway. My contract ended on March 9th and I'm still waiting for my deposit. On June 1st, they moved their office to the Limehouse/Mile End area. When I went there they told me they're a different agency and that they just bought the activity from them. But is this the true? People say that they probably just hide behind a different name: as many customers told me this agency keep changing name and address every 6 months so no one can sue them and take them to the court and they happily keep the clients' deposits.
Does anyone have suggestion about this? I want my money back.

Horrible experience, run away !!

I just don't know how to start : expensive for what it is, poor service, all the managers and workers are crooks. I never saw my deposit return, they tried to make me believe that I had to pay my rent again + fees (a month I have had already paid it). The cleaner is never coming, all is dirty as hell and I had the feeling that all the flat was falling in ruins. When I asked for explanations, no answers were given. The women who "took care" of my case, just disappeared. The only advice I can give you guys is : DO NOT DEAL WITH THEM. Most of my friends went to London using this company to rent a flat, and everyone had the same situation. One of my friend had a mouse in her flat, another one was paying way more than the girl living in the flat before her... Anyway, horrible agency scamming everyone.

This is very serious!!!!! please read

This is very serious! i have been scammed by this company aswell, unfortunately they can not get away with what they are doing and I will not allow them to do this to anyone else this has to stop. I have not received any money either ... but i will get it back no problem

please contact the following

local council- inform islington and Haringey council of this incident- as they are aware!!!
action fraud- put in the complaint.
police- hand your keys to the police and give action fraud your ref! please print trust pilots reviews and give them everyones comments
ombusman- they will take note of their company and trading standards
to stop their business
third party websites- if they have advertised their rooms online on spareroom, screenshot the room , the agent and telephone number and make an complaint and ask them to shut down their accounts, you will need to report what they have done .

if you are currently living in the property! please stop paying their rent to them immediately, they are scamming tenants and landlords, legally if the house is a tip and not well maintain do not pay, by law you have every right not tpp.
their contracts are not legit... no need to panic, if its not approved by ombusman then this only paper!!!!!!!!!!!!

if you are in a panic.... i can only say do not call them or email them, they will only ignore it. please go straight to their office and demand your money take someone with you, take as much evidence as possible.... their names, positions, record or film them. if they would not pay you back, do not provide any information and tell them you will take legal action. do not accept any excuses from them if possible, they will say they dont have any money but they do, they took cash in hand from everyone.

the guy who written in previous comment finding out the landlord, please sign up to land registry and get in contact with the landlord about the issue you are facing. do not sit in silence!!!!! dont expect them to get back in contact with you as they are taking the p*ss and will not respond trust!

if you have not received your deposit, they have broken the law.... because they have not protected it and they have illegally not registered your deposit! in the uk, a quick note you will need a certificate from a certified third party company that your deposit is protected, if you do not receive a certificate from an landlord or letting agency with your contract, ask, if they do not provide you one... do not give them any money!!!

if you are in trouble n need immediate help contact one or two of the councils

i have learnt it the hard way... i passing my knowledge to everyone

if you have found out your money has been stolen get in contact with the bank to explain your situation to get your money back, tell them you have been scammed.

please guys let us know if they have moved address, we need to find out who and where they are as they are criminals and thieves.

if they are reading this.... you will be caught, trial and arrested! and charge much more money for the victims you have stolen from!!!! be warned!!

THIEVES - AVOID and CONTACT THE OWNER OF THE PROPERTY

It has now been 4 MONTHS since I left my flat which I rented from 3rd Floor and was managed by TLS Group (now trading as Simply Stay at 6 Elthorne Road N19 4AG), and despite numerous promises that my deposit will be returned, THEY HAVE NOT RETURNED MY DEPOSIT. The have given me excuse after excuse and then they blocked my email accounts and threatened to call the police and tell them that I had been harassing them. Absolute thieves! AVOID THESE CRIMINALS - they manage the properties incredibly poorly (months without internet, weeks without boiler) and then they don't return your deposit.

POSSIBLE ACTION

If you are in a similar position, there are a number of things you can do including:
- report them to the police
- report them to trading standards
- report them to action fraud
- make a formal complaint to the Property Ombudsman about TLS Group
- WRITE TO THE OWNER OF THE PROPERTY. I did this and the owner had ABSOLUTELY NO IDEA that his property was being rented to tenants such as myself. He just thought that he was renting his property to a company (Spazio International Limited) - he did not know it was an estate agency. He then terminated the contract with Spazio and so the agency can no longer rent out my previous property. They are no longer making money from it - a minor victory.

I cannot recommend enough that you try to contact the owner of the property you are/were renting - write them a letter and say what has happened - you may well get an interesting response. At the very least it will put the owners on notice that their property is being used for criminal purposes and they can then choose whether they want to continue allowing this to happen... It's very easy to find out who the owner of your property is - go to the 'Land Registry' website and order an official copy of the register. You need to set up an account (this only takes 2 minutes) and the order will cost £3 but it is definitely worth it. When you receive the official copy of the register (you'll get it straight away), look in the Proprietorship section and it will tell you who owns the property. If it is a company you can find out the company's contact details on the 'Companies House' website and search for the company on there.

We should not let these criminals get away with their actions. If they do not give you your deposit back, the least you can do is contact the owner of the property - while this may or may not help to get your deposit back, this may prevent the agency from being able to repeat their fraudulent activities on other innocent victims.

The people working within this organisation know damn well what is going on and should be ashamed of themselves for their knowing assistance in this crime.

Good luck to all those who have yet to receive their deposits.

DO NOT SIGN WITH THEM
I am now staying in a property of TLS / Simplystay in London.
It is absolutely awful. Everything is filthy, dirty and at least 30 years old.
Most of the times the heating is not working and the cleaner does not come regularly.
The emergency line does not answer to any call and the maintance service usually takes 2-3 weeks even for emergencies.
What will you get if you complain? Just a "Stay quiet, our maintance and cleaning service is free (aka included in the price, for us normal people) so you should not complain about anything"
Please, for your good's sake, simply stay away from it!

I HAVE BEEN WAITING SINCE SEPTEMBER FOR MY DEPOSIT

I have been waiting for my deposit to be paid since 03/09/17. I'm waiting for Jesus to sent me an email confirming the exact figure that you owe me, so the payment can be done, but that email seems to never arrive. I was living in 144 Churchfield Road, Flat 3, Room 3. Will you ever answer my calls or emails? Please contact me so we can finish this nightmare. If you don´t pay me I'll take this matter further with several organisations that fight for the claims of tenants against abuses of landlords and agencies like yours. Many thanks in advance.

TLS group

TLS group, which is related to Oh My Room and Spotahome, is terrible. I spent a semester in Madrid and they try to take as much money as possible from you.

Nothing was wrong with my contract or the state of my room when I left, and no deposit has been returned to me 2 months after the end of my contract, even after repeated attempts to contact them.

TLS Group have not returned my deposit …

TLS Group have not returned my deposit to me after two months of asking for it back! I do not receive any answers to my e-mails or calls and I am just FED UP because this is my hard earned money that I am not getting back! They e-mailed me when I left the property, saying that I would receive my full deposit within 15 working days, and it has been two months now. I am not sure what else to do, but stay away from this company, they steal your money it seems!

Also, my property didn't have any central heating the whole time I was there, they promised a cleaner would come, this didn't happen either. The shower broke down soon after I left. It is all a shambles! Oh, and the first day I moved in the key snapped in half in the lock!

ABSOLUTELY THIEVES - TO AVOID!!!

- Unclean room during check-in (blood on the wall, sticky floor, hairs and skins everywhere)

- They don't clean the house (when in contract assured 1 cleaning services every two weeks). For more than 2 months nobody came.

- No radiator in my room for 2 weeks. And the boiler always stops every 10 min.

- Mould in bath and rooms (2 months for start to clean, and they send two guys do the worst job ever to clean the mould).

- Two months without internet.

- Mice in the house (they don't do anything).

- No security items in the house.

- They still haven't refunded my deposit and they vanished, didn't answer my emails. It's 1 months that I'm waiting for an answer. I wrote like 10 emails. Now I'm going with legal.

Never seen an agency like that. They scam people, they are rubbish thieves.

TO AVOID ABSOLUTELY!!!

Absolutely horrible!!!!!!!!

Absolutely horrible!!!!!!!!! We always have problems with the heating, hot water, electricity and even rats and they absolutely dont care! We had to stay 1 week without hot water or heating when outside was extremly cold, december. We called them, text them on whatsup, I send them email and still..they take their time without giving a damn we are getting sick. Now again.Tomorrow will be the 4th day without heating and hot water. I will go to the office in the morning. We are not paying this amount of money to be treated like this! I guess this month we will pay less money for the rent, taking of the money for the heating and hot water that we didn't had so we didn't use.

Unacceptable

I am still renting a studio since last august. Ever since I signed that contract every single issue I had with the studio has turned into a nightmare to get it sorted : They don't answer my calls, they don't reply to whatsapp in the group they put me into to "ease the contact". So I finally tried to see them at the office in Old Street : I found out when I got there that they moved away to some other places without any notice. Here is the latest issue I am currently experiencing : This toilet pump (bound to the bath tub and the sink as well) has broken this week end for the second time in 3 months. The water of the toilet, bath tub and sink won't drain. I can't use the entire bathroom anymore. It stinks and full of bacteria. It's been 3 days. No answer. No regards. Nothing. It is absolutely immoral to pay that much money to be left behind with that kind of major issues. It is insane how disrespectful they can be while dealing with the issues. As I am writing now I am still waiting for them to, at the very least, reply to my calls and texts. Still waiting.

(ZERO STARS) Unprofessional & immoral

(ZERO STARS) Unprofessional & immoral. I left my room with TLS on the 30/9/17. I was firstly told I would receive my deposit back, however, NatWest would not receive their payment (questionable as I asked my bank). It took them 3 weeks to respond to my query email regarding their statement. From this they then stated that in fact they wouldn't return my deposit because they were awaiting some gas/electric bills, this took another 4 weeks to hear back from them. When I finally did (25th of November/17), they apologised for the inconvenience (more than a small inconvenience), confirmed my due deposit amount and stated it would be returned that week. Three further weeks past, no deposit and no response to my follow up emails. I finally, three and a half weeks later, received an email stating that they would be keeping my deposit to pay for the excess on the bills of the property I lived at (on Kepler Road, SW4). This is breach of their own contract, not to mentioned my 'all bills included' tenancy agreement, of which I have had legally confirmed. Very much looking forward to taking TLS to court and perusing legal action in the New Year, it appears they are doing this to far too many young people renting in the City. I cannot recommend enough NOT using this agency. I tell everybody I can how horrendous they are and I will continue to do so.

We have been facing different issues since this summer, as you were notified, and we had to prioritize some tasks to solve them. We have already received the exact expenses from Utility Company Services and unfortunately and as the contract says in the article 3.6:

"If the property you occupy does not have a prepayment meter installed the same allowances apply and TLS Group will divide any overuse between the occupants on a monthly basis"

We know that it took to much time to read the meters of some properties and that caused some delays, but as soon as we received the results, we have proceeded to communicate the steps that we are going to take.
