Should you be contemplating entering into a rental agreement or property management relationship with this company, I urge you to reconsider. My experiences, delineated below, serve as a cautionary tale that unveils the stark reality of their operations, which I found not only disappointing but deeply troubling.

Regarding Tenancy: A Word of Caution

Choosing to rent through this company, especially as a newcomer to the country, may expose you to unscrupulous practices designed to exploit your unfamiliarity with local regulations and systems. My own journey was marred by egregious overcharging, an act of opportunism that preyed on my perceived vulnerability. Their conduct descended further into the unacceptable when they audaciously questioned my entitlement to rent within the country in a public forum, a WhatsApp group comprised of my flatmates. This reprehensible act was a direct response to my criticisms of their incompetence and refusal to accept substandard service. When the time came to return my deposit, a manager based in South Asia blatantly misled me regarding its whereabouts. (not sure how could they have a manager from South Asia- serious dogginess) Fortuitously, the deposit was secured under a protection scheme, and I was only able to reclaim it after engaging legal assistance, necessitated by the company's prolonged silence.

The level of property maintenance provided was abysmal, epitomized by a washroom devoid of hot water for an extended four-month period and a defective window. More insidious were the underhand dealings suggested by persistent correspondence from TV licensing authorities, indicating a failure to fulfill basic legal obligations on their part.

Regarding Property Management: A Dire Warning

For property owners considering entrusting their assets to this company, I implore you to heed my warning. The maintenance of the property I resided in was grossly neglected; it was a dwelling plagued by dampness, overrun with slugs, and bereft of any semblance of care. Friends who had made the error of engaging with this company corroborated this nightmare, expressing regret and a sense of entrapment.

In Summation: A Plea for Prudence

In essence, my experiences paint a picture of a company whose practices are not only deeply flawed but potentially exploitative. Whether you are seeking accommodation or a steward for your property, I strongly advise against any association with this entity. To do so is to invite undue distress into your life. Choose wisely, for the repercussions of engaging with this company are far-reaching and profoundly negative.

Dear Management,

I couldn't help but notice the speed of light with which you leap to respond to reviews on this platform. Bravo! Now, if only the same Olympic sprinter's zeal could be applied to addressing the concerns of those of us living in your properties, we might just start feeling less like forgotten relics in an attic and more like valued tenants.

Would not Recommend

Extremely poor communication, it takes a very long time to address maintenance issues even if they are high priority. Never visits the property even after large building repairs were commenced and failed to be completed. The company never pays the bills on time which has resulted in a cut of the internet services on several occasions. Raised the rent, despite the backlog of maintenance issues and diminishing of services that were agreed in the contract such as a weekly cleaning service and gardener. 24 hours notice was never given for access to the rooms and for maintenance work commencing within the property and times were never rearranged despite us being unavailable at such short notice. Very poor service overall and would not be renting a property managed by this company again.

Avoid

May I remind you of your opening introductory paragraph..

Here at TK Lifestyle Properties we strive to find the best solutions and create a long term, valuable relationship with our landlords and our professional clients, as well as providing quality accommodation at fair rents for our tenants.

I am struggling to find any resemblance to the service you actually do provide... Infact where issues should of been rectified efficiently & professionally, blame & delays in addressing towards tenants along with refusals to return deposits with no justification... Anyone using such company proceed with caution or ideally not at all...

Consider another company

Unfortunately, this company does not seem to put the tenants at the heart of what they do. I have observed how there is a continual lack of timely correspondence, little support with properly maintenance issues, as well as sometimes having an accusatory attitude towards the tenants. All of this combined can make for a stressful living situation - which is the last thing you need when considering somewhere to be your next home.

DO NOT RENT WITH THIS COMPANY

Pretty bad experience, when I first moved into the house there were lots of things wrong with the house that were not disclosed, to their credit, they did sort out extreme problems in a timely fashion but never got round to any of the other stuff.
Everything seemed okay until there was a notice to evict on the door randomly, which was addressed to TK lettings. This sparked a few months of great uncertainty and ended up with all six tenants of the property having to leave. This was because of the agency and the landlord not getting on and the agency refusing to be contacted by the landlord at all , it was a very distressing experience for everyone. They did however, give me my full deposit back without viewing the house again to see if I had made any damages and they also gave me a whole lot of furniture ( I think this was out of guilt over the months of uncertainty and having random people in the house without notice multiple times / multiple times a week….turned out to be the landlord letting himself in whenever he pleased, and TK did nothing to stop this) so I’d say they are decent people, but I definitely wouldn’t use them again.

We appreciate your acknowledgement that we promptly returned your full deposit without conducting another inspection of the house. However, we understand that the frequent unauthorized entries by the landlord caused additional distress and inconvenience for you and your housemates. Yes as you can guess WE ARE STILL WAITING FOR OUR CALL.

As for their so say business address we sent them a letter it was returned back to us saying NO ONE OF THAT NAME AT THIS ADDRESS!

Cowboys, Children, Amateurs, Sloppy, Substandard, Incompetent all words we use when we discuss our experience with TK Lifestyle Properties.

They are not even worth one star - AVOID THEM.

DO NOT RENT WITH THIS COMPANY

When moved into the property the freezer, shower and WiFi were not working. The bathroom is full of mould which Was a month long fight for the shower to be fixed with the landlord calling me 'Mental' for wanting it fixed and breaking the shower curtain rail in anger (which after 2 months of asking j had to replace myself) TK Lifestyle were of no help with their agents never once replying to me about this issue.

When I lost my key it was a £100 charge with a 5 day delay in getting a replacement and when this happened again no replacement key timescale can be provided as they do not keep copies. So I am simply keyless for however long they feel like which is illegal as I am still being charged rent for a property I cannot access. This was after 36 hours of attempting to get a reply as to what was going on with a key

After 4 months they finally fixed the freezer but removed the fridge and have not offered a replacement so that's lovely.

Communication is shocking, treated like a dumb animal, and their office address is fake. If you go there you will be told they don't exist 🤷🏼
