Dreadful company who don’t care about tenants

Do not go with this company, massively unprofessional, moved in sept 2025 to William Henry street, the dryer isn’t working properly since Ive moved in, the wifis been down for 5 months, and other little things keep breaking or not working properly, keep bringing this up and either keep getting told It'll get looked into or just get ignored, then make excuses up like they haven’t received any emails, would give 0 stars if could, keep expecting to take money from you but don't get what’s included. Will never go with these ever again.

Ormskirk Student Letting

Ormskirk Student Letting, has to be the worst student accommodation in the area. I wouldn't even let my pets live there. The highlighted problems from the house (which was not pursued), are still outstanding 12 months on, flooded back garden with sewerage. Yuck. Thankfully, we managed to find an alternative where the staff are 100% professional and their accommodation units are clean modern and well maintained.

Don’t waste your money.

I live in Latimer House, absolutely zero communication from the company, the phone line doesn’t work and nobody replies to emails, I’ve had people let themselves in with no notice and no knocking twice, I’ve had a maintenance man walk in on me naked and tried to have a full conversation with me, reported it and got completely ignored. The lift was supposed to be fixed before we moved in, as assured by the landlord during the viewing, and it hasn’t even been touched the whole 8 months I’ve been there, the door to the building is consistently broken meaning homeless people come in and basically live in the stairwell and the bin room, they also smoke spice in the stairway and become aggressive if you confront them. Parcels get stolen frequently as there is no secure mailroom (it’s in the bin room.) Speaking of the bin room, it’s always disgusting and not maintained properly, it’s a borderline bio hazard. We still don’t have the keys for 2 of the people living here, we never received them. This is by far the absolute worst renting company I’ve ever seen, the lack of care towards tenants is appalling and I have already alerted the council to their ill doings.

Very disappointed with Beckley point…

Very disappointed with Beckley point Plymouth. My first year child moved into Beckley point in September, the flat was filled with previous year students who are all friends. This has caused many issues that both myself and child voiced to the manager, feeling isolated and not wanting to leave the room even to use kitchen, my child who lives many hours away was alone and felt bullied by flatmates. Already my child suffers from anxiety and has gotten worse since moving to Beckley point. Now it’s affecting sleep and study which we also highlighted to the accommodation manager, wanted to move into studio which is available however they are very unhelpful. I definitely wouldn’t recommend if your child suffers from any kind of anxiety or mental health. The room are clean and modern however means nothing if your child is unhappy and you live too far to comfort them. I’m consistently worrying.

Sylvester church

I have been living in Sylvester church for just under 9 months. The communication with the landlord/angencies are terrible. They only email you or contact you when it’s about rent. I have had no tv since moving in. I have had no window as it’s broke and they had to close it so I have no ventilation. The rest of the windows leak whenever it rains. The apartment itself on first glance is lovley. But when you realise the lack of care it gets. You realise why no once stays for more than the first contracted year.
The only good part is the location.

DO NOT BOTHER WASTING YOUR MONEY

DO NOT STAY HERE !!! My experience here from 2020-2021 was awful, if i could give 0 stars i would. On arrival, the place was filthy and i had to clean the whole place myself...I stayed in a studio but it was NOT WORTH THE MONEY at all as it was so small & did not even come with an oven, the TV in the room did not work at all & no one was allowed access to the sky lounge & not allowed to use the pool tables. The walls are so thin & I had very noisy neighbours who lived in halls on the wall on the opposite side of my place and they were very loud at least 4 days of the week EVERY WEEK until 4-5AM which caused me a lot of stress and insomnia, to the point that I had to get prescribed sleeping pills to be able to sleep and i had an ambulance come check up on me as the noise affected my health. I made complaints about the noise but nothing was ever done to resolve the issue apart from the security saying they couldn't find the source of noise.... The staff do not care about noise complaints seriously and did not seem to care about anyone's wellbeing. Due to this noise issue, I spent about 3 months at home away from here as I couldn't bare living at Catherine House, and I asked to be reimbursed for the 3 months I was not there due to to the noise that THEY were allowing which disrupted my life and studies, but they ignored my request and only offered me to move to a different studio just 1 month before I was due to move out. Absolute joke, I would never come back, and I do not recommend this place to anyone.

Ablett House Liverpool - now yugo

If you don’t want to sleep ,book an overpriced and expensive room at Ablett house

I’ve been here since September and there are only two positives about living in this nightmare. Rooms are comfortable and spacious, nicely decorated and furnished but if you want to leave in a back brace bring your own mattress. A mattress topper doesn’t fix a thing. Another positive is the location as it’s central and near LJMU university buildings - along with a little Tesco. But other than that it’s dog s***.

Some staff are made up of student residents which means people are treated differently to others which obviously isn’t professional. They enter the flats unannounced, but not for necessary reasoning. and I have been told that other rooms have been entered when the tenant isn’t present without permission, to retrieve items for flatmates within the same flat. People pay for safety and privacy and this formed clique apparently means the rules are voided.

My degree requires placements and this means working 14 hour shifts +2 hours travel time, night shifts and shorts. Our breaks also don’t fit the same timetable as the majority of degrees do and work placements through summer. One thing I didn’t f****** expect is to be woken up at 7:30 every morning by scaffolders every day from the back end of March till present of me writing this review which is the day posted. Currently waiting to be woken up in the morning by s***** music on s**** JBL, my bed vibrating to the drills in the wall and hollering middle aged men. I genuinely haven’t opened my curtains since March as the builders will peer in and try talk to you, think I might start growing fangs.
I get maintenance needs to be done but this takes the mick. I chose private in hope that sleep would be easier to get instead of uni halls. We weren’t notified which with every single window of this building made of windows needing redone in a 5 month + job, I doubt was only decided this September. We’ve complained about a broken panel that has been banging since December and has only had 2 screws knocked into it by these builders and left in a worse condition than it started.

Don’t bother complaining as when I had people banging on my wall and music playing 7pm-7am Sunday-Monday, I was genuinely told to call the police by reception. Thanks darling.

Reviews are fake as everyone is bribed in Facebook messenger groups and emails to give good reviews to be rewarded with Easter eggs and money (which every skint student is going to take advantage of).
They are greedy b******* but every other company takes advantage of students so I guess they don’t want to feel left out x you’ll get a couple surprise payments after you book for things which is still unclear to me by the way x

For first year students circuit laundry is a SCAM. For a building this size there are 6 washing machines and 6 dryers. Non of which actually clean or dry. I’ve had stained sheets since September. You also have to take out a mortgage to afford the prices.

Bins are overran with rats but pets aren’t allowed on premises? But staff can bring their dogs to work, but I can’t keep a goldfish?

Flatmates had vodka stolen from the cleaners and when reported nothing was done.

Drugs are also sold on premises

Hope you aren’t claustrophobic either as your caravan sized shower will clog every 6 to 8 weeks, so make sure to bring drain unblocker x

DO NOT GO TO ANY OF THESE ACCOMMODATION

As a previous staff I urge all of you to not go there I worked at therese house and the manager there Liz is a huge back stabber and snake and a bully! The many times I tried to do my best and ask her loads of questions about my tasks she would still find something to go against me about. I don’t know if it was because of the colour of my skin but she always favoured her white employees over me. I had huge mental health issues and suffered from severe asthma and had to take some time off work. I had an absence meeting which I understood completely however she started to instead degrade my behaviour and going against me. Liz was also telling everyone about why I was sick and kept calling me during my absence which should’ve been In strict confidentiality I can’t even complain about her harassment to the area manager Eva because they are all best friends the managers. HR are useless as well. They are of no help in human rights or work employment rights. There was times where I would be left on my own and the stupid company kept sending random contractors that apparently needed to ‘enter’ students rooms. I really couldn’t trust this at all. They steal from their too. Like with the incident that happened at depot point. The people who owned the building were also being very greedy to the point they was forcing me to chase students for money on rent during covid times when I knew they shouldnt! The assistant manager as well was bullying me I felt like crap I think he liked me but I told him I’m taken and he went against me. Trust no one there!

do not stay here

do not stay here . staff member found guilty of sex act on student . the maintenance manager is of looking for other job , after coming back and helping sack all the staff , very odd may be there getting worried about the court cases and the recording we have . which will show what they was really up to , stay clear of this place

My son stayed at Ablett House in…

My son stayed at Ablett House in Liverpool, owned by The Student Housing Company. Due to Covid restrictions, he has not stayed there since December 2020, yet he was expected to pay rent for being an absentee tenant, through no fault of his own. The staff were clearly told by their superiors to pursue rents with no regard for the young and vulnerable students. Last week he was asked to moved his belongings out of the flat, only for us to discover that one of his flat mates, staying in the flat, had Covid! In essence, an appalling company which preys on innocent students. Parents should take note!

REVIEW FROM EX STAFF MEMBER (BECKLEY POINT - CLIFFORD HOUSE)

I worked for this company in both buildings in the south west, absolutely shocking company to work for, I personally experienced bullying in the workplace, discrimination and harassment by senior members of staff as well as HR, my colleagues were completely aware of my mistreatments as we frequently spoke how I can make it better for myself, they were too frightened to say anything or stick up for me as they didn't want the manager treating them the same way, the way I was treated made me develop mental health issues, depression and anxiety, the worse place I've ever worked and been treated ever.

I can confirm that the positive reviews are from staff members, don't be fooled by a fancy looking building, it's simply makeup on a pig.

Parents that read these reviews please take them serious and do not trust them with your children, especially if they suffer with any type of mental health problems, they may promote mental well being and student welfare, as a previous employee of this company that suffered mental health issues because of the company I can assure you they do not give a s**t about your children's mental health at all, just the money.

If I could give a 0 on this review I would have.

Disgusting money grabbing company

Disgusting money grabbing company, treat students like cash cows and have no care or empathy. I was at goldsmith court for less than a month and suffered horrible mental health issues due to the stress of covid and university, feeling like I was locked in a jail cell. No hot water for the entirety of my stay, constant noise outside due to renovations which woke me up at 7 am everyday. Yet they are trying to charge me £5.8k despite me never receiving a student loan, only being there 3 weeks and giving them a doctors note as proof of how I was suffering. I have been in constant dispute with them over this however they have now told me they will refer me to their legal team which has left me even more anxious, devastated and depressed. These people lack any empathy and just want to extort you for your money. They will bleed me dry as I have to pay rent for where I actually live along with other bills. Thank you for ruining my life goldsmith court, you selfish money grabbing greedy people.

Arofan House Cardiff

Arofan House Cardiff - I have been living here for 2 years now and I have enjoyed every minute of it. The staff are incredibly supportive of all the students and there is a massive emphasis on student wellbeing. There have been a range of events that have been run for students to mingle with each other, which has been extremely helpful to students who may be living away from home. The location of the accommodation is perfect, it is only a 10 minute walk into town. The facilities assistants are also brilliant, a special shout out to Stewart, Lewis and Joe - they are always happy to help! I can't wait to live here for my final year :)

Ablett House - Liverpool

I have been living at this accommodation for 2 years now and have booked again for a third year next year, which shows how much I have enjoyed living here. Staff are so lovely and willing to help with anything, nothing is too much - they take very good care of you and are always there for a chat! I've always felt very safe and secure, and the location is perfect. Also is very good value for money when you compare it to other student accommodations in the city centre. Would 100% recommend.

Plymouth - Beckley Point

I was hesitant at first with Beckley being a new build, but ended up staying 2 years because I loved it so much.

The staff were great, and welcoming and over the 2 years became like a second family to me. The staff were helpful with issues I reported, and they were seen to quickly.

At Beckley, the facilities were great but the views were even better. There are lots of common rooms, study space, extra kitchens, as well as both a games room and a cinema room. Events are also held throughout the year including competitions and a "Beckley Fest" to celebrate the end of exams. Through these common areas, and frequent events, I was able to make great friends, and i'm confident we will be friends for life.

If in doubt, check them out i'm sure you wont be disappointed :)

Beckley Point - may favourite place 💛

I lived in Beckley Point for my first two years of uni and absolutely loved every second of it! I wouldn’t want to have lived anywhere else. I made so many great, lifelong friends, including the lovely members of staff who were always so helpful and attentive.
The facilities are amazing and the social spaces are super for studying, socialising, and of course drinking! The bedrooms are a great size - small enough to be cozy and warm but with plenty of storage space, shelving, and a huge pinboard above the great sized desk. The en-suites are also very easy to keep clean and tidy.
The kitchens and communal areas of the flat are perfect for cooking with flat mates, having friends over for a few drinks, and snuggling up to watch tv - especially if you put the sofas together and fill them with cushion to make a nest!
Beckley also host various events throughout the year such as breakfast mornings, gaming tournaments, and ‘Beckleyfest’ just after exams where students can socialise, relax, and enjoy a few cheeky cocktails all for free!
Overall I thoroughly enjoyed my time at Beckley and only moved out after two years because I wanted a change of scenery! I would recommend it to any student looking for somewhere to stay in Plymouth, especially as parents have the peace of mind of there being 24 hour staff on duty and a great community feel 💗💛
I just want to add a little extra note here too, TSHC are an amazing company that have been absolutely unfairly slated due to the pandemic, which isn’t something that can be helped 🙂

Beckley Point

For my first 2 years at University, I stayed at Beckley Point in Plymouth and I couldn’t recommend living there enough. The staff are so supportive and I met so many friends there that I’m still close with now. I don’t think my experience at university would have been as great if I had stayed elsewhere, plus the sky lounge and cinema room were amazing to use!
Would definitely recommend to anyone looking to study in Plymouth.
