I wanted to share the experience my wife and I had, when buying our first house with the vendor's estate agency - The Address. We bought in December 2022. We have since had a ruling from The Property Ombudsman that The Address have to pay compensation to us for the whole ordeal.
We viewed the property with J, an agent from The Address. We liked the property and asked the usual questions. One of the questions we asked was have there been any pest issues with rats or mice in the area. J. replied "No". It wasn't a "not sure". It was a confident, "No".
Upon moving into the house, we found that the vendors had left a mouse sonic repellant device. It became very clear there was an issue based on the noises in the walls at night. On the 3rd day we had a pest control expert come down and they confirmed it was rats and they were infested in the walls. We spoke to a neighbour and found out it had been an issue in the terrace since the previous February, and the vendors had discussed with them about it.
We have since spent thousands in repairs and pest control visits and still not had the issue sorted. We have had 4 different experts attempt to remedy the issue, but with the house being a terraced house, we also need to rely on the neighbours, which has proved troublesome. It is 6+ months later and the nightmare is still not resolved.
We wrote a complaint to The Address about the lie the agent told, about the place not having a pest issue (we don't know if she knew about the rats or not, but she should have replied she didn't know, rather than a confident yes). The Address Director, "D.", replied within an hour to our complaint, telling us she has looked into it, and we are wrong. D claimed that J, the estate agent, had said that she would contact the vendors to find out if there were pests and get back to us (despite D not being in the property when J was showing it to us). Of course, there is no record of her ever coming back to us. Later that day, D changed her story to say that we had never asked whether there were pest issues in the property. We opened a case with the Property Ombudsman about the incorrect answer to our pest questions, and the handling of our complaint. The Property Ombudsman ruled on our side for both issues and awarded us compensation, albeit an outrageously low amount.
We feel The Address aren't the only ones responsible for our predicament, but we certainly wouldn't have bought the house, had we known about the issue. We feel the lie about pests not being an issue in the house has cost us a lot in money and energy. And we have had some very long nights unable to sleep because of the constant noises.
Whether J knew or not, she was in the wrong to confidently say there were no pests in the house.

The property sold very quickly due the expertise and professionalism of Red and Guilda. Neil took over the sale which was difficult and frustrating at times. He was amazing and I truly believe if it was not for him the sale and purchase might have been lost. They are a truly dedicated team and I thank them all very much. Shirley Anthony
