Do not use - seek an alternative

Having been recommended this company in good faith by a family member following a very frustrating experience with our insurance company, with whom we had a 5 year no claims bonus, I have to report an absolutely appalling experience.
Like others, we were informed by Tangible that a settlement had been reached but they did not have the manpower to complete the work. We went ahead and paid for the necessary works ourselves (a leak internally) as we were anxious to complete by Christmas.
We received a letter detailing the settlement on 8 December, from their Finance Director Roy Geary. Since then, Mr Geary has ignored my emails. Attempts to phone him (or anyone else) have proved fruitless. I am coming to the conclusion that he does not exist. He (or someone) finally emailed last week confirming that our money would be paid on the next payment run on 3 March. As of today we have received nothing.
We are now seeking advice on how to proceed. I can only assume that Tangible have simply pocketed our settlement, as other associated costs were settled direct by insurers back in November.
I can only echo the experience of others, which is to avoid.

Do not use this company

Do not use this company! They negotiated with my insurance company and got paid before any work was done. Tangible said they could not get a builder, I finally got the money about 8 months later less £2000 for their admin. On my builder.com they had a good rating but this is only because no review is classified as positive review. DO NOT USE.

Stay well clear from Tangible got…

Stay well clear from Tangible got recommentded by ADL, its now been almost 5 months since i have had my claim of a leak. They have issues with their subcontractors, i have been given various excuses and still no way near settling the claim, my insurance company has paid to get the drying done and in return i have paid tangible, and tangible have fallen out with their contractors and they are not doing any work for Tangible anymore, i have requested Jack to get the payments made to them refunded back to me so i can cancel the contract and get the work done by someone else, they have issues within themself that they never communicate, and everytime i ask they say the are waiting for Roy financial director to get back to him.

I have since send email to Jack and CC;d Mark their MD saying i want to cancel the contract and to advise what i need to pay them and refund the rest, then i get a email that they paid for the leak repair which is odd yet i paid for the leak repair first and then appointed tagible. I also have now been made aware they no longer use contractors and charge customer based on percentage of cost of repairs again this was never mentioed to me.

Since then i spoke to ADL who recomended me to Tangible apprently i have been told they no longer use tangible due to number of complaints, drying company have called me saying they don't do any work for tangile also due to them getting paid.

You have been warned so stay clear, i am seeking assistance how to proceed from here on.

Do not use this company

Do not use this company. The insurance company paid them £3000 as part payment for the work. Work was never done but we have not received the refund. We trusted this Company to make life easier they ended up making it twice as hard but kept the money.

Having looked in to this claim, there was an issue with the supply chain and the time taken for certain items following them being ordered and we accept this was too long and we apologise. We have looked in to money situation and we are advised we only retained an agreed % to cover cost incurred. The best !!

Tangible is the most helpful and honest insurance company I have ever dealt with . They are professional, friendly and most importantly care about their customers. Mark and his team always responded quickly to my questions and concerns.
I highly recommend them.

Many thanks for your review. As a company, we work in a very emotive industry, particularly as we deal with customers property, we understand this is the biggest investment most people make. On this occasion, insurers made false statements and forced a small settlement on you, which you advised at the time you felt bullied. Once we looked in to the detail, we managed to increase the settlement by 560%, yes that is correct and you fully Underwood how our services worked. Again, thank you for your review. Having had thousands of customers over the last fifteen years we appreciate such comments as we do try our hardest to please customers, and as we all know, this is not always possible, particularly in our industry.

These guys know how to get your claim settled properly

After a torrid time trying to get my insurance company to accept our claim for subsidence (they claimed that it was "differential movement" and not covered), Tangible not only took the claim on for me, but managed to get the insurance company to cover all the costs of the remedial work. Their knowledge of the insurance industry, how it works, and how to interpret policy wording is what led them to succeed where we had failed. I highly recommend Tangible if you are having any issues with getting your insurer to accept your claim or feel that you are getting fobbed-off by them.

Highly recommended- save yourself time, hassle and stress.

We had quite a complex claim following a water leak. Tangible were great from start to finish. Went back to the insurers directly to ensure that we got the correct funds. All of the tangible personnel that we liaised with were responsive, professional and knowledgeable. The process did take longer than initially thought but that was a result of the insurance company (wanting multiple surveys, opinions and reports) so not within Tangible’s control. Intimately, directly as a result of tangible, we received 4 times the original insurance company offer, this was after we have paid Tangible- it was a no brainer. We have now recommended tangible to numerous friends. Highly recommended.

AVOID AVOID AVOID.

AVOID AVOID AVOID.
I employed this Company through MyBuilder to deal with my Insurance Claim after I had a flood bathroom to kitchen. That was in November 2021….. Tangible received my claim pay out in April 2022 and as I write this at the end of September 2022 they still have made no attempt to complete the work or pay the Insurance money over to me (which is thousands) .
Emails asking for updates were constantly ignored throughout the whole process and when updates came, still nothing happened. Finally after months of waiting, I spoke to my Insurance Company which was when I discovered that Tangible had already received a significant sum from them to complete the works and that the Insurance Company were actually awaiting further info they had requested from Tangible 2 month’s previously, before a further claim amount could be considered. I have now had to write to Tangible to say I no longer want them to do the work but want the money paying over to me and wait another 8 weeks before I can take them to the Financial Ombudsman. I am writing this review nearly 6 weeks on from that request and I have had no response, so still don’t have my money. 10 months on from my flood my kitchen is still in a state of disrepair and Tangible it appears have "pocketed " my Insurance money.
BEWARE - YOU HAVE BEEN WARNED!

We have now managed to look in to this matter as obviously this is a concern for all at the company. I believe our Customer Services Manager has attempted to call a number of times and indeed left a message. We have been trying to resolve this as, despite the foregoing, we are still in contract with you. Maybe you could call the office and ask to speak with Vanessa Cooper who is trying to resolve this matter, obviously, we cannot do this until such time you call us. We look forward to hearing from you as soon as possible. One thing I can assure you is that we have never "pocketed" the money and never will. We do want to work with you to resolve this.

Can't thank Tangible enough!

We recently used Tangible Building Solutions after we had a pipe leaking in the lounge. The initial offer from our insurance company would not have even covered the cost of replacing the floorboards, let alone everything else that was involved. Once Tangible got involved, how the insurance company changed their tune! We are now in receipt of an offer from our insurers of ten times the amount of their original offer. Can't thank Mark and the rest of the team enough! Thanks so much!

Your case was particularly frustrating for you as the insurance company and their representatives were simply not listening to you or answering your questions raised. Fortunately, as a company regulated by the FCA, they have to deal with us. We looked at the extremely small settlement offered and we challenged the loss adjusters. Eventually the claim was settled at at just under 1025%, which is astonishing, and with no apology. So pleased for you and again many thanks for the kind words.

Highly recommend Tangible Building Solutions

We can not thank Tangible Building Solutions enough for all their hard work dealing with our home insurance company. They took the stress away of having to deal with the insurance company who wanted to give us a pay out which wouldn’t even come close to fixing problems caused by a leak. Tangible Building Solutions deal with these insurance companies daily and know the ins & outs of what we as the home owners are entitled to. I wouldn’t think twice about using them again or passing on their number to other people who need their help.

The handling of this case by the insurers was so poor they even put a picture of a different ouse on the front of their surveyors report, just one of many mistakes. Back In December 2021 our ceiling came…

Back In December 2021 our ceiling came down in the lounge, home insurance job. We found Tangible on Trusta Trader while looking for a Plumber, sounded good on paper as they liase directly with insurance company and take care of excess too.
After months of back & forth between the 2 haggling over the cost of the quote, we were advised by Tangible that one of their builders Ben from Whittams Group (local to us) will be taking care of the repairs.
Ben from Whittams came around on Monday 4th April to discuss the repairs, the schedule which was to be 3 days, and to ask to remove all furniture and photos off walls, as they would be starting the next morning at 8.30 am.
By 9am the next morning still no workers had turned up by 9.30 I tried to get hold of Ben by phone call & text to no avail. Rang Tangible and they didn't know what was happening either. By the afternoon Tangible had got hold of him and apparently he had given me wrong day of start the plasterer would start on Wednesday.
On Wednesday plasterer came at 8.30 told he needed to get supplies & would be back soon, so left door unlocked for him, half an hour later he hadn't come back, the van couldn't be that far surely. 2 hours he still hadn't returned no contact from Ben yet again, finally about 12 noon he came back apparently he had to go buy some plaster even though he made it sound as if he was just going to get supplies from Van.
Plasterboard went up over hole in ceiling and that was him done for the day he'd barely done any work. Plasterer came back next day and plastered the ceiling looked very smooth and professional, was told it would take till Monday of the next week to dry. So we couldnt use the lounge & our disabled son couldn't use his sensory room as the lounge contents were stored in it. A supervisor came to check his work and told me he'd bring a book of vinyl samples for me to choose replacement flooring, also to choose 2 new ceiling lights from B&Q, but wasnt told a budget of these just like for like.
Unfortunately this meant it wouldn't be finished before my son's Easter break as I was told it would be.
Monday decorator came took 2 days to paint the ceiling, wall under window & redo the damaged wallpaper near the doorway.
Supervisor came as well on Monday (despite being told he would come on Friday) with flooring sample book from Concept flooring, chose Vinyl and showed him lights from B&Q he said he would go get those ordered.
Decorator left on Tuesday and came back 20mins later with someone else to take up damaged vinyl ready for the next day. Vinyl was up for about a week and a half before new one was put down, had been assured by Ben from Whittams that they would only take up old flooring the day before new one was being installed. This wasn't the case it was over a week and a half.

The light fittings (we were promised All the light bulbs also, would be provided as a gesture to say sorry for the length of time its taken) were only just installed (Wrongly..not symmetrically either) Tuesday 28th June, 78 days after the repairs started. Horrendous experience do not use either company.

No communication, no phone calls have to text practically every other day just to get any response at all, constantly told two different stories. A job that was supposed to be done in 3 days turned into 2 months. All the while our disabled son couldn't use the lounge, sensory room or go out over Easter holidays as we just didn't know when they were coming.
Really regret using them.

And WHAT EVER YOU DO.!! DON'T PAY THEM UP FRONT LIKE THEY TELL YOU TOO SO THEY CAN SCHEDULE THE WORK REPAIRS.. WE DID AND PAID THE PRICE...LITERALLY...!!!!!

Obviously disappointing. We have spoken to the contractor in question and reviewed all the project notes, which do vary from this review. However, I can only apologise. We have carried out thousands of contracts over the last fifteen years of trading and we do try to achieve a positive outcome, unfortunately one or two drop through the net. We strive to achieve great settlements for our clients and we achieve this on 99%.
