Got money to throw away?

Got money to throw away? I STILL advise you to stay away from Strettons. Give it to the scammers from the Indian call centres or drug addicts. That way, at least you will save some time.

It took them a whole NINE MONTHS and constant reminding from me to a certain Laura Moppett just to put a solicitor on the case.
After 16 months on a simple transfer of lease, on the morning of completion, they accused me having not paid a quarter's rent. Not wanting to risk prolonging it further, I eventually had to agree to forfeit £6500 until I could find proof that I had paid them, even though I had paid them in exactly the same way as my previous payments.

Upon completion, they did not pay me back my deposit. My solicitor asked them THREE times about it and they ignored him all three times.

Once I provided them with evidence that I had, in fact, been up to date with all my rent payments, I still had to chase them up for the deposit. Next, they said that they were still awaiting payment for the buildings insurance (even though all paperwork had already been signed). Now I had to comb through dozens of emails to "prove" that that payment had also been paid already. Did they acknowledge it and apologise? Of course not. I had to chase them up again!

When they got back to me a few days later, they came up with yet another delaying tactic. Apparently, they had "overlooked" a £950 + VAT fee for themselves. Do you see the irony? My deposit is being held up because THEY failed to notify their solicitor (whose fees we paid for) about a fee for their non-work and incompetence. Of course, even though completion papers had all been signed and so, legally, I was not obligated to pay anything more, I agreed to pay them anyway, just to get the rest of my money back.

Another week has gone by since then and I have still not gotten anything. It is now over FOUR weeks since completion date.

Strettons is by far the worst people I have ever had to deal with. They treat my patience and civility as stupidity and a willingness to be trampled all over. They do not care one iota about their clients. All that matters to them is profit. Once they have your money or have you in their grip, they can (and will) just ignore you for months on end. They have neither morals nor a conscience.

Deal with them at your peril.

Superb service

I have used Strettons for various things over the years and I just wanted to leave review on my recent experiences. I have sold a commercial property through Strettons and Bryn was superb. Plain sailing the whole way. Also to mention Peter Costello who has carried out valuations for me many times over the last 13 years and is a pleasure to work with.

A Call for Accountability – My Experience with Strettons
If you have also been threatened, manipulated, belittled, lied to, or ignored by this company, please contact me directly via minimarket2012 at yahoo dot co dot uk. I am preparing to take this matter to the First-tier Tribunal (Property Chamber) and am looking to connect with others who have had similar experiences. Journalists and members of the media are also welcome to get in touch.
I have spent 20 years building my livelihood in East London, and it is now being taken from me by individuals I believe to be acting unethically and without regard for the people or communities they impact.
Here are just a few of the issues I have faced:
• Building insurance commissions
I pay £4,500 per year for building insurance. I have received quotes for exactly the same terms at £1,500. Large companies insuring hundreds of properties would likely pay even less. This seems to be a significant source of profit for them, at the expense of tenants and leaseholders.
• Dilapidations
They issue dilapidation schedules to tenants but fail to carry out the work when properties are vacated. The costs are charged, but the repairs are never done.
• Avoidance of legal obligations
When a property becomes vacant, they help landlords avoid paying council tax, utility bills, and business rates. They simply discard letters and act as if nothing has been received.
• Threats and intimidation
I have received threats from people associated with this company, aimed at silencing me and deterring me from speaking out.
There is more. I’ve experienced negligence, discrimination, bullying, and a consistent refusal to listen or engage with genuine concerns. And I am not alone. Many others have quietly endured similar treatment from this company.
Their increasing presence in East London is not progress — it is a sign of a business model that disregards human impact in favor of profits. You may see more of their signs around lately. That’s because they’ve decided it’s time to remove longstanding tenants and bring in new ones, purely for financial gain.
The staff and directors are aligned in their approach. The culture is toxic, and the damage is real — to individuals, families, small businesses, and entire neighborhoods.
Please support this cause. You don’t need to take legal action yourself to help. You can show support by sharing this message, standing with others who speak out, or simply refusing to stay silent.
I have nothing to lose. I will pursue this fight, even if I am the only one. People must come before profit. This company has no place in the future we deserve.

Very unhelpful

Very unhelpful, unprofessional, they are only interested in taking their payments before you have completed. They sold our flat at auction on 12 Dec 24, it's now 28th April 25 and the sale is not completed, they have taken their payments and left us and the solicitors to deal with the Buyer they sold the property to, who is not able to complete the transaction. Robert at Strettons says it's up to your solicitors to resolve the issues, has nothing to do with us at Strettons, meanwhile they have put on their website 'property sold at Auction'. Dear Reader, don't be fooled, we the sellers are still struggling to get paid, completion has not happened. Strettons have taken their payment so don't care what happens to the Seller. Stay away from them, have no dealings with them.

The one man behind the commercial…

The one man behind the commercial properties team has the worst customer service I have ever experienced. Don’t waste your time getting into business with him. He constantly says he will call you back and never does. He says he will update you and never does. I submitted an offer over a month ago and I am still yet to hear anything from him. Basic customer service is hard to come by these days.

Avoid. Run away. Bandits operates from a large office

No words can describe these bandits who operates from a large office building. If you are reading this don't even think about doing any business with this company even it is very very tempting. Avoid at all cost if your life is important.
I have seen 10 years ago they forfeited £30k from an unsuccessful buyer in the auction.
They know everyone; solicitors, surveyors, barristers (can't write everything here). If things go wrong bear in mind you have no chance against them.

We have rented a commercial property where nobody wanted to rent: we were young, determined so we made success; good for the economy.

The Lease: Modern day slavery contract. Mor than 50 pages document where tenant has no rights. Strettons have many of these readily available for their landlords; company growing fast on tears of others; effecting livelihoods, costing economy.

Landlords love Strettons; more and more choosing the company for their notorious tactics.

Tenant: First year they try to understand you ( i.e. if you want to rent or buy another property). Following years manipulation starts, then harassment, then bullying, finally threats. Every tool available in the lease and large network of people in the office and elsewhere.

Insurance: They make a commission out of insurance policies. Tenant can never choose or negotiate an insurance company, end up paying at least double which can go up to 5x. They never send you a break down or a proper invoice.

Rent review: We thought they took us to arbitration; which was never the case. Arbitrator: RICS surveyor was their ex employee.

Want to leave: Dilapidations. When the Lease ends you must do refurbishment which will be costing you around £50k for a 3 storey building. They don't accept your photos of the building or survey report when your lease starts. On the other hand they never ask their landlords to update their building before the tenancy to a certain standard. (i.e. asbestos survey, electricity certificate, fire risk assessment, etc.)

Cover up: They cover up for their landlords to prevent them paying relevant taxes and utility bills during the empty period of their property.

Many times we have complained about their illicit behaviour to the company itself without achieving any success.

Finally; I can't write everything here, I am happy to join anyone willing to take them to court, or to politicians to prevent them doing more harm to people/economy.

Strettons are totally unprofessional

Strettons are totally unprofessional, I will not recommend it even to my worst enemy. I am considering legal action against them.

I have dealt with Paul Joseph, as a receiver and I was paying rent monthly to the managing agent. As I was away for holidays, he hired a company to harass the current tenants living in the place, and asking them to give money to a different account. Two big guys were knocking the door and windows at 7am in the morning, and telling one of the ladies who was alone at home to pay today to a different bank account, or she will have to leave that night evicted. She got really scared even to leave the house again. This is not how a professional company does business, but more a Mafia business.

Their last MD has a very special…

Their last MD has a very special friendship with the CEO of Together Money/TCFL. Then add Together Money/TCFL solicitor Priority Law & this completes the hat trick.

There are many sides to this mostly unpleasant Receiver. Certainly by not carrying out his duty of care which one expects of a receiver. There were three occasions where he could have realised that things were not right. Firstly when he realised I had a job due to start only a few weeks away, he went out of his way to discredit me thereby ensuring the company withdrew their offer of employment.

After agreeing terms and accepting payment from a friend of mine, he accepted monies specifically to clear Service Charge arrears & first charges. Instead of paying such arrears & debts, he decided to pay himself and his company Strettons (yes he is still one of the owners even though he has conveniently stepped down as MD) with this money. He purloined some £11,500 allegedly to remove my property from Strettons own auction. Normally this would have cost no more than £500. Because I was unaware of non-payment both the service charge and the mortgage arrears; this resulted in me receiving a country court judgement, for failure to pay. When we did say to Priority Law about this sum of money, it vanished and ended up as a payment on Together Money/TCFL brief accounts.
It took us over eighteen months to get any breakdown at all 'I would explain but you cant afford for me to' being a standard line from this greedy man.

I have written evidence of an email from this MD of Strettons to Together Money/TCFL admitting his intentions to illegally force out the tenant of my flat in SW1 by getting him to leave/terminate his tenancy, which he went on to fulfil yet subsequently denied. The Stretton’s receiver forced tenant out during Covid19. Screaming comes second nature especially if you are a female he his a bully. He also went back on our agreement, that if we asked the tenant of my SW1 property to leave that we could keep renting the property in SW18. Strettons receiver went back on this agreement with both Together Money/TCFL CEO and Priority Law’s knowledge and full cooperation, this resulted in both tenants being constructively evicted leaving me with no rental income for 7 months, thus forcing me into greater debt! Not the actions ones expects of someone supposed to be representing you in order to move this situation to best conclusion for all parties and certainly not his own!

In summary, each of the three parties have indicated that one or other accept onus & responsibility to update & provide me with answers on the state of progress on the sale of not one, but both properties. The three companies have conspired to unnecessarily list the sale of both properties with estate agents, when full repayment of the loan could have been easily achieved from selling the higher value flat in SW1.

I can only conclude the lower value will benefit a potentially friendly /incestuous buyer to purchase both these properties at an deliberately reduced price, by constructively selling both properties at an artificially low price in a closed or obscure auction.
