Predatory Management, Rent Somwhere else
As a current tenant at 5 Mark Street Unit 3, I feel compelled to share my experience to warn others considering renting from Guiker & SplitSpot. Unfortunately, my time here has been marred by persistent rodent infestation issues and ineffective management practices.
Despite multiple complaints and evidence provided, including sightings of mice and rats, the sublessor has failed to address the problem adequately. This has led to ongoing discomfort and inconvenience for myself and other tenants.
Additionally, the management's approach has been hostile, with surprise cleaning fees and random inspections adding to the frustration. The overall living conditions have been unsatisfactory due to these issues, making it challenging to enjoy the property fully.
I highly advise against renting from Guiker & SplitSpot at 5 Mark Street Unit 3. The rodent infestation and ineffective management practices make it an unsuitable and unpleasant living environment. Proceed with caution and consider other options before committing to a lease agreement here.
Due to the severity of the issues, I have been forced to move out early. (Of course splitspot is still happy to collect another month's rent knowing they have a rodent issue)
Split spots is terrible, terrible, TERRIBLE
Split spots is terrible! From the beginning they had TERRIBLE customer service. The unit my roomates and I moved into looked nothing like in the pictures. They would change locks, and send people in the unit. When other tenants or another individual would be send from split spots to do a service they would knock once and if they got no answer they would proceed to open the door with there own key. This would happen often and even when we’re not there. I had to hide some of my personal belongings because I was afraid it would get stolen in “my own home,” as a girl I had to lock my own bedroom door, and take other safety precautions just in case split spot workers would come uninvited. Whenever we would have an issue it would take months for it to be looked at and when it was looked at it probably wouldn’t be fixed. There was an insect and rat infestation which ruined my furniture and clothes. Ofc we informed split spot about this and they did nothing about it. Whenever we wanted to go in contact with split sports it would take days to even get a response. My roomates and I got tired of the situation, refused to pay for the last couple rents or utilities and got out of there as soon as we could. There were 3 people living in our unit ( including me) and utilities cost each person over 250$ a month. I have been living in Boston apt and I have never spent that much on gas and electricity. Utilities was basically 1/3 of my rent for a trash place. Split spots did send us several emails after telling us to pay our fees but quickly stopped when we told threatened them with legal charges for there unmaintained and hazardous units.
Did not return my security deposit.
They kicked me out of my apartment mid lease
Only use SplitSpot as a last option when you need a place ASAP and can't find anything. I had a year lease with them and when my other roommates were moving out SplitSpot kicked me out with 2 weeks notice to pick one of their other available apts to move in to MID LEASE. (They write into your lease that they are allowed to do this so you have no recourse) Not only that but theyre completely incompetent with support. I had issues that took me emailing weekly for a month for them to finally send someone out to fix. The worst property managers I've experienced in Boston without question.
Just don't
You're going to be looking for a place to live in Boston, DC, New York, wherever. You're going to see that a vast number of living spaces w/roommates are managed by this company. You're going to look up reviews and think the same thing I did. "There's no way they can be that bad, right?" And indeed, right. There's no one way Splitspot can be that bad, just a thousand different unexpected ways that will assail you throughout your time living at one of their properties. Lack of responsiveness, weird fees out of nowhere, lack of responsiveness, no legitimate or serious vetting of your roommates, being told to try nonexistent fixes for utility issues for days before someone was sent out (I can't push the red button under the sink because there is no red button under the sink), and did I mention the lack of responsiveness? You're going to try to rationalize the choice -- well, they have most of the listings in the city, they must be legit, right? Please don't make the same mistakes I did. The only reason this isn't 0 stars is because the site won't let me and the bathroom ceiling only started leaking brown goo a few weeks before I moved out, so comparatively it wasn't too much of a hassle. If you're desperate and think you can't do better, believe me, you can.

They have a lot of hidden fees that they don't specify when signing (f.e. +100 dollars for a "check out review of the room"), also they care only about the rent but if there are issues with the house (f.e. electricity problems) you have no support from the company and contact lines are not helpful.
Absolute criminals
Absolute criminals, they charge you a “convenience” fee on top of your rent, a $100 fee for “inspection” at move out. If the place isn’t clean to their liking they charge you $350. When we moved into our old place, it was absolutely destroyed by the prior tenants. Split spot claimed it was cleaned before us. When we arrived, it was just being cleaned. Our move in time was also delayed about 6 hours due to their negligence. Avoid them at all costs. Use a realtor
Not a reliable or responsive service
Felt like it wasted a few hours of my time. Website was confusing. Found a place that I thought I could live in for 2 months. Applied for it. Asked to view place and meet potential roommate before I moved. No response. Proceeded to view lease. Lease was set for 12 months. Emailed customer care. Was told they were only doing 6 month leases now. If they had said that on the website instead of talking about being open to shorter stays at a premium then I wouldn't have bothered to apply!
I emailed customer care several times during my engagement. They had maybe a 50% response rate. The responses I got were often not very helpful. Hopefully things can improve in the future because this could be a good service if it worked better. Maybe it does for most people and I just had a bad experience.
Non-reaponsive waste of time
I attempted to use splitspot to find a room in Boston and they were non reaponsive, did not connect me with any of the apartments, and did not follow up on any of my questions. This prevented me from contacting any of the potential rooms making this platform useless. I ended up having to use another platform. I also know another potential customer who after multiple email exchanges was left in the same spot. This may work for some people but you have to be lucky I would go elsewhere.
Do not rent with SplitSpot!
I don't even know where to start. Do not rent from SplitSpot if you like your money and peace of mind! I had so many issues with this platform from the flat, to the bills, to their customer service and deposit, it was a true nightmare.
- First, when I arrived in the flat, my room was occupied by someone else and the only other room available was in the most disgusting state I have ever seen. Dead rat in the closet, sticky floor, shoes WITH SOCKS left in the closet, the mattress was yellow.... They just don't care enough to check the rooms in between tenants and even less to clean them properly.
- They do not care for your safety as long as they can make money. We had a neighbor who knew our lock code - because SpliSpot does not bother changing them in between tenants - He would come at night and when we were not there to steal in our fridge. When we notified Splitspot it took them 48h to change the lock and the neighbor was not kicked out of the property. I cannot talk enough about how insecure we all felt.
-I tried to contact them through their "emergency number" and let me tell you, in the nine months I lived there, I never got a single answer from this number. They do answer their email 24 hours later often times to give you someone else's contact because they don't want to bother with you.
- The flat was in poor shape: rats, toilets getting clogged every two weeks, very thin walls, domestic appliances didn't work, windows were broken. Their "maintenance team" is a one-man-do-all team that tries his best but mostly half-fix everything so you have to call him for the same problems every month. There was a time when I called him about a broken door and he told me that "there was no problem. I asked your roommate and he said that everything was fine" There was not a single HE living in my flat, only girls. It is anecdotic but that shows you the dedication they had to their job. I can't speak for the entirety of their properties, however.
- Speaking of money: they changed billing services at least four times while I was there which meant that we were charged a random number every week from 0$ to 300$. When it was time to give me back my deposit they key a third of it to themselves for no reason because they love your money and will use every excuse to get it.
- When I was leaving they raised the rent. Thankfully it did not affect me but I feel bad for the next tenants who got such poor quality for even more money than I did.

Do NOT sign with splitspot. These people are so incompetent and unprofessional. They will do anything to take your money from you. They are unresponsive and quite frankly....very disrespectful and inconsiderate. They will leave you broke.

They are unresponsive and rent apartments out with chronic pest problems. They do not monitor the apartments they rent out and some of them seem structurally unsound. Furthermore they charge above the market average for bad apartments.
Avoid SplitSpot at all costs
I would advise against choosing this company for your housing needs. I would give it 0 stars if possible.
During my time with SplitSpot, I encountered numerous issues that were extremely challenging to get addressed. The most significant problem revolved around utility billing. We were charged for utilities in September, October, November, and December, despite having already paid, due to a "miscalculation" on their part. Even after they allowed tenants to manage their own utilities, they still attempted to charge us for months when we had already switched to our own services. The handling of utilities went through multiple changes during my 9-month stay, from a third-party company to SplitSpot managing them internally, and eventually tenants being responsible. Incorrect charges were common, and when seeking explanations from customer support, we received generic, almost automated responses that failed to address our concerns.
Furthermore, one of our roommates moved out, and I was informed that she did not receive her security deposit back due to this same "miscalculation" in utility billing. It is difficult to believe that this miscalculation conveniently amounted to the exact security deposit of $400.
In addition to the utility billing problems, we experienced a lack of heating in October and November, which required multiple requests to get resolved. Even after receiving an email in January stating that the heating was fixed, it still barely worked.
The company also imposes unreasonable fees. When I moved into my apartment, I was promised a clean and move-in-ready condition. However, the reality was far from it, as I had to clean my own room and the bathroom on move-in day. Despite this, tenants are charged a $100 move-out "inspection fee," despite never witnessing anyone inspecting the apartment throughout my entire stay.
Furthermore, when part of our unit experienced a lighting issue in January, it took SplitSpot approximately three weeks to address and fix the problem. I reached out to SplitSpot five times before any action was taken.
Although some may argue that this service is suitable for short-term stays, such as internships, it is important to note that they now impose an additional charge of up to 50% on top of the rent for short-term leases. On top of that there's an unjustified $30 fee SplitSpot imposes for no reason.
TLDR; the utility billing process lacked transparency, customer support failed to address the issues adequately, communication and management from SplitSpot were abysmal, the apartment was dirty upon move-in, and the fees charged were exorbitant.
Please seek alternatives to avoid the frustrations and shortcomings associated with this terribly run company.

Them when the new tenants came to tour. We called splitspot and could not get a straight honest answer. We saw apartment listed in apartments.com. Unethical and dishonest. The only answer I could get was a scripted statement. This is after weeks trying to get a broken dryer fixed with NO luck. At best this is a very poorly run organization. More likely it is an unethical organization taking advantage of young people trying to find affordable housing in greater Boston. Please for your own sake DO NOT do business with them at all!!!!!!!!
I’m not mad, just disappointed
When I first moved in during the fall of 2021 SplitSpot was great. I mean sure, it’s not the Ritz Carlton, but the apartment was decent, rent was fair considering the area and if you had a maintenance issue they got to it in a reasonable amount of time.
Then the fall of 2022 rolled around and all of the wheels came off of the company. They forgot how to charge for utilities, forgot how to fix appliances, and even forgot how to maintain ownership of their properties. I have no idea what caused the change in course but my working theory is that the company changed hands from a competent human being to a blind amoeba.
Splitspot has failed in every conceivable measure of being a responsible landlord company. They have failed to provide a service to pay for utilities as promised. They used to have a perfect system before they changed to another, then another, then another before deciding that the business of directing their tenants towards a reliable service was too complicated for them and offloaded the problem onto us. They fail to provide maintenance. I have been washing my clothes at another establishment for several months because they outright refused to fix our dryer. On one occasion I was locked out of my apartment and their emergency line promised me a 5 minute wait. They still have not picked up or called me back. This is their EMERGENCY line I remind you we are expected to believe. The lease has also promised that we can leave by putting in a 3 months in advance warning but they feel comfortable keeping us obligated for 4 more months after we proclaim we are moving out. Our reward for rolling with these punches has been that they are kicking us out with no warning because either they have “pursued another investment strategy” or have been delinquent in their obligations to Boston Management Group.
This is not the company for you if you like a stable place to live. I have no idea who the people putting 5-star reviews are but they are probably used to living in a cave and this service feels like nirvana compared to that. After reading the other reviews I fear for the safe return of my security deposit.
SplitSpot, I’m not even mad, I’m just disappointed. You started so promisingly as you guided starry-eyed college kids towards an enlightened adulthood. And one measly year later you still help with the education of youth, but now as a brutal case study on the parasitic nature of landlords and the companies that support them. For anyone who doesn’t want to bother with any of that, I would give SplitSpot the L.A.E. treatment (Literally Anyone Else).

Live with a roommate who continues to break the lease and their response is to move properties. When they should be terminating my roommates lease.
Actual customer service response is absolute garbage ! Only emails lots and lots of emails that go NO WHERE. I have given up this was meant to be a short lease for me so I could find a place to live. It’s turning into a nightmare.

Beware - Frequent Lockouts & No Resolution
FREQUENT LOCKOUTS with zero restitution & no support to help you gain entry.
I've been locked out of my building/apartment on multiple occasions (+3 times) due to the keypad entry codes not being valid, or the keypads malfunctioning. At first, I gave SplitSpot the benefit of the doubt that it was a one-time issue, but this keeps happening over and over, and I cannot get any assistance from them to ensure this won't happen again. All they do is ask for a video of you typing in the code and then they respond saying the code is active and should have worked. Great, well I'm still locked out...
SplitSpot does not have a Support Staff that's available, or willing, to assist in these types of emergencies. So if you're locked out and cannot gain entry into the building that you're paying for, the cost of overnight accommodations will fall on you and SplitSpot will not offer any sort of remedy.
I finally contacted my landlord to see if there's a back-up (physical key) form of entry to ensure I will not get locked out in the future. My landlord said "SplitSpot should have provided that at move-in" and when I contacted SplitSpot, they said that's not true and they won't provide physical keys for residences with a keypad even though there's a key slot on said keypad. I then asked how do we ensure this doesn't happen going forward if they won't provide a key and they stopped responding to me even after a few follow-up attempts (FYI - I've tried contacting SplitSpot via phone and have never been able to get through - You just get a VM that's not monitored). Someone in this process is lying, but ultimately it's very disappointing because basic entry into an apartment is something that should be a guessing game. SplitSpot will not own up to their property management incompetency and refuses to provide a back-up key to avoid unnecessary lockouts.
If you bought a car and the brakes randomly go out from time to time. Would you continue driving that car? I recommend avoiding SplitSpot at all costs.
Nightmare
What a nightmare!!! The worst rental company anyone could come across, pretty much you have no one to talk to because their phone line never works and you can’t even leave a message. The emails are pointless it's like talking to a brick wall. I Moved to ( 9 Mount Pleasant St ) From pictures that don't represent the actual house, the apt was filthy, rodent infestation which is left to deal with by yourself, It wasn't livable space, I requested to my money back and 4 Weeks later I am still waiting for a responds.
