Bad experience that ended in Foreclosure
I worked with Theresa Boudreaux as my lender, and while the loan was completed, I did not feel that my interests were fully protected. The process felt rushed, and key concerns were overlooked, leaving me with serious problems after closing. Borrowers should be prepared to ask detailed questions and ensure everything is transparent before finalizing their loan.
I would never recommend this company to anyone. I have allowed several people to look over my paperwork and No One to date understands hiw I was able to to be pe cil whipped into financial ruin and homelessness. My first home purchase is now a haunting nightmare. I am a devastated single mom. Trying to pick up the pieces.

Had some rough communications with getting everything required put together. Full of apologies but it all seemed to be good until closing. Be sure to understand what they are telling you and get it in writing no matter how small it may seem. Personally I would never use SW again and would NOT recommend. Once you sign you own it. Don’t trust everything that they tell you!

Shady dealings!
We delt with Josh DeBlase. Long story short when it comes to closing, there were other things that lead up to it, but at closing when we were going to close, we saw they added money in there to buy points down, which he said in a text “I will cover any extensions we need to”, and then failed to do so. It seemed very shady like a used car salesman because we could not redo the paperwork without extending our, closing date further out which had been done on multiple occasions, not necessarily their fault and we chose not to which is on us but just a word of the wise and a warning they will and have done shady things. My advice would be find another finance company. If they try to respond or explain it just shows you how shady they are, they know what they did and there is no excuse for it.
Reply: you can tell me that they’re disclosed before it happens, but I assure you they were not until we were ready to sign, and that was the whole problem. Our closing got pushed and pushed and pushed till we couldn’t have. It pushed any further and we needed it to end so we felt hostage if you will because we went into clothes and saw that we were having to purchase points to buy it down, which is not what we were told until we read it and that’s the whole reason I put the negative review so you weren’t there. My wife and I know what we were told and what he did is not what we were told so you trying to redact tile or fix a review isn’t gonna work this time. Not to mention it took you all 2 1/2 years to respond to this way to be right on top of that.

Neil M with Southwest Funding Amazing
Neil M. was very knowledgeable and willing to explain everything. He made my first time buying a home easy and less stressful then I’ve heard. He prepared me for worse case scenarios so when bumps occurred it wasn’t that bad and he was available to help during the whole process. Closed on the house on June 28th and if it wasn’t for Neil M. and his team I wouldn’t have know what to do. Will continue to use for any and all future buying in SC area and most definitely highly recommend to everyone in need. Neil was with me during the whole process of searching for a home, placing an offer, going under contract and closing began March of this year.

Worst experience ever! They have zero respect for customers. Zero respect for deadlines. This was a complete nightmare dealing with this company They missed 3 closing dates. Cost us financially to keep house under contract. They do not believe in communication. Every week we would hear nothing back. They even told the seller our personal information and status! COMPLETELY UNPROFESSIONAL!

When speaking about Southwest Funding (Lafayette Location) there is only one word I can use to describe my experience…exceptional! Everyone knows how purchasing a home can be a long, draining and sometimes have you feeling like your on an emotional roller coaster, but Mr. Kendrick Martin and his crew is here for it all!! From the very first day I put in my loan application up until the day of closing, they were available to answer any and all of my questions (even while he was on vacation) he didn’t miss a beat!!! What other loan company’s couldn’t do he did, I guess that’s why they call him the GOAT!!! If you are looking to purchase your dream home and live in the state of Louisiana I suggest you hit him up. I promise you he will not disappoint you!! You will leave with your KEYS and a SMILE!!!

Southwest Funding Being Petty
We put in an application to Southwest Funding in September of 2020 and received a pre-qualified letter the very next day via our loan officer Dion Davis. ( A loan agreement nor credit scoring was ever sent to us within 3 days even though we now realize it should have been) all requested documents were provided to the loan officer on time and we proceeded forward with putting the deposit down on our home and signed the purchase agreement with our builder. Fast forward months later and January approaches we reach out to our loan officer as our closing date is scheduled for April of 2021 and again we are asked for the same documents. Each month we check in with her and we are told everything is good to go and no worries. April gets here and our builder's sale agent starts reaching out to our loan officer whom in return starts asking for the same documents. Again these are sent within a 24 hour time period. An appraisal was ordered by Southwest for our home and paid in full. Here is where the lack of professionalism comes in from this company. We miss our closing date due to the fact were told over and over again that our loan is number 8 in line to be reviewed by the underwriter. Weeks go by and phone calls and emails go unreturned not just by the loan officer but by direct managers and corporate as well. No one my builder nor agents calls are returned. We get random messages that they are walking to underwriting to ask them to bump our file up and no update provided. Our builder was also threatening to sell our house if we could not obtain the loan package at the title office. Our loan officer assured my husband we would close by Friday of the week- It did not happen and our lease was now up on our rental as well creating another headache for us. After 3 weeks of this process and US chasing people down from this company and no update and just being strung along we decided to take our business else where as we felt as if we were now just being ignored. It gets worse...Our new mortgage lender approves us immediately and file is placed in underwriting. Our new lender then sends for the transfer of appraisal to Southwest Funding and speaks to a director whom is apologizing and claims that our file was not handled properly by our loan officer blah blah right. In addition we finally looked over the closure statement that was sent to title numerous numbers was not adding up. Well our new lender receives our transfer file for the appraisal and on the appraisal he notices it is noted mortgage denied with a random excuse that is invalid. They claimed my husband had unsteady work history which is negative! We explained to our loan officer that his company was bought out by another company and his position transferred. Not even 1 day of unemployment in over 24 years lol. We explained why he had 2 W2's for 2020 in an email when questioned. I guess they were being petty since we pulled our file/loan from them and felt the need to try and sabotage us with the new lender. Thank God we saved all email communications (that we did receive) from our loan officer and the company that had your loan has been approved as well as title company information. Why would title receive anything if our loan was not approved? Why would you have someone pay for an appraisal on a loan that was not approved? Our new mortgage company looked at the documents we had and shook their head. So Southwest Funding way to go to make your company look bad with another lending company, realtors in our area that are number 1 sellers on the market, with a builder that you have completely lost a good reputation with and I will most definitely make sure my experience with this company that has shown unprofessionalism and major lack of communication my story will be told as word of mouth is your biggest advertisement. I really hope in reading my experience it makes new home buyers do there research as now we notice the same stories and complaints on this company with the BBB and wish we would have went elsewhere from the beginning- Southwest Funding you should absolutely be ashamed in how you treated your clients during and after. It worked out for us as we saved 6k in closing cost and $400 less a month on our mortgage. Just sad that 7 months of our time was wasted.

Rick Purkins
Where other mortgage companies dropped the ball, Southwest Funding picked it up and ran with it. In 3 weeks everything was finalized and we are closing on our first home today.
We worked with Rick Purkins who I cannot say enough good things about! He was personable, had great communication, worked around the clock (would even contact me on Sundays!), he would answer and explain any questions I had.
All in all it was a great experience and I will be recommending Rick and Southwest Funding to anyone buying or refinancing a home!

Got it done!
Shane, Jeff, and Dena were great to work with! I was as close as you could get for qualifying, and they were the only lender that took the time to work with me and got us into our dream home! We had very tight deadlines, and we were able to close! I will be using Southwest Funding again when refinancing down the road!

Loan went south with no funding
Started loan process in February 2020 getting things paid getting my credit score decent even tho they say they can approve you with credit score 580 . My credit score was 657 . My loan was only 71,000 started the contract for the home finally around June up till then they dropped the ball on my credit rescore ended up pulling our credit 3 times verifying our employment upon 2 occasions asked for 2 months of bank statements . Our loan officer was Richard Alan Thurman Knoxville Tn. Target date for closing was August 26, 2020. Done appraisals got all the way to the conditions for closing . Keep in mind we been doing this since Feb. August 26th passes . Earlier in the loan process our mortgage lender was going to be mortgage solutions then ended up being first guaranteed. Richard informs us that they have to now send the loan to a 3rd lender and start over because they couldn’t approve us with a low interest rate of 3 percent which is BS wanted to pull or credits for the 4th time and I said No No . So I cancelled the whole process . Don’t waste your time with this company if they can’t close a small loan and it’s over 6 months it will take them decades to close on a huge house loan . The Loan processor Susan is useless as well and any of the mangers I have reached out to speak no return calls.
